    Atif bahi. I purchased 1 kanal affidavite file and got intimation letter on my name. I just paid for letter of intimation fee further i was supposed to pay membership fee of 51000 but i did not apply for it yet. So should i have to more fee now or it is not going to impct me…

      Information all dha bahawalpur personnel . as you know that property exibitation held in qatar wef 13 to 15 march and attend two days regularly. There i discussed all issues which were discussed in internet and makes me disturbed.
      1. Dha bahawlpur have no issue of land with sea pack cpec or railway. It is ramour
      2. They have one kanal and villa for sales.
      3. They have not single file of 10 marla for sale.
      3. I have 4 files and one of his member requeste me want to buy for his friend and want to pay me own 10 lack.
      He was very astonished when he lissten rate mentioned on net.
      5.i requested to him please clear all roumer in your website.and he was agree.
      6. I also discuss the mode of payment regarding bank draft for installment. Installment payment shuld be transfer through on line slip.
      He noted my queries.
      Soon they will resolve .and clarify.
      Advise for 10 marla donot sale lessthan 10 lac own. Please not hearting some one. Just share information. Which i discussed.

        Thank you for your feedback. I am really happy to see your advise. A 10 Marla plot even worth more in DHA Bahawalpur but sellers who need money they cannot hold it. I will better recommend you to make an investors group who can buy such under value selling. Other wise market will work on demand supply rule.

      First of all i like and love mr atif. You are very kind and helping to every one. Allah give you happness.
      Now comimg to point of dha bahawalpur one and two kanal and market value effect. Actually team came here for exibitation.
      They have some surplus plots of 1 kanal etc (those personnel who did not Deposit down payment at time of ballotingThat were only few one . But when plots numbers and sector will be anounce it may jump dubble. As per dha bahawalpur team. Dha given insentive to overses Pakistani only in qatar. 13 to 15 march. I think there’s offering is finished.
      Please you may contract manager land transfer waqas of dha bahawalpur for details and clarification/queries .hope for best.

As well as development charges will be less as compared to others Easily affordable 10 marla for maximum people.(buyers) .

      Dear Muhammad,

      I am a local resident of Bahawalpur.I have purchased one file of 1 kanal in August 2015 of more than 31 lacs.At that time i am also the listening the same thing from the DHA administration that hurry up files will go up in next week.I think these are the market tactics and DHA Bwp location is very far from the city.It will grow but it will take long time because the city is very small and due the new government taxes market is slow and in Bahawalpur there are 8-10 main inverstor which buy the files from the land owners , market rates are in their hands.So much Rate fluctuation in DHA BWP is not good for investors like us. DHA multan growth is good as compared to DHA BWP.

  8. DHA to set up medical college in Bahawalpur

    BAHAWALPUR: Defence Housing Authority (DHA) Project Director Arif Rashid Kiani has said that the authority will establish a new medical college in Bahawalpur.

    Addressing the ceremony held in connection with balloting for plots at the Bahawalpur Cantonment on Saturday, he said that applications for admissions on hundred seats would be invited by the end of this month through the University of Health Sciences (UHS), Lahore.

    He said campuses of the National Defence University and National University of Modern Languages would also be set up in the DHA Bahawalpur.

    DHA Bahawalpur Villas Ballot result are now online. Congratulation to all successful Villa holders. DHA will soon send information / intimation letter with instructions for down payment and membership fee along with membership form. Usually DHA give 30 days to make payment for down payment and membership fee. Once the process is complete, DHA open transfer for trade. eProperty do not recommend any trade before DHA transfer opening. It may be risky deal for Sellers, Buyers and Agents before transfer. However if you can trust a Seller and Buyer and are sure about him / her you may proceed with the deal. However we recommend any trade should be done once transfer is open by DHA Bahawalpur.

        Ballot is held on 10th of March, 2017. DHA will now send letter to successful applicants with information / intimation letter instructions for down payment and membership. Once members will pay the down payment and membership fee they will become member of DHA Bahawalpur. After completing this process DHA Bahawalpur open transfer for Villas.

        It is not recommended for any trade (selling or buying) before DHA Bahawalpur open transfer. There may be a risk for selling and buying by un known persons. However if you know some one and can trust then you can proceed for selling and buying.

      Atif bhai: I have one observation and would like to share with you. Have you noticed the installment amount of Villas? Do you really think the amount is worthy for this project plus this huge per month amount will be payable easily ?

      • Dear Waqas Bhai,

        The prices of instalment packages are design for those who are unable to pay lump sum. To calculate these instalments do justify or not. We need to calculate a 6 Marla house cost first. A Marla house cost is between 45 t0 55 lacs as per quality of construction. Now booking price is 70 lacs. If plot price is 15 to 16 lacs assumed. Then DHA is charging a premium of Rs. 0 to 10 lacs depends on construction quality. I just assumed Rs.0 for the calculation.

        Now insysllmnet plan is for 2 years so we have to pay 850,000 after every quarter to complete the booking price. We can say that if DHA could increase the project time from 2 years to 3 or 5 years then we may have a minimum instalment possible. But are people ready to wait for this much time this is the other question.

        So as per calculation these instalments payments are affordable for buyers who don’t have lump sum to pay and can pay in instalment to have their home with DHA brand name.

        Although the quality of construction was never good before for any builder bulk quantity houses including Askari / DHA / Bahria / Eden / Urban / Paragon etc. I hope that DHA Bahawalpur will specially focus on the construction quality including wood work, tile work, bath room and kitchen fixtures etc. If DHA Bahawalpur also construct as the same traditional way then project will not be much successful as usual.

    Sir i want to ask, if the rates will increase or not as the investors will not invest due to impose of tax and the buyers of bhawalpur does note look interested in DHA. kindly suggest if to keep the file or sell it as iam from karachi and hold this file is it fruitfull or i should sell and buy in karachi.?

      DHA Bahawalpur it is at lowest in all newly launched projects of DHA Lahore Chapter. Now rates will improve soon as it is at development stage and once things are more visible on ground the interest of local buyer will increase, year 2017 will be a good year for DHA Bahawalpur.

    Atif Bhai, I gave my input, everyone has to decide for themselves. The information is authentic, and one can check from DHA Bwp that the allotment to army offrs has been shifted to DHA Multan.

      DHA often shift Army Officers plots from one project to another project due to various reasons. I think there must a communication gap between your friend and DHA about this issue. I already have shared a known issue between DHA Bahawalpur and Pakistan Railway. As DHA have not issued any map for DHA Bahawalpur so that 34 Acre land is also not a concern as far as map is out. If you have an allocation in DHA Bahawalpur it mean you will be allotted a plot in DHA Bahawalpur. Also if it is true that you course mate plot is shifted to DHA Multan it mean DHA is already adjusting files on that 34 Acre some where else and this is will be good step by DHA to fix such issues.

          I also checked with dha and couple of other sources. 38 acre is just penut as they have 4 to 5 thousand acre land and it is not going to impact at all. These sort of issues are very small and quiet common under each dha and not going to impact much.

        Atif Bhai, your reply makes sense. There can be numerous reasons of shifting army officers plots to DHA Multan including to give them a favor as that’s a better investment as of today.

    Aoa Atif bahi. Though it is 34 acre but point is that if dha already issued files against that area then how it is going to impact individual and more over it could be setback for dha as they have already started sectors planning.

    Will individual get a substiture plot file? Please explain both points…thanks

    • Dear Jahanzeb Bhai,

      We know DHA give files against land. First of all if there is an issue between DHA and Pakistan Railway about the area DHA cannot issue files against it. It was allotted by the Govt. Currently files are issued against land which are in the market. If there are any files issued against this land of 34 Acre still these are given to Army personal. As Arif Bhai already told that they are adjusting such personal in other projects (if any). However at last Allocation mean that one has been allocated this size of plot and will be given to him when ready. So it is not difficult for DHA to adjust such plots any where in the project. We know DHA issue 2 files of 1 Kanal against 1 Acre land it mean in every Acre DHA has left over of 6 Kanal with DHA and can adjust any such plots.

    I came to know this from my ex course mates who were allotted plots in DHA Bahawalpur as part of their first incentive (96 PMA long course onward). Same allocations are now being cancelled because of land conflict with CPEC.

    Before making some decisions, I may request you to double check this information, please.

    • Or it may be your fiend is referring to following issue that is already a known issue and it is only about area of 34 Acre not for the whole project. Such dispute are usually easily solved if parties want to solve it.

      Senate panel directs Punjab Revenue Board to retrieve railways land from DHA

      The Senate’s standing committee on railways on Tuesday directed the Punjab Revenue Board to ensure the recovery and handing over of railways land from the Bahawalpur Defence Housing Authority (DHA) within three weeks along with a report in this regard.

      “This committee wants to regain 34 acres of land from the housing society before the next meeting, which is likely to be held by the end of March in Lahore,” said Senator and Committee Chairman Fateh Muhammad Hassani.

      The committee met here under with Minister for Railways Khawaja Saad Rafiq, other ministry officials, and the revenue boards of all four provinces.

      The railways minister said that the government of Punjab should resolve the dispute and that the Punjab Revenue Board should hand over the land to the railways ministry. He said that the Bahawlpur deputy commissioner had mistakenly allotted the land to the DHA and the Punjab Revenue Board had admitted its mistake in this regard. “Revenue officials and the DHA must resolve the matter immediately,” said the minister.

      The panel also expressed its annoyance over the absence of the chief secretaries of all the provinces from the meeting despite sending notices for them to be present before the meeting for a briefing on the important matter of encroachments on railways land across the country. The chairman of the committee issued directions to ensure the presence of Punjab chief secretary in the next meeting.

      An official of the railways ministry briefed the committee about the ministry’s plan for the prevention of railway accidents. They said that the old system was installed at every level crossing and that the ministry was introducing new measures to minimize the rate of railway accidents in the future. A study is under process to modernize the entire railway system, the official said.

      Talking about modernization of the Pakistan Railways, Khawaja Saad Rafiq said that the tracking of trains through GPS, medical and psychological tests of drivers, assistant drivers, and gatekeeper, installation of two modern plants for the checking of trains at Karachi and Lahore, traffic signal system at level crossings, modern communication systems and other measures were under consideration to bring reforms to the outdated system.

      The minister, while talking to the media after the meeting said that a feasibility study is in process for the up-gradation of the ML-1. He said that the study will be concluded soon and work on up-gradation of the ML-1 will start by the end of the current year.

        Transfer fee 1.5 lacs
        Commission 30 thousand
        Total: 32.30 lacs

        If Affidavit Rate is 31.40 lacs

        Membership fee 51500
        Total: 32.29 lacs

        Now file price and commission is variable, other expenses are fixed. Hope now you can calculate easily next time.

          DHA Bahawalpur 1 Kanal allocation file transfer fee break up is as under:

          DHA Charges
          DHA transfer fee: 50,000
          Membership fee: 37,000
          Registration Form fee: 350

          Govt. Dues
          Stamp Duty (3% of DC Value): 36,000
          Capital Value Tax (2% of DC Value): 24,000
          Gain Tax (1% for filler) 12,000
          Gaint Tax (2% for non filler)

          I just provided this all details for visitors convenience. In your case, you are seller and has to pay Gain Tax (2% for non filler) i.e. Rs. 24,000

          DHA Bahawalpur DC Value is 12 lacs per Kanal.

          So does it mean allocation will cost me 50k aprx more cost…and to go to dha office fr tfr is in addition to it? As conpare to afidvit?

          150,000 transfer fee includes ever thing including membership fee, dha fee all Govt. taxes for purchaser (stamp duty and cvt) etc.

        This will be the total price for buyer excluding transfer fee and commission charges etc.

        1 Kanal installment files profit (own) mean the amount of profit or own on paid amount. For example if some has paid down payment and 2 installments and want to sell he will get down payment plus two installment paid and profit amount against his file.

      AOA, DHA Bahawalpur is the cheapest among all DHAs and pratically DHA Bahawalpur is No.1 as far as development is concerned. Then what are factors which have damped DHA bahawalpur. Local DHA management is unable to advertise their project or local property dealers are responsible ? Comment on future of DHA BAHAWALPUR.

        Local buyer in DHA Bahawalpur is not convinced until possession announced for living by DHA Bahawalpur. Once construction started end consumer will enter into market. There is a good potential of buyer in Bahawalpur for DHA product. But because of first ever product of DHA in Bahawalpur so majority of people will not not enter until see some thing constructive on ground.

          I am oversea Pakistani and want to buy 1 kanal file at DHA BWP, Could you help me to explain what is difference between Affidavit and Allocation File?which will be better right now?

        • Dear Muhammad Sajjad Bhai,

          Affidavits files are issued against land and once transfered it become allocation.

          Affidavit is first transfer and you don’t need to pay Stamp Duty and CVT only transfer fee of 6500. Once transfer on your name you may membership fee and it become allocation file.

          Once become allocation then every next transfer it remains allocation and you have you pay all taxes. Allocation transfer fee is 150,000 approx. What ever cost you cheap it is better.

      Ws it plot no balotting?
      Also file now availble in mkt is phase 2 etc? And whn thees baloting expexted?

      • Dear Naveed Bhai,

        Booking ballot is already done. No plot location ballot ever done. Files available in market are Phase 1 only at the moment. Plot number ballot is expected in end of 2017 or begining of 2018 hope fully. No official date available for plot number ballot.
