    1. I have checked on internet 2 kanal is equal to 1210 sq yards. Can you please elaborate how you are considering 2 kanal equal to 1000sq yard ? Thanks

        1000 yards in equal to 2 Kanal area, the difference you mentioned is due to difference of measurement unit in urban and agriculture land.

    1. Dear Samrooz Bhai,

      If you have budget up to 25 then go for extension but if you can spend more it is better to go for the proper. As Phase 1, 2 and 3 proper location is better then extension.

          New Town Phase 5 Gwadar Map and location is not disclosed yet but plot numbers are allotted.

          You can get transfer New Town Phase 5 Plot on your name without your presence in Gwadar. We will simply send an undertaking and you will sign it and send back to us with your ID card copies and two witnesses and their ID card copies and your two photograph. We can proceed on your behalf then.

        2. I have budget of 4 million and want to invest in real estate and intention is not for short term holding.

          Please guide me the best option among DHA and Gwadar as i feel tempted towards Gwadar but how many years game plan it could be i have no idea may be you can share your experience in terms of maturity or patience which may be required, in similar way DHA have different options like Multan, Gujranwala and Bahawalpur which are also at very early stage.

          To have 300% return what should be the time frame person should keep in mind for Gwadar.

Before i plan i will prefer to discuss following points with yourself so feedback could help me to make good decision which i could further explore and discuss during my visit to Lahore.

        1. Based on your analysis which option is better for investment purpose New Town or Sangar ?

        2. Which option is better i.e. Residential plot or commercial ?

        3. Do you have residential / commercial plots to offer, as currently website doesnot mention any option available in Gwadar with eproporty ?

          At the moment there are only these two projects which are own by the Govt. Rest of all private projects could not deliver any thing yet till today. However I am hopeful for the future of private housing schemes.

          Sangar is the only location in Gwadar which cannot be of any other society. New Town is located within the City. Both locations are top of the list locations in Gwadar for near and far future. But Sangar will be more favorite for far future for living. However New Town may switch into total commercial area in far future like Dubai Old Town.

          Commercial is always better for investment. Residential is for living only.

          We have residential and commercial plots available in Sangar and New Town. Please send me whatsapp 03218469951 for available plots.

          Plots on ground are always recommended for investment to be secure and safe. It does not mean that files are un secure but the risk factor is minimum with on ground plots.

          New Town Phase 5 is recommended for investment in this budget. Location is irrespective or not important as compare to budget you are spending. When Green Palm is selling 5 Marla residential plot for 7 lacs in area where current price of land is 5 lacs per Acre. I am 100% sure that New Town Phase 5 location will be much much better then Green Palm location even if they shift it to Pishukan which is 45 KM away from Gwadar Old City. Still it will be better location then Green Palm. So it is highly recommended to buy New Town Phase 5.

          At the moment we only have two projects in Gwadar which we can say are reliable as well as at top location of Gwadar. That are Sangar and New Town. I recommend to buy files without map. But these files are being allotted plot number already. But the location and map is not disclosed.

  10. Atif bhai, I actually wanted to inquire about commercial property, as you recommended commercial plots more than the residential ones. So, what are the denominations of commercial plots on good locations and what are their prices these days

      Sangar Housing Gwadar has following commercial category

      100 sq yard to 5 Acres

      Basically Phase 4 is specific for commercial plots only. There is no residential plot in Phase 4. However other phases has residential as well as commercial plots. In Phase 4 you can a 1000 yards plot from 150 to 200 lacs and 1 to 5 Acres plots from 5 crore to 25 crore. But I think these demands are realistic as per current situation in Sangar. There not a single house construed in Sangar. Where as New Town has 100s of houses today. Actually Sangar is top location of Gwadar but there is no life till today. If some one want to live there he has to come down to city for daily shopping and other needs of life. Hope fully in next few years Sangar will be a livable place.

      There are following sizes of plots available in Residential category:

      400 Yards
      600 Yards
      1000 Yards

      Sangar Housing Schemes is under GDA (Gwadar Development Authority) and their office is also located at site as well as in Karachi. Yes from all over the world Pakistanis can buy and invest in this project.

      There are also strong rumors and discussions in market that this location has strategic importance and might be Govt. do not deliver this project for residential living. But this is market Gossip, when you ask from GDA office they says that possession is granted for Phase 1 and Phase 4 you can start construction. There is already PNS Akram base of Navy on Koh-e-Batil adjacent with Sangar Phase 1.

  12. Thank You Atif bhai.. So, what do you recommend in terms of investment there. I understand it would be a long term investment with maturity falling well beyond 3 years, but is it really safe for non Baluchis to be investing in Gwadar now?

    Also, can you provide an idea of the plot rates and your recommended investment area (like is commercial better or residential more suitable?)

    1. Dear Ali Bhai,

      Gwadar is part of Pakistan and going to be the number 1 port in Pakistan very soon as well as in the region. I was there from 8 August to 16 August and witness my self the security and peace in Gwadar. Pakistan is strictly maintain the security of Gwadar. A Special Security Division (SSD) comprising 9,000 Pakistan Army soldiers and 6,000 para-military forces personnel has been set up for the protection of the projects and individuals in Gwadar. I have witness the Independence Day several Car Rally from morning to evening to build the trust level of Public to come out and enjoy the Independence Day of Pakistan. I also join my self one of the car rally. There were Pakistani Flags on all Major Roads and almost on every car on the road.

      We walk around on the Marine Drive in night after Lunch, it was pleasant weather in night. Forces were patrolling in night also. Govt. of Pakistan and Pakistan Army is taking every possible measure to make sure the security of Gwadar. Gwadar is Future of Pakistan. PM Nawaz Sharif inaugurated Gwadar-Turbat-Hoshab M8 which is going to be operational hope fully in December 2016. A just give your brief about Gwadar to under stand of importance of investment in Gwadar now. You will see a massive activity in Gwadar till 2018.

      Sangar is best for living in Gwadar. This project is ideally located on Koh-e-Batil. Other project is New Town. New Town is also development by Gwadar Development Authority. It was low cost housing schemes but its prime location make this schemes is one of expensive schemes of Gwadar. But if you are not going to live in Gwadar then you better invest in Industrial or Commercial properties. As per Pakistan Bureau of Statistics population of Gwadar was 185498 till 1998 and as per Wikipedia Gwadar District population was 278,989 in 1998. So there is not enough population in Gwadar for residential investment growth, but definite population will increase with the passage of time. I will recommend to invest in Industrial Properties initially. Gwadar naturally divided in to two Bays. One is call Dimi Zarr (East Bay) other is Called Padi Zarr (West Day). Dimi Zarr and Padi Zarr are local names. West Bay is declared as Residential Area and East Bay is declared as Industrial area. Port is located at Dimi Zarr (East Bay). Jinnah Avenue is diving the East and West Bay.

      My recommendation is to buy a plot on Jinnah Avenue for high rise or in Industrial Zone both. In industrial zone you can buy open land and also in Gwadar Industrial Estate.

      It is Govt. Scheme under Gwadar Development Authority. Possession granted for Phase 1 & 4 for construction. People also name it Singhar or Sanghar but its actual name is Sangar. It is ideally located in Gwadar at Koh-e-Batil, which reach an altitude of 480 feet and extends seven miles east to west with a breadth of one mile almost. It is 4 Phases. Phase 4 is design for only commercial activity and have 1000 yards up to 5 Acre commercial plots. Phase 1 to 3 and Extension consist of 400, 600 and 1000 yards residential plots as well as commercial plots of different size from 200 yard to 1000 yards. A Golf Course is also included in the scheme.
