      This Amnesty is look like a Bail Out package for the person who want to quit now without any questions. It is have a positive effect on the market, but how long this effect will remain, it is hard to assess now. As per FBR every years FBR values will be increase and will be equal to market price in next 4 to 5 years. So in next 5 years you have to pay tax as per market value.

          DHA Bahawalpur 5 Marla available on cash payment only. These are service benefits plots. Trade of these plots can be done one NOC from GHQ issued. Currently sellers are willing to sell these plot at lump sump amount of 15 to 16 lacs. We are currently not dealing with it untill NOC issued by GHQ.

      • @Jamil bhai: Price are not stagnant. These have taken a real bad tumble. I have been following this trend and in just 6 months the prices went up from 25 to 36 and then got back to 25 now. I am not sure what would be the base price at which it will start stabilizing

          In fact the overall property market is going down. How come only DHA Bahawalpur may grow or remain stagnant. Its due to new tax policy which is actually not this much affecting the real estate market but it is being perceived wrongly. At the moment market is getting stabilizing slowly. But it may take some more time to get stable properly. We cannot predict a specific time for it. But CPEC will have a major effect on real estate market soon, you will see a rise in prices again in all over Pakistan.

          Sorry to say atif bahi it is a forum for information about rates and I appreciate your efforts although every one want to earn it is also right of business man. I have a small observation that in real estate lahore update rates on daily basis there they countiously update own rate 6 lac 75 thousnad 10marla and 7 lac 75 thousnad for 1 kanal respectively and as update rate here 6 lac and 5 50. I m not a dealer or property gruu so I can not understand this difference among own rates because we have book as 22 lac and 38lac and paid instlment

          We have files available on our given rates if you or any other is interested to buy in our mention rates we can offer till today. Rates are on daily basis. I have files available on these rates as well. But its always depends on the market situation. If just 2 or 3 buyers enter into market for these files rate will be changes. We give very close rate to market transactions. Usually our rates are not demand of the market these are close to real transactions.

          I appreciate your research work. It is always suggested to do market research to get a better deal in the market, we always welcome healthy competition in the market.

        DHA Bahawalpur is recommended for investment in this budget. However DHA Gujranwala and DHA Multan have bigger scope then DHA Bahawalpur as well as higher price as compare to DHA Bahawalpur.

          1. Transfer Offices are operating in Lahore , karachi and islamabad.
          2. Development is speedy in DHA Bahawalpur . If according to their promise , DHA bahawalpur provide possession at the end of 2018 . Prices will be at par .
          3. At presrnt DHA BAHAWALPUR is cheaper as compared to DHA Guranawala & DHA Multan .

      one more Q can i complete the transfer process while staying lahore, as i saw ad of DHA stating that transfer is possible from lahore, have you done any transfer from lahore is it the same process like dha lahore transfers or different

        • For example in DHA Lahore you can apply for NDC without name of purchaser but in DHA Bahawalpur you cannot apply NDC without buyer name. You have to pay membership fee along with transfer fee in DHA Bahawalpur. But in DHA Lahore you only pay transfer fee before transfer. Membership is payable after transfer in Lahore. You can get membership form from DHA counter and can fill it before transfer in DHA Lahore. In DHA Bahawalpur you will get membership form at the time of transfer you have to fill it and then can get transfer.

        As far as overseas are concerned, they prefer to invest in DHA Bahawalpur because
        1 . Transfer offices are operating in Lahore, karachi and Islamabad.

        Market is coming down every where due to new tax policies and procedures. This is the only reason. As soon as real estate market will start taking recovery it will be stabilize. However it is best buying time. Still prices may come down more but you never know the bottom.

        There is no difference in full paid file or installment file both will be located in Dha Bahawalpur only difference is initial payment in installment file u will pay down payment plus installment and profit and in cash file u will pay total cost of land,in my opinion its a good time to buy a cash file.If you want any more information you can call me 00923239581357.

      the transfer charges are too high which will ruin the market. Also, the bad trend of charging the membership charges to the buyer in bahawalpur market will also contribute to the disaster as he will first pay the membership charges to the seller and then pay to DHA for his own membership which does not happen anywhere else in the property market. In my opinion, bahawalpur DHA will not become popular among file traders in long run and will rely on only solid investors. What a bad time is coming on property in Pakistan after the new tax policy.

        In fact buyer is not going to pay the membership to seller. It was just for the booking who initially paid and added this amount in sale price. Usually this amount is added in sale price if getting profit but if selling on loss then we cannot say that membership also included. Membership is always payable on every purchase in all DHAs except DHA Karachi. Only in Karachi DHA you pay membership once if a life.

          Thank you Atif bhai for explaining in detail. I suppose the better approach is to merge it in profit rate, means if the profit demand by seller is 6.25 lacs for a 10 marla plot, then it should include whatever the seller wants to claim even the registration form charges or photocopy charges etc. To me it looks like hidden charges and unfair because membership and registration is not the base cost of a property, it is always on top of it. It is just like a brand new car is bought and then registration is paid, but for second hand sale, he will never ask you to pay for registration amount rather he will demand a lump sump amount which may or may not include the reg charges. This looks and sounds more fair than the existing culture because the money remains the same but the way it is handled. Also in a scenario where registration and membership amount is quite high, this is definitely a negative factor due to which the main investors from karachi are largely losing interest in Bahawalpur DHA and it is evident from the recent price hike in DHA city karachi and downfall in Bahawalpur. In my inferior opinion, among Bahawalpur DHA investors, the residents of Bahawalpur city will be a very very small percentage given the quantity of plots, whereas there will be more investors from Karachi>Lahore>Islamabad.

          In fact you are right as far as membership is concern with every purchase but this rule is only for Karachi and is only applicable in Karachi DHA. Rest of all DHAs charge membership with every purchase. Now DHA Bahawalpur has limitation of this. It is not possible for DHA Bahawalpur that for one city they wave membership and for other cities they charge membership. Same is the case of DHA Karachi now, they cannot charge membership with every purchase now. Same is the issue with DHA Lahore they cannot apply one time membership now, as people are paying multiple memberships from decades. If they do people can claim to return the memberships they have paid for multiple purchases before. So we have to follow the rules and regulations. Every DHA is autonomous body and run independently under the GHQ. Every DHA decides its own rules and procedures.

        As DC Rates are now 12 lacs per Kanal. For 10 marla it will be 6 lacs and for non filler it is 2% tax. So it will be 12,000 for 10 marla for seller in DHA Bahawalpur

      • Dear Obaid Tariq,

        At the moment over all property market is slow. So there is no effect of this Sector Development right now. But definite it will have a positive impact in few months later. There are various factors involve for price shoot up. One of them is development, but due to other factors overall market is slow. It was expected to open after Eid, but now due to Muharram started I think it will be open after Muharram. However it is my own assessment, please contact DHA Bahawalpur directly for any further assistance.

          DHA Bahawalpur sub office in Islamabad may have positive effect on the price, but due to market conditions we need to see how long this effect sustain. I have no information about it that DHA Bahawalpur sub office is going to open on 7th October. But if it is then it is a positive sign for DHA Bahawalpur. Thank you for your feed back.       DHA Multan is ready to launch the project. But there is no confirm date. DHA Multan stop issuing files in Phase 1 now against land. New files will be issued in Phase 2 now. More then 6000 Kanal land is available for Phase 1 now.

    Salam Atif/Waqar Bhai. I have a perception. DHA BWP is announcing Sector Ground Breaking but its a small event than opening DHA BWP Islamabad sub office. As per my approach, DHA BWP is trying to check the sentiments of the market by executing a small event like Sector Ground Breaking instead of executing a big event of opening
    DHA BWP Islamabad sub office which is a cost bearing event.And on the basis of evaluation of sentiments of the market, DHA BWP may decide to open DHA BWP Islamabad sub office soon or even may delay this further.

    Please let me know whether my perception is right or wrong.

      I really appreciate your analysis, but I don’t think that DHA Islamabad Office opening is a big even then Sector Development. People are more concern about development then office opening. Although Islamabad Office opening will have a positive impact on the market and a new market will open for DHA Bahawalpur. Also Sector Development start mean that DHA has map now, map can be out any time.

        Before it was only Main Boulevard Development started, now Sector development is also going to be started. Internal road network of Sectors will be started now. It mean that DHA has map now and will start Sector development as per map. You can say Sector is a block. In DHA parent category is Phase and then Sub Category is Sector rather then block. In other societies usually it is block.

          Within 6 months of balloting Map developed, main boulevard and then sector development is started!, for me the progress is surprisingly speedy. It will have positive impact on file rates and a positive sign for future.

      Sir,

      Prices of 2 Kanal and 4 Marla commercial seems unrealistic. In the market you will find atleast 10 buyers of 10 Marla whereas you won’t be able to get one potential buyer for 2 kanal plot. How the own price of 2 kanal plot is higher than 10 Marla or 1 kanal? Just because the size of the plot? I am sure you know that own price runs on market demand.

      In order to increase the own price of new balloted plots of 2 kanal or 4 Marla commercial it is deliberately a dip in 10 Marla and 1 kanal plots.

    In Pakistan no property dealer accepts token with 1 month delay encashment.

    Secondly after paying the token dealer is always either bound to give files or the difference of files in case he doesn’t give files if the token is a confirmed token.Kindly do not write in the undue favor of those dealers who are heavy cheaters.Thanks

    DEAR OVERSEAS PAKISTANIS

    This is to inform all Overseas Pakistanis that most of the property dealers in DHA Bahawalpur (Even Registered dealers of DHA Bahawalpur) are the cheaters ones.I personally had 2 bad experiences. These are mostly Siraiki people & illiterate. They have no idea of honor of commitments. Please try to avoid with these dealers. I would suggest to deal with a dealer in a well managed manner.Give the token money on stamp papers. Also get an agreement on the stamp papers stating that if the price of file will go up & the dealer is unable to provide the affidavit/allocation file, he will return the original token plus the file difference ( Difference of current market rate and the price when the file is booked with the token money).

    Lastly if any property dealer cheats, Govt of Punjab has given extra ordinary privilege to OVERSEA PAKISTANIS. You can register your complain online on http://opc.punjab.gov.pk/about_us
    A very strict action will be taken after 15 days of registering the complain on above mentioned web site. Your complain will be signed by Chief Secretary Punjab & will be forward to DCO & DPO of the district.

      The level of honesty or commitment of a person or a property dealer cannot be related to his education or the language he speaks.

      The problem you mentioned in your E-mail is very common in real estate deals. The only solution is to pay your Token Money by a Pay Order with a one month delay in encashment.

      The property agent is not legally bound to pay you the difference of file!

      Quite a racist comment. Please understand that it is Pakistan, and you need to deal carefully, that’s all. I belong to a Cheema family, and most of my friends are Saraikis. Saraikis are great people and quite trustworthy. Please stop blaming a race if you have had a bad experience with someone from that race. I am also living overseas and did my MSc and PhD from one of the top institutions in the World. I hope you will understand that why I am mentioning about my education because it makes a big difference; otherwise, living in foreign countries might make you even a worst person.

    It will be appreciated if you can share your thoughts on short term (1-3) months , medium term (3-6) months and long term (6+ months) prospects of these both projects considering current market conditions. Thank you

      Property is always fruit full in long run. There is no concept of short term investment in property. For next 3 to 5 years hold time both projects are highly recommended. Current market situation is best for buying. Rates are stop or not increasing but decreasing. So you have good time to make decision easily.

      DHA Bahawalpur 1 Kanal DC Rate is 600,000
      DHA Bahawalpur 10 Marla DC Rate is 300,000

      There are no FBR Rates for DHA Bahawalpur so Advance Tax on Sale will be paid on DC Value.

      300,000 x 2% = 6000 for non filler
      300,000 x 1% = 3000 for filler
