    Atif bhai thanks for your time, there were 3 dealers involved in it. I was paying 1% commission to dealer for taking care of all matters and it is his responsibility because he is paid for services. So that is why dealers are there. If i need to process all case filing why i was paying money to dealer.

    Regarding case as per my dealer he discussed with Association and you know dealer returned our money after bringing DHA association members, he kept our amount more than 24 days even after running from commitment. THIS IS HEIGHT OF BAGHAIRTEE.

    I WAS PAYING AMOUNT TO MY DHA DEALER IT IS HIS RESPONSIBILITY TO FILE CASE IN DHA OFFICE BECAUSE HE WAS PAID FOR GETTING DEAL DONE. IF I WAS DEALING DIRECTLY WITH SELLER THEN IT WAS MY RESPONSIBILITY TO FILE CASE.

    Please provide me email address of DHA complaint and also provide me DHA association email ID. I forgive in the name of ALLAH “SWT” but i will raise this complaint to DHA office and DHA dealer association for the sake of other innocent people who TRUST ON DHA MARKET BLINDLY.

    I WANT DHA ASSOCIATION DEAL THIS CASE PERSONALLY AND ALL DEALERS SHOULD STOP SELLING DHA PHASE 6 BLOCK 706 PLOT AND THEN MATTER MUST COME OUT EITHER PROPERTY DEALER IS GUILTY OR ARM OFFICER IS GUILTY.

    DHA SHOULD IMPOSE SOME FINE ON DEALER IF HE IS GUILTY AND IF ARM OFFICER IS GUILTY HIS PLOT SHOULD BE BAN FOR 1 YEAR.

    Most Respected Atif bhai, Reason of posting this comment is even after commitment DHA Registered dealer run away from deal. I explained all matter in my posts. I paid 5 lac and for rest of the money decided to pay as per decided time but when time come to pay money dealer run away from his deal.

    By simply saying this ARM OFFICER WHO IS OWNER TOOK BAYYANA from two parties PLOT IS DISPUTED and i was not able to get PHASE 6 N BLOCK 706 PLOT even after dealer commitment.

    Right now i am abroad and Overseas people works on TRUST because they are not physically there. MY COUSIN IS BRIGADIER I NEVER ASK HIM TO DO MY WORK, BUTFOR THIS WORK WHERE I AM WITH MY COMMITMENT AND I AM NOT DOING ANY 2 NUMBER THING. MA KYUN EHSAN LOON US AUR KYUN CASE PUT UP KARTA PHIRO DHA OFFICE , COURT. I HAVE PLENTY OF OTHER WORKS TO DO. THIS GUY WASTED MY TIME, MY RESOURCES, MY PARTY TIME AND DESTROYED MY GOOD WILL.

    IF REGISTERED DHA DEALER “HAVING Sacred name of their estate agency” AND RUNNING FROM COMMITMENT SHOULD BE PUNISHED FOR THEIR GREEDY ATTITUDE AND THEY MUST BE HIGHLIGHTED IN DHA ASSOCIATION FOR BLACK LISTING DHA ESTATE AGENTS.

    THERE WERE THREE DEALERS INVOLVED IN THIS DEAL, I HAVE LOST MY TRUST FROM DHA DEALERS.

      You should put you case in DHA Agents Associations as well as in DHA Office also. I will main you the number of concerned person in DHA Association. You should complain in person at DHA Office when you were here, however still you can put your case with DHA.

    We PAID 5 LAC PK RS FOR DHA PHASE 6 N BLOCK 706 Number plot and when Buyer arranged money for knowing PO names. Dealer said he can not process this deal as ARM OFFICER TOOK BAYANA FROM TWO PARTIES. ALLAH “SWT” better knows who is LIAR dealer or Arm officer. I AM QUOTING WORDING OF REGISTERED DHA DEALER.

    Atif bhai quote 1 hadess jo apni commitment puri nahi karta woh kon sa guunah sarzad karta hai, Kabeera or sagheera.

      DHA Phase 9 Prism is recommended for investment. DHA Phase 9 Prism Rates are as under:

        • There is location impact on price, but some people believe on numbers, there may be some thing important for some one regarding any number. In general there is no difference in price due to numbers only

          Atif bhai, i appreciate for your excellent work, would u please help me to understand the parameters which r considered in plot price estimation.

          for example plot number 328 /D phase 6 is for sale on your web page @ 225, where as 419/D estimation was 205 and one more plot i saw on zameen.com number 231/D at 230.

          I as common man see these plots equal to each other in terms of location, access etc. Plz advise what are the points considered by expert evaluators considering these plots as reference.

          Please share your knowledge and guide.

          Thank you for your valued comments. Your feed back is guide line for us. We appreciate to point out our mistakes. I just thoroughly checked the both locations and found difference in locations 328 is close to Sector Park of 76.86 Kanal. Although I am not considering 419 D as low location but there is a difference of time frame as well. 419 D was evaluated on 21 March, 2016. 328 D is updated on 8 May, 2016. Prices also took some gain in last two months in all DHA.

          You are right, time frame is duly important which i overlooked while analyzing. As you correctly highlighted time frame and market gain and park factor are important factors.In your opinion 419 which is almost on 120 feet road service road access and near sector shops, can these factors equalize the 328 price level with 419.

          In current market scenario, are you recommending price change for 419 as compare to 2 months back evaluation and how much.

      You can buy 5 Marla plot in this budget in Phase 6 DHA Lahore, If you are not gona construct in next 4 to 5 years in DHA Phase 6 you better invest this amount in DHA Phase 9 Prism in Kanal area. This give you more return then Phase 6 now. However if you want to live now then I will recommend DHA Phase 6.

    • I will recommend to buy a 8 Marla commercial plot facing parking in CCA Phase 6 Sector C. This will be the future commercial area of the Phase 6 and will be the Y Commercial of DHA Phase 6. Big Chains are already searching for good locations in Sector C Phase 6 CCA. This commercial is located at central location, other amenities near this area are Jamia Masjid, Stadium, School & Collage etc.

      Yes you can transfer plot without your presence in DHA Lahore office but it is lengthy process, process is under:

      Foreign Transfer (Seller Abroad)
      If the Seller is abroad and can not appear for transfer.

      Service: Foreign Transfer
      Time Line: On completion of requirements / documentation
      Charges: Depends on the Phase, Size and Plot / Building Type.
      Delivery: Transfer Branch

      Documents Required

      1- Complete Transfer Document Set along with No Demand Certificate Request Form and Site Plan (if required). (Download Specimen)
      2- Documents will be signed by the owner and attested by the Embassy / Consulate.
      3- Attested copy of owners Computerized National Identity Card from concerned Embassy / Consulate.
      4- Attested copy of Passport and Visa with Exit and Entry Stamps from concerned Embassy / Consulate.
      5- Authority letter for submission of Transfer Papers on Stamp paper of Rs 50/-. (Download Specimen)
      6- Documents are submitted in DHA office Customer Services Centre.

      Procedure

      1- Authority Holder submits the documents to Customer Services Officer at Customer Care Centre, DHA Office.
      2- Customer Service Officer will issue the receipt of the documents.
      3- Transfer Branch will verify the transfer documents from concerned Embassy / Consulate and Owner.
      4- After receiving the Confirmation Letter from the Embassy / Consulate and individual, Authority Holder will follow procedure mentioned in Regular Transfer Section.

      Although it is not recommended, because the time line cannot be decided in this process and prices fluctuate mean while that may interrupt the deal by Seller or Buyer. But if there is no choice then you may follow the process at your own risk.

      DHA Phase 6 Sector A vary between 190 to 225 lacs
      DHA Phase 6 Sector B vary between 190 to 250 lacs
      DHA Phase 6 Sector C vary between 160 to 230 lacs
      DHA Phase 6 Sector K vary between 170 to 225 lacs
      DHA Phase 6 Sector L vary between 160 to 195 lacs

    • Jahangir bhai we (in fact most of dealers) always try to give best and fair assessment, honestly all sellers of DHA Lahore dont come to my office and all buyers of DHA Lahore dont come to my office. We assess plot as per market information (what others are demanding in the same area) in addition with our experience, best of our knowledge of the area and best of our buyer offer. Your plot worth is 175 to 180 lacs. However I will suggest to at least check 5 or more agents to get assessment of your plot.
