      At the moment we dont have any such information about it. We will share complete details about Villa Sizes, Covered Areas, Number of Bed Rooms and Wash Rooms etc. These are offered on booking plan for 2 years. So hope fully DHA will handover after Two years.

    Does it make sense to launch villas for 2 year payment plan whereas your design work & development work will not be completed in next 2-3 years. i.e. the construction of these villas will only be competed after the development work is done. that means expected handover should be 4 year plus from date of investment.

    Sir prices are much higher as compared to Bahria and whats your expert eye on DHA VILLAS is it fruitful for investers in short term for one year? because market is very low for BWP 10 marla or 1 kanal so what will be the impact of these Villas.

      If you want to buy a villa for your personal living then prices and payment plan is attractive but for investors payment plan of 2 years with such heavy installment is not attractive. But these villa prices will definite support the market price of 10 Marla installment and 1 Kanal cash files.

    Investment Recommendations:

    Please read the terms and conditions care fully before signing the document. Once you sing the document you are bound with the terms and conditions printed on the booking form. These terms & conditions are as under:

    DECLARATION

    I have read and understood the terms and conditions written on the back of this form and I hereby agree to abide by these as well as any future DHA Bahawalpur rules and regulations.

    TERMS AND CONDITIONS:

    1. The name of the project shall be DHA Villas, DHA Bahawalpur.

    2. The villas to be offered to the buyers in the project shall be on ownership & allotment shall be through balloting.

    3. Quarterly installments shall be payable by the 5th of each month through cheque / demand draft / pay order. Prompt payment of installments on the due dates as per payments schedule is the essence of this contract.

    4. The applicant shall make the payment of installments within the period specified in the demand notice. If the applicant fails to pay the dues within the period in the final notice, the application will be liable to cancellation as per term (5) of this form.

    5. In case of failure, on the part of the applicant, to make payments within the prescribed period or after FINAL NOTICE, the application/ allotment will stand cancelled. The amount deposited by the applicant shall be refunded after the completion of the project. An amount equal to 20% of the total cost of the villa agreed will be deducted from the refundable amount. Alternatively refund will be made by re-selling the buyer’s villa to a new buyer when found and the refund will be made after 20 days from the date of payment made by the new buyer.

    6. The application in respect of the allotted villa shall be executed only after payment of all the dues and other charges are made against the said villa.

    7. The applicant will pay transfer expenses, documentation charges and all other ancillary and miscellaneous expenses to the DHA Bahawalpur as determined by them for fulfillment of formalities of various department/ agencies as and when asked by the DHA Bahawalpur within the prescribed period legal time, the cost of unit does not include ground rent, lease execution registration and expenses, electric, water and meter charges.

    8. The allottee will pay all taxes and other charges levied by federal or provincial Govt, local bodies and Municipal Bodies or any other authorities, including those existing at present and those, which may be levied by the above-mentioned, and / or other authorities in future.

    9. Registered persons/ members are requested to make payments as per schedule. A surcharge @ 18% per annum for each day of delay shall levied for the amount in default as per DHA regulations.

    10. In case of corner villa, 10% additional charges will be paid with final installment.

    11. DHA reserves the rights to alter the allotment or make adjustment, relocation of villa, if the need so arises, In view of escalation/ others essential reasons, additional development charges may be imposed if necessary and the same will not be challenged at any forum.

    12. Formal allotment letters will be issued after payment of development/miscellaneous charges.

    13. I hereby declare that I have read and understood the terms and conditions of allotment of the unit in the project and accept the same and further declare that I shall abide by the existing rules, regulations, requirements, etc, or any other conditions that may be prescribed by the DHA Bahawalpur for the lease and maintenance of the project from time to time.

        A very good opportunity for those who want to live there. They are been offered to make this asset on installment plan. Although I am concerned with construction quality of the Bahria Homes, Bahria Villas, DHA Homes, DHA Villas and Askari Projects. I found usually these are not of good quality. If DHA Bahawalpur do not compromise on quality of construction I expect 6 Marla House price will be 110 to 120 once occupied and living started in next 3 to 4 years.

    If yes, how much time consuming this process is?

      You have to be present in Pakistan to sell your plot in DHA Bahawalpur. Other way is through Embassy but it very time taking and complex buyer dont agree for that process. It may take 3 to 4 month.

        Today is Sunday and market is close also DHA Office remain close for Saturday and Sunday. On Friday last rate was 29.25 lacs but files were short in the market. Purchase activity is witness in the market for DHA Bahawalpur. Procedure is very simple as under:

        Lock the deal once price decided
        Pay token money to confirm the deal
        Need your ID card and picture (you can whats app as well)
        Your file will be submitted, you will be sent submission receipt
        Once intimation letter ready, you have to make the balance payment and collect the intimation letter
        Pay your membership fee and submit at DHA Office to proceed for allocation letter
        You may collect your allocation letter from DHA Office after 15 working days form DHA Office

      AOA; I THINK DEVELOPMENT CHARGES YOU ARE EXPECTING ARE TOO MUCH FOR CITY LIKE BAHAWALPUR. IN MY OPINION DHA BAHAWALPUR SHOULD REDUCE IT TO 50% FOR AT LEAST FOR PHASE 1. OTHRTWISE I FEEL IT WILL BE TOTALLY IN LOSS AND NEXT PHASESE WILL BE UNSUCESSFUL AND IN CRISIS.

      STILL GROUND WORK IS NOT UPTO LOCAL INVESTERS. THEY STILL DO NOT BELIEVE IT WILL BE LIVABLE IN 2018 AS ADVERTISED BY DHA BAHAWALPUR.

        Thank your for sharing your opinion with us. Development cost is not subject to city size or population volume. A minor difference is possible for development cost. That may be due to 1 or 2 variables like labor cost etc. But material cost will be same approx for different cities or even more expensive for small city due to transpiration cost and other misc. costs. However land price will be low as compare to other cities, as Multan land cost is higher then DHA Bahawalpur.

    According to my little insight, DHA bahawalpur is a long term investment, as the concerned quarters/authorities are interested in launching DHA Gujranwala first in very near future. We may see steps on ground in Gujranwala within weeks from now.

      Thank you for your valued feedback. DHA Bahawalpur is claimed to be livable in 2018 by DHA Management officially. Do we have official statement by DHA Multan, DHA Gujranwala or DHA Peshawar for any delivery date?. I dont’t understand why we believe on un authentic news or non official news. If DHA Bahawalpur is claim to be livable in 2018 officially by DHA Respected Management and we think that 2018 (today is Feb, 2017) is long term then how we can say that DHA Gujranwala or Multan or Peshawar is going to be deliver soon without any official statement. This do no justify to eProperty to promote such rumors or market gossip. I am not saying that DHA Gujranwala, Multan or Peshawar cannot deliver before DHA Bahawalpur, they can, but I don’t have any official communication by these DHAs to communicate such things. We do not believe in any inside news or personal resources or very inside story or so n so.

      Mr. Waqar,Your rates are not realistic and far away from ground reality. How it could be possible that 10 Marla and 2 Kanal plot having better profit margin instead of 1 Kanal. In trailing mails Mr. Atif tried to explain that the heavy capital investment is required in 1 Kanal instead of 10 Marla because 4 Installments has been submitted by the owners and people don’t have heavy capital investment so mostly are interested in 10 Marla so this is the main reason to gain in 10 Marla. For a moment if the given logic is correct then 2 Kanal plot gain should be equal or less than to 1 Kanal percentage wise.?
      Anyways your rates are fake and not realistic, i sell 1 kanal plot in last month on 7. lack profit and the market rate is 6 to 7 lack for 1 kanal installment files.
      Why you are trying to show a wrong picture to gentle peoples?

        Thank you for your valued comment. I really appreciate your critic. Market set its rates by demand and supply. We have files available for sale at these rates. If you have buyers or want to buy your self please do not wait to buy. We are also recommending this is best buying time for DHA Bahawalpur. In fact 2 Kanal plots are very less then 1 Kanal and 10 Marla. 2 Kanal plots rates are not up to the category. Because 2 Kanal buyers are always less in market as compare to 1 Kanal an 10 Marla. Even it is very cheap at the moment, I know people who have bought 2 Kanal plots for their self to make their homes. Because they belong to Bahawalpur and understand the DHA Brand. 2 Kanal plot is available for sale at the given price. If you are interested let me know.

        I agree with your analysis that these rates would not remain the same for coming days. Due to DHA Multan prices, a gain is expected in all these rates. But we do not recommend this Bahawalpur buying for short term trading. Bahawalpur is recommend for next 3 years holding time. If you sell 1 Kanal at 7 lacs profit you may buy this 1 Kanal at current rate and sell it at 7 lacs in market to have some gain.

        We know development work is going on for DHA Bahawalpur. Once things are more clear and visible on ground local people interest will increase for DHA Bahawalpur. Usually people want to see on ground developments. I am very hope full for DHA Bahawalpur from day first. Even many agents who were not encouraging DHA Bahawalpur initially and saying people that keep away your self from DHA Bahawalpur, are now recommending DHA Bahawalpur as well.

        I think DHA Bahawalpur installment package is a very good opportunity for those who are paying their installments and will make a plot of 10 Marla or 1 Kanal on installment plan. Now a day it is really hard for people to pay in lump sum. But those who can pay installment plan are enjoying the installment plan offered by DHA Bahawalpur. As I am recommending people to apply for DHA Multan as well but do not apply for more then 1 application for each category.

      Development charges are expected around 20 lacs for 1 Kanal and 11 to 12 lacs for 10 Marla, this is my own assessment keeping in my previous track record of DHA Lahore and other projects. But DHA Bahawalpur has not announced any development charges yet. Development charges are to be paid in installment not lump sum. As we know sector development start so it mean DHA must have a lay out plan. Usually development charges collection started once installment finished.

      Development work is not going speedily, it is going on normal pace. If it start going speedily then market would not get down. Due to lack of Bahawalpur local residents interest DHA is facing this decline but it would not stay long. Soon once people start seeing on DHA Bahawalpur ground price will start gaining.

        Dear atif bhai, Dha bahawalpur management keep saying they will make it liveable by 2018, if that is true then prices shouldn’t go down everyday. if the development is going low or normal pace how people will attract to buy more and more files, according to LRE/Lahore Real Estate Dha bahawalpur issuing 1000s of file in the market I think this is also the basic reason of declining prices, but people who already invested they have much concerned about their investments even after one year time nothing to gain.

          DHA Management is saying correct that they will make it livable in 2018. I believe on DHA, also they are not saying this verbally, it is been advertised several time on different media. First of all from last one month DHA Bahawalpur is not issuing any new file. Project Director was on leave and then Core Commander Bahawalpur changed. Now new core commander took charge and hopefully in next week new files will be issued. DHA Bahawalpur has total approx area of 2000 Acre plus 1600 Acre of Govt. allotted land. Development work is going on. I think DHA Management should share some on ground development coverage to attract investors. Also DHA Bahawalpur cash files took gain in a very short time period. Usually installments file have the same behavior in any project. These files took gain due to short amount of investment required but as time passes and people paid installments. The upfront amount increase and the charm of installment package reduces so market come down. DHA Multan is also one of the reason. But in fact DHA Bahawalpur will be a success full project in longer run. DHA Bahawalpur is still a recommended investment in this budget. DHA is the most reliable, safe and secure brand in Pakistan for real estate investment and also close to Sharia. As DHA issue files against land. Not like private builders who print booking form in press and usually over book the project then available land.

        Yes 5 Marla service benefit plots are available in market. Sellers are demanding 15 lac profit. 9 lacs are development charges as per information provided by a registered agent in DHA Bahawalpur. But sellers cannot apply for NOC for a specific time period in GHQ. So no trade is possible. Because these plots are not transferable untill NOC by GHQ.

First they are giving sector and plot numbers in August or september 2017.Second they are going to launch 3rd balloting for overseas Pakistani;s very soon.Can it give support to the declining trend of the current market.

      Whatever the case is, dha bahawalpur would remain to be a good investment option for lesser investment. Once multan would be launched, installments are going to be more as a kanal file is already touching 50. So more investment more return, less investment, lesser return. Pace of progress is more in bahawalpur than anywhere else as dha wants it to be a success, will be ready to live earlier.

    Salam Mr. Ibraheem. You are absolutely right. In Bahawalpur mostly people are illiterate & the cheating ratio is very high in this region.I had the same bad experience. You can deal with Mr Atif Iqbal. He is good & well reputed dealer but neutrally speaking expectedly Mr. Atif Iqbal will take token from you but it will be conditional token & still he will not assure you of the deal. Perhahps Mr. Atif Iqbal knows this very well that dealing plot in DHA Bahawalpur is a herculean task.

    Another honest opinion is that DHA Multan is going to be launched in Mar 2017, So if you have budget of 50 Lacs, you can take 1 kanal plot in DHA Multan. A very good thing with DHA Multan is that the management of DHA Multan is very strict as
    compared to DHA Bahawalpur management. If you can not afford lump sum investment, still you can apply for DHA Multan Installment plot which is expected to be launched in Mar 2017.Thanks & be very very careful while dealing with dealers.

      One should consider that any words from his mouth should not discourage or outrage any community or any particular area. I m not from bahawalpur, but pls consider that bahawalpur is known as education city and the center of education for many nearby cities. MEDICAL college had been established in bahawalpur sincr ages. People are known here to participate in higher studies and illetracy is rare. One thing is fact that people don’t realy know the real value of DHA, they think of this scheme as any other in their town but this because of bahawalpur being small city and lack of exposure of people to large socities. Moreover people here are preoccupied with education and livelihood and they don’t give DHA that much intention unlike lahore where property sale purchase is a big business

      If after one year keep hold and rates are 5 25 best to hold 3 years. Great fluctuations come down 12 lac own and rates like pandolam 5, 5 25, 5 50, 5 75. What’s bottom no one know. Karachi market offer 7 lac own of 10 Marla and Islamabad is silent. I am not criticized our dealers but not understood of route cause development continue regular as dha bahawalpur publish in web like sector development what is opinion of property gurus

        We are open 24 / 7 almost and not getting buying inquiry so it mean buyer is not in the market. If Karachi market is offering 7 lacs own then there must be buyer in the Karachi market who is interested to buy DHA Bahawalpur. We give rates on the demand and supply basis.

          who will buy in DHA Bahawalpur ? Highly unprofessional land owners and Dealers. 3 times tried to buy but every time rate increased 1-2 lac after giving token. and it was hard to get back the token even what you talk about file. one of those dealers was in Bahawalpur, other was in Karachi and now the third one is in Lahore. it is last time that I tried to buy in DHA Bahawalpur . if the dealer will not provide the file this time as well I will never think about DHA Bahawalpur again. my few friends were in decision process that where to invest. and they already got lessen from me . there are many people who are effected by unprofessional dealers or mean land owners of Bahawalpur. Dont think that those dealers were some stray people. Dealer from BAhawalpur was DHA registered dealer. the one in Lahore is in Phase 7 .well known property agency . so be careful every one.
