    Also, there are files still available in market for 23 lakhs. you just have to look harder.

      It may possible that a seller is selling his file in 23 lacs still. Development charges will be same as on Booking Files or Files against land.

And also could you please give me some idea about the price for 1 kanal if i purchase it in cash and also do u have any files available.           1 Kanal sellers are demanding 1 lacs profit in market, but I do not have buyer for 1 Kanal at the moment. I have buyer for 10 Marla plot at time. Cash payment 1 Kanal file is available at 25 lacs today. It is long term fruit able investment. In my opinion 1 Kanal file price will be more then double in next 5 years.

          In Lahore you can have following options in DHA:

          DHA Phase 9 Prism (from 55 to 100 lacs for 1 Kanal excluding development charges. Development charges to be paid in 3 years)
          DHA Phase 7 (85 to 150 lacs for 1 Kanal including development charges)

        I booked a plot in Parkview villas, Multan Road, Lahore and paying installments, what is your opinion regarding this scheme, as it is not yet approved by LDA, should i keep paying until i get plot or get rid of this file ASAP?

          Although there are many developments which are not approved by LDA but still selling & buying going on in this area. As you are saying that this scheme is not yet approved by LDA. So it better to get rid of such schemes and invest the money reliable approved schemes.

    I got the DHA 1 Kanal file before 4 months ago in 30 Lac on cash but day by day its value is going down and down.Today i got 1 Kanal price which is 24.50 Lac on Cash Payment.When i purchased 1 Kanal file, Developers and Even DHA personals were saying that its prices go up but on contrary prices are going down and down.What is your opinion it will go further down or go up.

      Price of DHA Bahawalpur 1 Kanal cash file drop up to 23 lacs recently, but now getting better. Due to new files in market prices were going down. Few land owner who cannot hold files for the long time, they were selling their file desperately. I have explained it before that Bahawalpur project will not be a investor heaven. It is a local city project will get gain with the passage of time. I have visited the site of the project. Its location is ideally located near Air Port and adjacent with Canal, land is highly rich for cultivation. I am now getting buying inquiries for DHA Bahawalpur. I have buyers with although for minimum profit for booking files. But still it is a good news that now buyer in market for booking files.

  3. dear atif bahi i have understand that ndc is first documents to transfer the property which show the clearance of the property owner from dha that all the dues has been cleared by the property owner and have the right to transfer the property to other person.
    so if i apply for ndc in dha bahawalpur but later on .the agreement between the seller and buyer not made due to any reason .where the position would be stand for the seller

      In buyer name you will simply write “not decided” your NDC will expire after a certain period. You can apply for the NDC again. At least if you dont want to apply please get it ready with you.

      I am expecting a good gain in DHA Bahawalpur now. Transfer is now open and transaction are starting. I am getting buying inquiries now. It is really hard to give an assessment after one year price, but still I think it will gain 15% to 20% annually.

          I have uploaded the NDC form you can simply download it and print it. Fill up the form and sign the document. List of document to be attached is also given. If your case only NDC form, your ID card copy and intimation letter copy should be attached. You can visit DHA Bahawalpur office your self and submit the papers there. Or you can also drop it at our office, our representative will submit it in DHA office and will collect NDC after 3 days.

        I am not sure what are you talking about and what is the source of information. I am not saying that your information is wrong or right. Please if you have a source of information share it. Although all such quires should be directed to the concern Builder / Developer / Authority. Only they can give right and accurate answer. None of the Builder / Developer / Authority share with us such infomraiton (if any). I would appreciate if you can share some solid source of information regarding this issue so other members can also get benefit of such information (if any).

      I have 10 Marla File for sale down payment is made and wanted to sale it. Kindly tell me how much own I will get and next thing I live in Rawalpindi how I can apply for NDC.

        I have uploaded DHA Bahawalpur NDC Form, you simply print this form and fill up. In purchaser name right “not decided” and sign the document. You need to attach copy of intimation letter, copy of your id card. You can submit your self in DHA Bahawalpur office or you can mail us, our representative will submit the papers in DHA office and will collect vouchers after 3 days.

        1. Br in ndc form we have to write name of buyer but I have not made contract for sale yet then how will process .

    DHA Bahawalpur Management please to announce opening of transfer for booking files. Now plot can get transfer after clearing dues till date. Allottees are requested to pay their down payments to get transfer their files for new buyers.

    Transfer Fee Schedule is as under for Buyer:

    DHA Bahawalpur 1 Kanal DC rate is: Rs. 600,000

    10 Marla

    Transfer Fee: 26,500
    Membership Fee: 22,830
    Membership Form: 350
    CVT (2%): 6,000
    Stamp Duty (3%): 9,000
    Total: 64,680

    For 10 Marla Seller Capital Gain Tax (1%): 3,000

    10 Marla

    Transfer Fee: 51,500
    Membership Fee: 22,830
    Membership Form: 350
    CVT (2%): 12,000
    Stamp Duty (3%): 18,000
    Total: 104,680

    For 1 Kanal Seller Capital Gain Tax (1%): 6000

      1. Thank you for correction. It was by mistake. I have fixed it now.

        Gain Tax is paid by Seller not buyer. Buyer only paid advance income tax. But in case of previous deal we have given seller net profit. So in this case gain tax and all other expenses will be paid by purchaser. Seller has already get net profit against file.

        It will cost you:

        Deposited amount: 257,000 (now, if later, what ever is deposited)
        Transfer fee: 65,000 approx
        Own money to seller: what ever decided
        Agent commission: what ever decided

        Sum up all, it will be your cost at time of purchase.

  8. AOA. I hav successful balloting of DHA 1 x Kanal. DHA Bahawalpur has 8 Mar 16 as last date to apply. Anyone interested in buying 1 x kanal registration in reasonable price?

    1. I do not have any confirm date for plot ballot and opening of transfer. Hope fully transfer will be open in March. Please contact DHA Bahawalpur directly for confirm news.

    2. Today I got message from DHA BHW they said plot balloting will be held in next year and development will be started in 3rd week of April.

    Will there be separate blocks for Overseas Pakistani’s or it was just an application category?

    If there will be separate blocks for OP will it impact the price of the plot in OP Block as compared to the GP?

    1. I am not sure about it. As the Overseas Category was just like other Category specific for Quota. I don’t think that there will be any separate block for Overseas. However only DHA Bahawalpur can confirm it. Please contact DHA Bahawalpur directly for any further assistance in this regard.

  10. All payments made are invariably are acknowledged by DHA,but in case of Bahawalpur.no such receipts are being issued despite passing of a period more than one month.Istthis not a lapse on the part of DHA or some new policy?

Atif bhai i called dha bwp office two days back and they have confirmed that development is going to start in april and the project completion is in 2018. does it mean that prices will jump in april if it goes like the Dha officer was saying and how much price increase can be expected if development starts after two months.         1. Definite if development is going to start in next few months, market will get gain. Although buyer of DHA Bahawalpur is local buyer mostly. But still I think DHA Bahawalpur has good potential. I am expecting good growth in cash payment files as they are now available at around 25 lacs.
