Booking procedure is very simple, you need to down load booking form from DHA Multan Official Page or can apply online and take print out booking form on Legal Size Paper. Form must be printed on single page on both sides. Terms and conditions will be printed on back side of the form. Read the terms and conditions care fully before signing any document. Once you sign it, you are bound in terms and conditions what so ever.

After submission of booking application, Now relax and wait for balloting Once ballot is done and you become successful Thank to Allah Almighty. If unsuccessful again thank to Allah Almighty, Allah definite has a better opportunity for you. Wait for information letter sent by DHA. If you don’t received this letter within a week or two please contact DHA and inform them about it. You will receive information letter from DHA along with your membership form and payment details of down payment and membership fee with due date of payment, terms and conditions and installment schedule. Fill up your membership form carefully. Make pay order in favor of DHA for Membership and Down payment and dispatch this membership form and pay order at postal address given by DHA in information letter.

After a week or two please check with DHA if they have received your membership form and pay order.

Your process of booking is now completed. It is recommended do not loose this opportunity and complete your installment to mature your investment to get maximum benefit.

However if you still want to sell it wait until DHA Officially open the transfer. Do not sell it before transfer open. It will safe your interest as well as other stake holder’s interest.

The most asked question after submitting booking application are:

  • when ballot will be announced?
  • when we need to make down payment?
  • what will be the last date of down payment?
  • when 1st installment will be due, what happen if we don’t pay down payment etc?

Usually it take 15 days to 1 month to announce ballot but we do not have any confirm date. Once it is balloted DHA start sending information letter and allow you to pay the down payment within 30 days of ballot. First installment will be due after 3 month of last date of down payment. Some time DHA extend the last date of down payment.

Make sure you have made the pay order of down payment and membership till last date even you could not dispatch the letter to DHA. DHA accept the post even after last date of down payment if the pay order date is same as last date of payment. So if you are getting late to dispatch, make sure you have made pay order as on or before last date of payment.

In case of Seller: If you cannot make down payment, there are potential buyers who applied for booking but unsuccessful and are willing to buy. They can make down payment on your behalf and also can pay membership on your behalf. Although we do not recommend such practice especially for Buyer. Buyer money is at risk in such situation. Usually sellers (not all) agree they will give transfer when transfer open but we experience that later it is hard to find the seller thus agents become shuttlecock between seller, buyer and DHA.

in case of Buyer: The best practice in such case is to don’t give anything to Seller, you are already paying down payment and membership on his behalf, and it is enough as token money. Make an agreement with Seller and get the original information letter from him and write down payment and membership fee as token or Biana to seller on agreement and paid to DHA on behalf of Seller. Once transfer is open, call Seller in DHA Office get transfer and make the agreed payment of own or profit at the time of transfer. Again do not give any own amount before transfer or if Seller still insist, you may give up to 25,000 maximum in my opinion just to complete the token requirement.

  2. DHA Multan Terms & Conditions

    Please read terms & conditions carefully before signing any document.

    Terms & Conditions

    1. The name of the project shall be DHA Multan.
    2. The files to be offered to the buyers in the project shall be on ownership & allotment shall be through balloting.
    3. Quarterly installments shall be payable by the 5th of January, April, July & October through cheque / demand draft / pay order. Prompt payment of installments on the due dates as per payments schedule is the essence of this contract.
    4. The applicant shall make the payment of installments within the period specified in the DEMAND notice. If the applicant fails to pay the dues within the period in the final notice, the application will be liable to cancellation as per term (5) of this form.
    5. In case of failure, on the part of the applicant, to make payments within the prescribed period or after FINAL NOTICE, the application / allotment will stand cancelled. The amount deposited by the applicant shall be refunded after the completion of the project. An amount equal to 20% of the total cost of the file agreed will be deducted from the refundable amount. Alternatively refund will be made by re- selling the buyer’s file to a new buyer when found. The refund will be made after 20 days from the date of payment made by the new buyer.
    6. The application in respect of allotted file shall be executed only after payment of all dues and other charges are made against the said file.
    7. The applicant will pay transfer expenses, documentations charges and all other ancillary and miscellaneous expenses to the company as determined by them for fulfillment of formalities of various department / agencies as and when asked by the company within the prescribed period legal time, the cost of unit does not include ground rent, lease execution registration and expenses, electric, water and meter charges.
    8. The allottee will pay all taxes and other charges levied by federal or provincial Govt, local bodies and Municipal Bodies or any other authorities, including those existing at present and those, which may be levied by the above mentioned, and / or other authorities in future.
    9. Registered persons / members are requested to make payments as per schedule. A surcharge @20% per annum for each day of delay shall levy for the amount in default as per DHA regulations.
    10. In case of corner plot, facing park, 60 ft wide road, 10% additional charges will be paid with final installment.
    11. DHA reserves the rights to alter the allotment or make adjustment, relocation of plot, if the need so arises, in view of escalation / other essential reasons, additional development charges may be imposed if necessary and the same will not be challenged at any forum.
    12. Formal allotment letters will be issued after payment of development charges / miscellaneous charges.
    13. I hereby declare that I have read and understood the terms and conditions of allotment of the unit in the project and accept the same and further declare that I shall abide by the existing rules, regulations, requirements, etc, or any other conditions that may be prescribed by the company for the lease and maintenance of the project from time to time.

      I will recommend to first avail booking chance, if un successful try to buy it form market. If found expensive then go for cash files. Now if every buyer follow this practice things will be clear.

      While filling the application form I found two issues:

      1- For passport information field, it only accepts numeric values. If you insert any aphabate it gives u error.

      2- In contact number field, the field is restricted to 11 digits where we can put Pakistani number only and can not put overseas number.

      Could you please help how to counter this issue?

          Presently DHA Multan has to mentioned about but in other scheems or institions the overseas Pakistanies were forced to pay dues in US$. Do you have idea about?

          I think it is a wise decision taken by DHA Multan Management that Overseas can also pay in Pak Rupee. However DHA Multan can give your a better explanation about this question.

          There is quota for all categories but DHA did not mentioned it. I think DHA will see how much applications submitted in each category rather then fixing a quota for each category. But this is my own opinion, may be DHA already has set a Quota limit for each category but they did not mentioned it on booking form.

        Online form is just for computerize entry on form, it will also generate the form which you have to print and submit it into bank. So it is easy to just download the form and print it on a legal size paper and fill by hand and submit it into bank. I this is it more easy then filling online and attaching all documents required and then print it and submit it into bank.

        We do recommend all bookings for the maturity. Pre maturity sales may return into profit or loss. But we know usually bookings get owns due to demand in market. DHA Multan will also have own amount growth initially after booking up to approx years then market get stable. One must avail this opportunity to apply for booking, if successful he is the lucky one. Now he has choice to sell it for a nominal own price or hold it till maturity to get a handsome profit. We however do recommend the same to hold up to maturity to get the maximum benefit.

          In fact first maturity means once possession announced. Now it is become the real asset. Physically on ground with possession. It is first maturity and next maturity is once occupied at least 30%. Property growth never stop and always going on. But the pace of growth in terms of ROI change. Once an area is well occupied now its prices are more stable then new developments in slow market even but growth rate is now not the same which was at time of development stage.

  14. Recommendations for DHA Multan

    As we know that DHA Multan is going to launch booking soon. There is some confusion about booking. There are rumors in market for ballot. First we need to understand that this ballot will be for booking applications only. There is no balloting coming for plot numbers etc.

    Pre Booking:

    It is also recommended to submit only 1 application against each category. Do not book plot if you are not able to mature it or cannot wait till possession granted. Investment may be risky and return into loss for pre mature selling (builder or agents / dealers are in “win win” position in this case, only looser can be the investor).

    Post Booking:

    If you are successful in booking you are the lucky one to make a plot on installment plan. Do not waste this opportunity. If you are not successful say Alhamdulillah. I am sure Allah has a better opportunity for you.

    Post Booking Buying:

    If you are unsuccessful and still want to have a plot in DHA Multan you may buy it from the market. Please consider following steps:

    1- Do not buy until successful applicant received information / intimation letter of booking confirmation (results are usually available online within few hours, but do not rely on online result. Ask for information / intimation letter

    2- Ask seller to pay his down payment himself. Do not buy without down payment paid files

    3- Do not make any buying decision until DHA Multan open transfer. Buying on mutual agreement may be risky and return into loss.

        Hope fully it will be once cost of land installment completed. Which are usually 3 years mostly. So development charges payments will be started after 3 years time span approx. Also development charges will be payable in installment as well.

        We do not have any official price information about DHA Multan. It may vary from 55 to 60 lacs. It is just an assessment it may less then 55 or more then 60. Previously DHA Peshawar launched at 55 lacs for 1 Kanal and 10 Marla for 28 lacs.

        Rate was updated two time in a day for today. He missed to update the rate of allocation. Allocation rate also increased when affidavit rate increased. Usually we dont update rate in this way but it was an update so we did it.

      Well noted with many thanks. May i know if someone want to sell in short term, Is it better to wait for balloting or sell before ? Can you also explain why rate difference between Affidavit file and Allocation file? As far as i know, last year, they told everyone to change their affidavit to allocation file as otherwise they would not be considered for phase 1. Was that just a way to collect money and actually nothing happened?

        What I understand that you are talking about plot ballot. There is no plot ballot expected. DHA Multan is going to open booking and then it will be ballot to confirm successfulor unsuccessful applicants through ballot. There is no plot ballot.

        Or if you are asking that one should sell file before booking files ballot?
        Then it is possible that cash files price may come down after availability of booking files. But it will be just for a short time. Also it is more dependent on price of booking files. If you have cash payment file I better suggest you to hold it. DHA Multan is good investment for next 3 years holding time.

        Allocation & affidavit files prices differ due to transfer cost. Affidavit transfer cost is low then allocation transfer fee.

        It is always recommended to pay membership fee once you get intimation letter against affidavit file so it will convert into allocation files.

          Thanks, well noted. Actually I thought launching meaning balloting also. Anyway it’s clear now. Any idea when the balloting will take place?

          However my question regarding price difference remains unanswered if you kindly throw some light on the price difference between affidavit and allocation file. We were pushed to change our files to allocation last year if we had to remain in phase 1. But now we see people who did not do it have advantage but why?

          And how come they still qualify for phase 1?

          Will appreciate your thoughts on this.

          Price difference is due to transfer fee. Affidavit transfer fee is less then allocation transfer fee. But people having affidavit will not be included in ballot of plot when ever happen. So when you buy affidavit you want get the intimation from Seller. Once the affidavit submitted and intimation letter is ready you make payment to seller. Now it is recommended to pay the membership fee and get the allocation letter to more secure your self.

          Other choice is just make payment to seller and get the original affidavit from him. But it is not recommended.

          The land owners who surrender their lands to DHA, DHA issue them files. Now if a land holder surrender his land has an affidavit of Phase 1 area. It will reamin for Phase 1. Even though he sell it or hold it. Later when ever he will sell it will reamin for Phase 1. When DHA will notify the area of Phase 2 land then files issued against that land will be called Phase 2 affidavit files.

      • Dear Rafiq Bhai,

        Keeping in mind previous launch of DHA Peshwar it was 55 lacs and DHA Bahawalpur was 38 lacs. Current market price is 50 lacs mentioned on DHA Multan Official page. I think it will be some where around 55 to 60.

        But we can expect any thing. When DHA Peshawar was launched market price was 55 to 60 lacs and DHA launched at 55 lacs.

        When DHA Bahawalpur launched market price was 35 to 38 lacs and DHA launched booking at 38 lacs. Let see what happen in case of DHA Multan.

      AOA, WHat is actual situation at proposed site of DHA? Is there any developmental work in progress at site. Most probably answer is NO. Then why file rate is increasing rather jumping. As we know DHA Multan has not launched/ offered plots for sale up till now. Then how DHA MULTAN can start development work without finance. It can be strategic move of local property dealers to earn easy money ??? Please analyse.

        At the moment DHA Multan Main Gate is being developed and Main Boulevard of entry is some how developed as required. Usually builder developer or authority developed the project partially. They dont do contineous development. There are strong rumors in market of DHA Multan launching although we are listening these rumors from last one year. It is suggested to just believe on official announcement only. These rumors are usually spread by speculators to get short term benefit by individual or a group of individuals. Another reason is that DHA Multan stop issuing affidavit in Phase 1 proper now. New affidavit files are being issued in extension. For funds availability DHA knows better that how much funds they have or not.

          Overall DHA Multan launch will have positive effect on DHA Bahawalpur in long term. One development support other development in longer run always. In shorter run we dont need to compare it because shorter run is usually part of manipulation of speculation. eProperty never ever want to be part of any speculation or manipulation. We truly believe on open market. I would be able to explain it more once DHA Multan launched and booking prices will be available to analyze the positive or negative effect in shorter run.     Thanks for your reply. So basically we rushed to pay this money for nothing. They played a game for people to deposit money as every one wanted to get plot in phase 1 and then no balloting till now!!

    Again i have noticed today that price went further up. Any reason for this? Is market getting active again? Any news on balloting?

    Actually i may have to sell my files so i want to understand when is the good time. Have waited so long so don’t want to rush and loose the opportunity to make some extra money.

      Also can u explain why affidavit price is higher compared to allocation rate?

      We were forced to convert from affidavit to allocation letter in April 2016 to participate in so called balloting which is still awaited and were told that unless we change, our file will be transferred to phase 2. Therefore we don’t exactly understand what is happening? Your comments would be highly appreciated.

      • Dear Kamran Bhai,

        Converting a file from affidavit to allocation is safe and secure. However it does not mean that affidavit is not secure but you may face problem in affidavit when there are some land related issues. But once an affidavit is converted into allocation then it is a confirm plot. To avoid any inconvenience we highly recommend to convert the affidavit into allocation after getting intimation letter. We prefer to pay the membership fee within the same day if possible when you collect intimation letter to secure your self as soon as possible.

        The difference of rate is due to DHA chargs, in affidavit DHA allow the land holder to just pay a minimum amount and DHA will transfer the said file into purchaser name. This is benefit of open file is just given to Land Holder who surrender his land for DHA. Next buyer has to pay all the Govt. dues and full DHA fee to get transfer. So the difference of affidavit transfer and allocation transfer make this price difference.

        To participate in ballot result you must be a member of DHA. If you have purchase an affidavit and received intimation letter from DHA but did not submitted membership fee then you are not DHA Member un till you submit the membership fee.

    I am entrusted in DHA Multan. I studied prices of lot of

    nearby and far colonies around DHA Multan, and I found that the plot prices of

    MOJORITY of these societies are very low compare to the ORDINARY HOUSING SCHEMES

    in other cities like Lahore, Islamabad, Karachi, or even in Gujranwala where DHA

    has its projects. and I dont thinK that the Peoples in Multan can Digest such high

    prices of DHA Multan, as compare to the peoples of other cities mentioned above

    (since they must have to pay 5 lakh for one marla on average for any society, thus they select DHA) . . . . It is like you are launching 10 lakh/Marla housing society in my village, where people are use to to buy same land in ONE Lakh. Sorry TEXT IS BIG
