        If it is the exact number then your plot DHA Phase 9 Prism Sector H-1085 current market value is 78 lacs approx. Only one number difference can make change in price i.e. 1086 or 1087 price may come down up to 72 lacs approx. I personally love such locations, having all facilities of life within it. In this location you can enjoy daily grocery by walk, go to Masjid by walk and Sector H Park of 46.6 Kanal is in front of you and easy access to Lahore Ring Road Interchange. If I would the holder of this plot I will retain this location for my own residence 🙂

      There are lot of options available in this budget, but you will hardly get an average location in this budget. However few locations are available from 60 to 65 lacs. If you can increase your budget up to 70 lacs you can get a reasonable location in H, M, L, N blocks.

      • Although development will have a good effect on all Phase 9 Prism. But close location blocks has already taken gain like A, B, C, D, P & Q. Specifically Sector A has take a good gain. It was earth breaking ceremony today. Prices from 90 to 110 are at their higher level. DHA Phase 7 with possession is available at 110 to 115 for an average location plot. It would not let go Phase 9 Prism easily. But prices which are from 60 to 75 lac has still option to get gain.

        Commercial will also take gain specially Zone 1 & Zone 2 & Oval Complex.

    • Dear Abrar ul Haq bhai development work for Phase 9 Prism is going to start on 8 Feb, 2016. Market is start moving and will keep moving now. I think till next six development installments we will see growth in market then there may be a fraction in prices in market. In my assessment a good location plot price will be 140 to 150 lacs including development charges in next 3 years. DHA Lahore Phase 7 would not it let cross this barrier. Prices may remain stagnant for a period. But after possession prices will start gaining again. It is best buy time for DHA Phase 9 Prism now before development work start.

    • Abdur Razzaq bhai we cannot compare Bahria Town with DHA directly due to difference of geo locations. Both are at different ends of Lahore. Due to Ring Road access with DHA now nothing is away from DHA except Bahria Town (due to missing southern loop). Only an individual can better decide which location is better for his her needs.

      From investment point of view DHA is the most credible Housing Scheme in Pakistan. No doubt Bahria is coming up with new standard and setting new trends in market as far as development is concern. DHA issues files against land where as Bahria book plots on printed forms. DHA file system is very much secure and reliable. Where as Bahria Town of other societies booking system is office made printed form, you can book as many booking as you can. Most of the societies have this practice of over booking including Bahria Town. To be safe and secure I will recommend you to invest in DHA Lahore. However I will also recommend Bahria Town but for on ground possession plots only.

    I am planing to buy a plot in dha phase 9 prism. Some body told me that I have to pay 19 lacs development charges at the time of transfer. Do I need to pay lum sump development charges at the time of transfer?

    • Dear Brother Usman,

      Development charges are to be paid in installment package. DHA Phase 9 Prism 1 Kanal development charges are 19.50 lacs. You need to pay 12 installments of Rs. 162,500 each after every 3 months. You will pay total charges in 36 months. At the time of transfer you must have to pay the due installment(s) to get plot transfer on your name. Un due development charges will be carry forward and you will pay when installment due. Development is going to be start soon from 8 of Feb, 2016.

        Atif bahi you said that development charges will be paid by purchaser. but it should be paid by seller before selling his plot. seller should clear all dues before selling, plz confirm

          At the moment all selling buying in DHA Phase 8 Sector Z and Phase 9 Prism is going on cost of land. Development charges are to be paid by buyer. If seller has already paid, then he will get paid installment amount separately.

      DHA Phase 9 Prism development work going to start from 8 Feb, 2016. Sector H is located near ring road approach. For all Lahore other then adjacent areas which has links with Phase 9 prism, rest of all will use the Lahore Ring Road Entry either coming from Airport side or from Bahria Town side to enter DHA Phase 9 Prism. The future of Sector H Phase 9 Prism is very good. I will recommend you to hold this plot.

          It was all before the news of the developments. Phase 9 Prism development going to start on 8 Feb, 2016. Your plot value definitely increase now. You plot current worth is now 65 to 68 lacs. Your plot only drawback is facing Ring Road. I am not saying that it is a bad location for living. But usually people dont like to live near high rise like commercial building, bridges, ring road etc.

      DHA is sending Phase 9 Prism intimation letters to allottees, hope fully you will also get the intimation letter soon. In please wait till end of January, if you do not receive the intimation letter till end of January please contact DHA Office and collect letter directly from there. Make sure that your given postal address is valid and you are receiving post there. Intimation letters get delayed and undelivered mostly in DHA Phase 8 Sector Z Ivy Green Block. Many allottees received their letter directly from DHA Lahore Office

    • Dear Hamid Bhai, although whole Phase 9 Prism is recommended for investment but for residence you have to wait till 5 years approx. But this time I think DHA will not delay the development like previous phases still you have to wait for years for living. As far as 5 Marla plot is concern these are located in 4 block, J, K, L and R. Seller are demanding high prices in R block and the cheapest one is J block. In my opinion J and K block will be best for future for investment cum residential purpose. J and K block has direct access from Ring Road. If you want to go to R block from DHA Phase 5 you have to go through the rushy area, various crossings and signals (in future) and will consume more time and fuel. Where as if you want to go to J and K block you simply need to use Lahore Ring Road Access and you be there in minutes with low fuel cost as well. Real Estate Investment are always made on the basis of future forecast. If you visualize the area of J and K block it will have much smooth approach then R and L block.

      I better recommend you to go for J block rather R block and pay more today. Also J & K block have close access to Ferozpur Road which is another plus point of J & K Blocks. R block is only suitable for people coming from Bedian Road approach or DHA Phase 6 & 7. Number of people who using Bedian Road access and DHA Phase 6 & 7 will be less then people using Lahore Ring Road access Ferozpur Road access.

      Average plot price in DHA Phase 9 Prsim Sector R is between 30 to 40 lacs now
      Average plot price in DHA Phase 9 Prsim Sector J & K is between 22 to 30 lacs now

    • There is demand in market for DHA Phase 9 Prism Oval Complex, I had few options but sellers hold these plots due to price increase. People are not confirming plots who were willing to sell in the market as well.
