      For 3 years holding you should not worry about today buying price. If you miss the train and after 3 years you will thinking that why not I bought at that price. Keep an eye on market and make your buying decision as soon as you think this time to buy. In 3 years time frame it may go up and down several times.

    Thanks for your reply, much appreciated. I’m observing DHA bahawalpur and Gujranawala since last six months. I would like to buy any one if Bahawalpur own come down by 500,000 or DHA Gujranwala file come down to 2,200,000.

    What is your experience is it possible rates can come down in near future upto this level?

    I agreed with your reply but wondering if no real time transactions is happening now a days then why DHA Gujranwala rate is increased by 44% since same period.

      This situation is for overall market. Overall market is at halt. Due to this situation ivestors is moved to these cities like DHA Gujranwala & DHA Bahawalpur. Because these projects price were stagnant and form last 2 month price start taking gains in these projects. Now market situation is effecting these projects also. DHA Bahawalpur is also coming down.

      Market situation is the reason. There is not much activity in the market. No real time transactions in the market this no active rates. This situation may remain the same until the new tax policy is clear.

    Can we buy DHA GUJRANWALA file being out of country. Which file ( allocation or affidavit) is best and what would be the procedure of buying from out of country. Many thanks.

    • Dear Irfan Bhai,

      You can buy DHA Gujranwala file while sitting out side Pakistan. Both allocation & affidavit files are equally good. However affidavit files can be risky if you are buying from un reliable source. Documents required are as under:

      Affidavits File: ID card copy and photograph

      Allocation File: ID card copy and photograph along with Passport font page copy, valid visa page copy and entry exit stamp pages copy.

    Any update on when allocation files will be available? I heard DHA Gujranwala will launch somewhere end of Aug but wanted to confirm,

    Current price hike is due to handsome amount of affidavit files available in market. After allocation files will be available, the rates would get fixed/reasonable.

      DHA Gujranwala is a long term project, it may take years to be developed. Please contact DHA Gujranwala directly for development time schedule and development charges.

  14. Cheema bhai, har saal nahi denay paisay. Agar wo sale keray ga pehlay saal mein he tou munafay per tax de ga @10%. Doosray saal sale keray ga tou tax 7.5% de ga. Teesray saal sale keray ga tou munafay per 5% tax de ga…aur agar 3 saal baad sale keray ga tou koi tax nahi.

    issi terha agar aap ne plot 1st july 2016 se pehlay ka liya hua hai tou us per 5%@ tax hoga munafay per jab bhi sale keren aglay 3 saalon mein tou.

    Society like dha. DC colony mein 3 years ka period kese count ho ga . Ku ke registry naheen files hein bass
    3rd.. hum to non filers hein pese Diey files Lein humein kis karna chahiye. Pls

      Three years period will be count from the day your received the intimation letter from DHA. New amendments may have a good effects on file business.

    I have purchased 10 Marla File from Property Management Advisors in October 2014 on instalments, when DHA Gujranwala ads were also coming in newspapers. It was on 2 years instalments. I am paying the instalments. Please let me know which is this file. And i am concerned on your comment that there are no instalment plan in DHA gujranwala, please let me know if this is genuine file

    • Dear Nadeem Bhai,

      These files are offered by PMA on installment not by DHA Gujranwala. It is same like I get DHA Gujranwala 100 files on cash payment and with some premium amount I set a new price and sell it on installment in the market. So PMA has its own files which they were offering on installment plan. This is all what I know about PMA. Please contact DHA Gujranwala for any further assistance regarding PMA and their installment files.

    So it means when we will be affidavit file it will be transferred to our Name and it will also be a allocation file??

    Secondly , when DHA ballot do they have any priority to any type of file ( booking , landlord file or army category)

    Third, when you think DHA Gjurawala will be lauched,its been so long now.

    • Dear Aamir Sohail Bhai,

      Once affidavit file transferred on your name, after paying membership it will become allocation file. DHA dont have any priority while ballot. Only allocation files can be part of ballot. Affidavit do not include in the ballot. So land owners who has affidavit (other name can be open file, buyer name field is blank) files are not included in the ballot. Only allocations file are included in the ballot either files against land, booking or Army allotted. There is no news about launching of DHA Gujranwala in near future, however it will be. Only DHA can have best answer for it.

    By your logic, allocation file should be better than the affidavit? As allocation is directly issue to your name from DHA authority?

      There are three types of files in the market.

      1- Against land Files
      2- Booking Files
      3- Army Allotted Files

      These categories are prioritized with sequence as per their importance.

      If Land owners dont give their files then DHA Project will not exist. Against every 1 acre DHA issue 2 one Kanal files to land holders and remaining left over is use for booking and army allotment. It mean the allocation files of booking or army allotment is subject to land owners. So which one is more important allocation or affidavit. In my opinion affidavit files are the base of DHA project. If land owner dont give land to DHA there is no DHA project.

      Holder mean who ever will hold his property will not loose even market crash, because market will recover later or sooner
      Non-Holder mean who ever will sell his property in slow market he will loose

    Atif bhai….yes I purchased it from DHA office directly and payment was made to owner of land. Transfer fee was also paid and after that allocation letter was issued by DHA. It was done in early 2015.

    Atif bhai, I bought two plots in Dec 2014 directly from DHA office in Guj Cantt. Land was of a civilian man named Yaseen from whom I bought two plots for 17 lac each. Then in Dec 2015 the allocation forms were ready at the DHA office. I filled membership forms and did the payments in the same office. DHA gave me allocation forms, with my photograph and everything. All happened in the DHA office.

    • So it mean you purchased it from Mr. Yaseen. He already has the allocation files, and it transferred in DHA Office. An affidavit file once become allocation then it remain allocation. Only affidavit files are affidavit until transfer to a third person, once transferred then become allocation file, like Mr. Yaseen may purchased affidavit files and when giving you transfer they became allocation files.

    I have the allocation file (the final files handed over by DHA along with the membership forms). What is an affidavit file? Never heard about it from the DHA authorities?

    • Did you purchased this allocation file directly from DHA office. Whom you made payment for this allocation file. When you deposited your membership fee?

      It is yet not clear what will be market situation. At the moment complete information is not available to make clear stance. We should wait till 3rd week of July to get any decision.
