    • Dear Nawaz Ali Bhai,

      A valid question is raised by you. In fact Agents are not directly affected by new Taxes but in directly are affected by new taxes. Where as seller and buyers are directly affected by new taxes. But because of General Public is not aware about the outcome of new Taxes and its procedures where as agents know that. If the new taxes applied as it is then market will go down and this ultimately will result closing of many offices and etc. So agents are worried about it.

      Rate mean the real time transaction, when there is no real time transaction in the market there is no rate, it does not mean that price is 0 now. But due to no activity there is no rate. Before Eid rates are already given.

    Please give me the price of 5 Marla Plot in J Block Phase 9. Plot Number is J-2213 (3 installment of Development Paid). I would to sale out and planning to re-invest in State Life Housing Society Phase 2. Please suggest its a good move or I should hold the DHA plot?

      It is not a wise decision to move your investment from Phase 9 Prism to State Life Phase 2.

      There is no clear situation of the market at the moment. If the situation remain the same, market can face the worst time again. People are just following wait and see policy. There is strike call by Agents tomorrow at Lahore press club and Mall road Lahore. Let see what happen tomorrow

    Dear Atif Bhai. Thank for your services and also your team members specially Waqar bhai helped to purchase plot recently. Atif bhai i want to purchase plot with construction of home in next one and half year with budget of 5 to 5.5 million. Atif bhai kindly guide:
    1) For home pak arab is better or 9 town (Pak arab is full but 9 town on ground in just land now) or do we you have any other option with better approach?
    2) If you will recommend 9 town then i can go for file or it will be placed at odd location ? do you think that is good for home for next 2-3 years ? or you recommend for plot only
    Need your special opinion as it is not investment but decision of my home.

      Thank you for your feed back. Definite DHA 9 Town is much better then Pak Arab is location is not concern. If you are looking for close access to Ferozpur Road then Pak Arab is also recommended. Do not go for DHA Phase 9 Town file, plots area available at reasonable prices so we dont need to go for files in DHA 9 Town. It will be a best place for 5 Marla living in near future.

    Also I am from Karachi so is it possible if you get development charges schedule for me?

    I bought it from Army personnel (I am a civilian) so do you think I have to pay development charges of a civilian (190K) or armed personnel one (50K)?

    DHA PHASE 9, Atif bhai my client have 75 LAC Cash and he can manage 30 lac plus as well.

    Please sugess option to buy plot in Phase 7 or Phase 9, he is invester not in hurry to build home.

    1- What is 1st paid , 2nd paid people have mentioned on their plots ?
    2- What are the total development charges of phase 8 and how many installments it need to pay ?
    3- Some plots are available in 85 lac, not concern about location. is there any installments left for them or just need to pay development charges ?

      In case of 1 crore investment and construction is not required in near future then Phase 9 Prism is recommended. 1 & 2 paid mean the number of development installments paid 1 or 2 or 3 etc. But you must clarify that it is civilian installment paid or Army installment paid. Civilian installment is 162500 and Army installment is 50000.

      Please clarify are you asking about Development Charges of Phase 8 or 9. As this page is specific for Phase 9 Inquiries

      I’m an overseas Pakistani and have recently bought a 5 Marla plot in Phase 9 J Block. Haven’t received the development charges schedule as yet. Wanted to know the procedure to get it and how long it takes? Also, can someone get it on my behalf?

        Development charges schedule will given to you with Intimation Letter, when you will come to Pakistan you need to visit DHA Office and collect intimation letter in person. When you bought this file how much installments were paid at the time of transfer?

          I won’t be able to visit Pakistan until January next year. Will development charges be deferred till then or is there a way to get the details and pay it. Besides, One installment was paid.

          Mostly 5 Marla plots 2nd installment last date is 31 July. However it is not same for all 5 Marla plots. You need to check with DHA. The person who gave undertaking on your behalf at the time of transfer can go to DHA office and ask them for copy of development schedule.

          I have budget 50-60lacs. And inshAALLAH I will be able to pay developmental charged separately. Please advise me if I will be able to buy 10 merla plot in prism 9. And which block will be the best option to buy 10 merla plot. I don’t want to buy 5 merla plot. Because including developmental charges it will cost me 45-50 lacs. But after 3-4 years it will be not be worth more than 70 lacs .ALLAH know better. Please advise me in this matter. I will really appreciate your advise,

          You can buy the location of 10 Marla in 50 to 60 budget. All Sectors are equally good. In fact the best location is not facing park, main boulevard, corner etc the best location is which you can buy in your budget 🙂

          It was all good experience at Expo Center Lahore. I think such event should be conducted on regular basis. It will promote Real Estate sector in Pakistan. At our Stall people were interested in all locations which we are dealing. I dont have enough information about Lake City Lahore so unable to share any option in Lake City.     Regarding DHA Lahore Phase 9 Extension ,

    1) Will the Phase 9 Extension be included within boundary wall of phase 9 ?
    2) Has the balloting for Phase 9 Extension already done ? if not when is the expected/approximate ballot date for Phase 9 extention ?

    3) One last thing, do you expect the Phase 9 Extention plots price will go up in similar pace as of Phase 9 plots?

    4) I am an overseas Pakistani, Can I buy a plot without visiting the DHA office ? How eProperty can help in this ?

      2- I have no information about balloting, I do not have any date about it.

    • Dear Ashfaqullah Khan Bhai,

      In fact DHA Phase 9 Prism Sector B has most unclear area as compare to any other sector of Phase 9 Prism. As DHA Phase 5 M Extension under pass is approved by Punjab Govt. But DHA will not start work until DHA clear the area. In my opinion Sector B will be developed in the last, DHA will first develop all the Phase 9 Prism except Sector B. DHA will prefer to delay the development of Sector B to clear the litigation land. Delay tactic is a common practice to get under price. However people are not willing to sell or adjust their properties at low price and ultimately DHA has to pay or adjust them as per their demand. It is all my own opinion, actual situation or others opinion may differ.

  26. Southern Loop of Ring Road to complete in a year

    Lahore—FWO has been awarded the contract of construction of (southern loop) of Lahore Ring Road. Commissioner Lahore Division and Chairperson Lahore Ring Road Authority, Abdullah Khan Sumbal has said that Punjab Chief Minister Muhammad Shehbaz Sharif has directed FWO to complete southern loop of Lahore Ring Road within one year.
    Due to special interest of Punjab Chief Minister, Punjab government has succeeded in saving 1.70 billion rupees in this contract, he added. He said that under public private partnership, Punjab government has played its role in viability gap financing in the construction of 30-kg long southern loop convinced FWO to complete construction work in 4.25 billion rupees instead of 5.90 billion rupees.

    Abdullah Khan Sumbal told that southern loop of Lahore Ring Road consists of three sub-loops including southern-I, II and III. FWO will first start work on I and II loops which is 22 kilometer long, he added.

    He said that this agreement has been given to FWO on the basis of BOT (build, operate and transfer) under public private partnership.

    He said that Punjab Chief Minister Shehbaz Sharif has especially directed to complete southern loop of Lahore Ring Road within the stipulated period and ensure high standard.

    It is worth mention that Punjab government has made savings of 215 billion rupees in different mega projects and saving of 1.7 billion rupees in Ring Road Project is part of campaign of Chief Minister.

      LRR is going to construct from where to where? Is it going to increase the worth of Prism plots?
      I have 1 kanal plot in IEP town at defense road. Is it advice-able to hold this plot for one year because i was planning to sale this plot for constructing at the other plot in the same area.

        LRR will have a major effect on DHA Phase 9 Prism Prices. DHA Phase 9 Prism is the largest phase of DHA and have two interchange of LRR. LRR has no direct impact on Defence Road and Societies on defence road. However will benefit these societies indirectly. I am not well aware of prices in IEP town. Can you please share current prices in IEP Town?

        DHA Phase 9 Prism Sector J 1393 market value is 28 lacs excluding development 1st installment. Development schedules are not same for every plot. You need to check the due date for specific plots. Usually 5 Marla plots 1st installment last date is 31st May, 2016. You can add next 3 month to calculate the 2nd installment due date, but it again it is specific with plot. Not same for all 5 Marla plots.
