There is location impact on price, but some people believe on numbers, there may be some thing important for some one regarding any number. In general there is no difference in price due to numbers only
Atif bhai, i appreciate for your excellent work, would u please help me to understand the parameters which r considered in plot price estimation.
for example plot number 328 /D phase 6 is for sale on your web page @ 225, where as 419/D estimation was 205 and one more plot i saw on zameen.com number 231/D at 230.
I as common man see these plots equal to each other in terms of location, access etc. Plz advise what are the points considered by expert evaluators considering these plots as reference.
Please share your knowledge and guide.

Thank you for your valued comments. Your feed back is guide line for us. We appreciate to point out our mistakes. I just thoroughly checked the both locations and found difference in locations 328 is close to Sector Park of 76.86 Kanal. Although I am not considering 419 D as low location but there is a difference of time frame as well. 419 D was evaluated on 21 March, 2016. 328 D is updated on 8 May, 2016. Prices also took some gain in last two months in all DHA.

You are right, time frame is duly important which i overlooked while analyzing. As you correctly highlighted time frame and market gain and park factor are important factors.In your opinion 419 which is almost on 120 feet road service road access and near sector shops, can these factors equalize the 328 price level with 419.
In current market scenario, are you recommending price change for 419 as compare to 2 months back evaluation and how much.

We may ask for D 419 a better price now but still it will be blow then D 328. The location of 328 is higher then D 419.

You can buy 5 Marla plot in this budget in Phase 6 DHA Lahore, If you are not gona construct in next 4 to 5 years in DHA Phase 6 you better invest this amount in DHA Phase 9 Prism in Kanal area. This give you more return then Phase 6 now. However if you want to live now then I will recommend DHA Phase 6.

Procedure
1- Authority Holder submits the documents to Customer Services Officer at Customer Care Centre, DHA Office.
2- Customer Service Officer will issue the receipt of the documents.
3- Transfer Branch will verify the transfer documents from concerned Embassy / Consulate and Owner.
4- After receiving the Confirmation Letter from the Embassy / Consulate and individual, Authority Holder will follow procedure mentioned in Regular Transfer Section.
Although it is not recommended, because the time line cannot be decided in this process and prices fluctuate mean while that may interrupt the deal by Seller or Buyer. But if there is no choice then you may follow the process at your own risk.
