DHA Multan Expected Development Charges (Un Official):

  • 5 Marla residential @ 9 lacs
  • 8 Marla residential @ 11 lacs
  • 10 Malra residential @ 13 lacs
  • 1 Kanal residential @ 19.50 lacs
  • 2 Kanal residential @ 40 lacs
  • 4 Marla commercial @ 19.50 lacs
  • 8 Marla commercial @ 37.50 lacs

Booking procedure is very simple, you need to down load booking form from DHA Multan Official Page or can apply online and take print out booking form on Legal Size Paper. Form must be printed on single page on both sides. Terms and conditions will be printed on back side of the form. Read the terms and conditions care fully before signing any document. Once you sign it, you are bound in terms and conditions what so ever.

After submission of booking application, Now relax and wait for balloting Once ballot is done and you become successful Thank to Allah Almighty. If unsuccessful again thank to Allah Almighty, Allah definite has a better opportunity for you. Wait for information letter sent by DHA. If you don’t received this letter within a week or two please contact DHA and inform them about it. You will receive information letter from DHA along with your membership form and payment details of down payment and membership fee with due date of payment, terms and conditions and installment schedule. Fill up your membership form carefully. Make pay order in favor of DHA for Membership and Down payment and dispatch this membership form and pay order at postal address given by DHA in information letter.

After a week or two please check with DHA if they have received your membership form and pay order.

Your process of booking is now completed. It is recommended do not loose this opportunity and complete your installment to mature your investment to get maximum benefit.

However if you still want to sell it wait until DHA Officially open the transfer. Do not sell it before transfer open. It will safe your interest as well as other stake holder’s interest.

The most asked question after submitting booking application are:

  • when ballot will be announced?
  • when we need to make down payment?
  • what will be the last date of down payment?
  • when 1st installment will be due, what happen if we don’t pay down payment etc?

Usually it take 15 days to 1 month to announce ballot but we do not have any confirm date. Once it is balloted DHA start sending information letter and allow you to pay the down payment within 30 days of ballot. First installment will be due after 3 month of last date of down payment. Some time DHA extend the last date of down payment.

Make sure you have made the pay order of down payment and membership till last date even you could not dispatch the letter to DHA. DHA accept the post even after last date of down payment if the pay order date is same as last date of payment. So if you are getting late to dispatch, make sure you have made pay order as on or before last date of payment.

In case of Seller: If you cannot make down payment, there are potential buyers who applied for booking but unsuccessful and are willing to buy. They can make down payment on your behalf and also can pay membership on your behalf. Although we do not recommend such practice especially for Buyer. Buyer money is at risk in such situation. Usually sellers (not all) agree they will give transfer when transfer open but we experience that later it is hard to find the seller thus agents become shuttlecock between seller, buyer and DHA.

in case of Buyer: The best practice in such case is to don’t give anything to Seller, you are already paying down payment and membership on his behalf, and it is enough as token money. Make an agreement with Seller and get the original information letter from him and write down payment and membership fee as token or Biana to seller on agreement and paid to DHA on behalf of Seller. Once transfer is open, call Seller in DHA Office get transfer and make the agreed payment of own or profit at the time of transfer. Again do not give any own amount before transfer or if Seller still insist, you may give up to 25,000 maximum in my opinion just to complete the token requirement.

      Application date is extended up to 3 April you can submit your application in banks mention on application forms. DHA Multan 5 Marla expected development charges are 10 lacs approx.

    No limit of application on 1 CNIC means DHA MULTAN did not get overwhelming response. Please update regarding the response. IF it is not good, then whats the reason behind it. Price ???? or ???

      It was same for previous projects as well. People were allowed to apply for more then one application on same ID card. This option has nothing to do with response. Although we do not suggest to apply multiple applications on same ID card.

      You can apply for 5 Marla to participate in booking ballot. Last date of application is 31 March, 2017. Please download booking form, read terms and conditions care fully. Fill up and submit in bank given on booking form.

    Two Magnificent Entrances (1. Bosan Road, 2. Marital Road) has already been developed with 02 KM of main Boulevard. Latest Projects DHA EVENT COMPLEX, DHA NURSERY are in construction.

    Other major development projects tenders has already been given, their development will be started in this month.

    1. There is no limit to no. of application submitted on single CNIC.

    2. Application Forms with due payment need to be submitted in Bank, In case branch is not accepting forms then contact Bank Complaint / Helpline.

    3. Mention Bank Account as ‘’DHA MULTAN.” Or “DHA Lahore – Multan Chapter. ‘’

    4. Minors (under age of 18 years) cannot apply, however they can become Next of Kin.

    5. Development Charges will be decide in due course of time. However, Development charges of 1 Kanal Plot will be approx. 2.1 Million.

    6. Quota has not been defined yet. It is subject to adjustment after response in applications.

    7. No. of Plots in each categories (5 Marla, 8 Marla, 10 Marla, 1 Kanal and 2 Kanal etc) will be decided after receiving application.

    8. Overseas can apply by attaching Visa Copy if they have Entry or Exit stamp missing on passport.

    9. Overseas can give any address either of Pakistan or residing country, where mail can easily be sent.

    10. 1st Ballot will be tentatively conducted by end April 2017 to find out the successful candidate of installment plots. Location of all files (Installment + Lumpsum-Land Owner files) will be determined though location ballot which will be conducted tentatively in last quarter of year 2017.

    11. DHA MULTAN will be livable by 2019.

    12. Possession of Plots will be given after completion of installments.

    13. Total nominated area of DHA MULTAN is 9000 Acres. Area offered to general public now is 6000 Acres.

    14. DHA MULTAN will create web portal for all applicant where applicants will able to check the status of application either Approved for Ballot, Successful in Ballot, Payment Verification etc.

    15. Not even single application will be rejected unless repeated failed attempts to contact applicant, failure to verify payment.

    16. Balloting will be conducted separately for each category.

    17. Overseas can pay from Pakistan also as many of them are on vacation.

      Sir, I got a file in DHA Multan 1 Kanal. I paid full price at that time it was 43 lacks. Do I have to pay anything else? Is on Installment beneficial?

        You must have paid your membership fee as well, if not yet kindly pay your membership fee. You don’t need to pay any thing yet at this moment. Until DHA announce development charges. DHA Multan 1 Kanal Development charges are expected 20 lacs approx.

        I am not sure what are you asking about. I think you are asking what DHA Multan Verify in Application to approve or reject an application. Please read the required criteria for each category on 2nd page of form. Following is the criteria:

        General Public @ Photocopy of CNIC

        Retd Persons of Armed Forces @ Photocopies of Discharge book & CNIC

        Disabled Persons @ Photocopies of Medical Disability certificate and CNIC

        Govt Employees @ Photocopies of Service certificate, Book & CNIC

        Overseas Pakistanis @ Photocopies of passport with exit from Pakistan and Entry of residing country & NICOP

        Senior Citizens (Above 70 years of age) @ Photocopy of CNIC

        Civilians paid out of Defense Estimates @ Photocopies of service certificate, Book & CNIC

        DHA Verify all these documents, also all fields marked * are also required. If form a missing any of above cirtiria and required files marked with *, DHA will reject the application.

        Please also read terms and conditions care fully on 2nd page of the booking forms before signing the document.

    Need you kind advice, I applied in Overseas Quota and attached my NICOP,Pasport 1st page, entry and exit BUT i FORGOT to attached visa page copy, My worry is will my documents accepted without that visa page copy.

    Please suggest what to do?

    Yes, Atif Bhai.We absolutely agree with you. This is in fact raising a gambling game. DHA is a department of Pakistan Army which is deemed to be the most sacred organization in providing valuable services in the times of need to the whole nation. So the perspective of DHA should be to serve the community rather than to cut the pocket of middle class families.Charging in thousands doesn’t make any sense. DHA need to review the policy.

    Dear Atif Iqbal,
    I am working abroad but currently i am in Pakistan for vacations and i would like to apply for overseas category (manual application). I have following questions;

    1) As per the application form instructions (sr. 5) following documents are required for overseas “Photocopies of passport with exit from Pakistan and Entry of residing country & NICOP”
    As i am in Pakistan so can i attach the entry stamp of Pakistan and exist stamp of residence country? if not kindly guide me

    2) Can i deposit money in any of the bank listed in the form( 1 to 7)?

    3) As per the DHA site FAQ, valid visa copy is also required but in the application form it is not mentioned, please suggest

      Yes you will attach Pakistan Entry and Exit of resident country page copy. For online form application only Alfalah is acceptable. Visa or Aqama is required.

    When i filled my form through online then get a PDF copy at the the to deposit fee in bank. I will deposit fee in Pakistan.
    Problem is that they mentioned only Alfalah bank for deposit for all categories and account number mentioned as “*Bank Alfalah (Acc No # ALFALAH TRANSACT)”.
    My question is that will bank Alfalah understand this TRANSACT account is for DHA.?
    Also Bank account for deposit is same for overseas category and general category. Please guide.

          At eProperty we beleive that such processing fee has no justification by any builder / developer / authority. In previous history these were just 500 rupee in the name of form fee.

          If processing fee is suppose to charge a fee to process an application how come 2 Kanal processing fee is more then 5 Marla processing fee. Does 2 Kanal application has more weight or size to process or deployed more resources or HR to process big size of plot. Even we know that DHA is mostly called 1 Kanal plot category society. In other words highest number of plots in DHA are of 1 kanal category.

          Also more people apply for small units so if any processing fee is required on the basis of number of application then small unit need more resources and HR to process the application.

          If banks are involved in booking process, an amount of reasonable bank charges can be claimed by the applicant as bank charges. But charging this much heavy processing fees by any builder / developer / authority is a white collar crime and should be address immediately by honour able courts to discourage such practices by developer / builder / authority.

          Also if a processing fee is still required it should not be more then 500 or what ever minimum per application and also a flat rate of processing fee is justified for all sizes and types.

          There is no reason to charge different processing fees for different plot sizes. We also will recommend to all developer and builder not to charge any kind for processing fee to achieve the highest level of customer satisfaction i.e. is customer delightness.

          I hope that every member of DHA will give feedback about it to DHA by all means through calls at help line, emails, post mail and personal visits to DHA office.

          The core of every developer is to earn from project development. Earning from booking is not the core of this business.

          We at eProperty are offering free of cost assistance for DHA Multan booking or any other DHA booking and never claim single penny for our services. We have deployed resources and HR etc. For this purpose but not charging a single penny.

          Our core is to charge service as commission on selling and buying of files / plots / homes etc.

      1- Most of applicants are not able to fill online form, so it is recommended to fill the form manually

      Entry Exit stamp page is mandatory however you if you cannot attach both due to E Gate then you have to attach only Pakistan Exit page. Other wise you can simply apply in General public.

      Bank Alfalah given at serial number 8 is only for Overseas Payment. It mean if you are paying from out side Pakistan then you have pay in Bank Alfalah only. If you are paying in Pakistan irrespective of quote overseas or what ever you can pay in banks given in serial number 1 to 7.

    Booking procedure is very simple, you need to down load booking form from above mention link or DHA Multan Official Page and take print of booking form on Legal Size Paper. Form must be printed on single page on both sides. Terms and conditions will be printed on back side of the form

    Booking procedure:

    • Read the Terms and Conditions carefully before filling the form, last date of application submission is 31st March, 2017
    • Please check the documents required on 2nd page of form for your desired category. For Overseas if you have NICOP it is enough for booking. In some countries Entry and Exit stamp is now digital and not on your passport. Don’t worry just attach your passport front page copy and your NICOP.
    • You may also apply online via link http://eapp.dhamultan.org/client/ but it is recommend to get print of booking form and manually fill it. Use cap letter to fill form. If you are filing form online must follow the instruction on each page.
    • Tick your desired category e.g. General Public or Overseas etc on booking form. You can only select one category per application.
    • Fill up the form with mandatory details. Provide your address where you can easily get your information letter by DHA if you become successful. Must provide a valid contact where DHA Office can contact your easily if required
    • Make sure you attach a clear picture (1pciture is required) and ID card photo copy (1 copy of each document) or other documents copy
    • We do recommend all plot sizes, but 1 Kanal in booking will be less attractive, because 1 Kanal is already available on cash in open market. In slow market conditions other categories will remain attractive for buyer than 1 Kanal because 1 Kanal is also available at cash. Small sizes are more attractive for e.g. in residential 5 Maral, 8 Marla and 10 Marla are most recommended and in commercial category 4 Marla is recommend. However If you want to apply for each category, then you must have a budget of Rs. 82,000.
    • Select 1 plot category for each application if you are applying for more than one application. It is recommend to use separate ID card for each application (you can use other home members ID card). However if you don’t have many ID cards and still want to apply for more than one application, try to apply one application for each category with same ID card. Try to avoid multiple applications for the same size of plot with one ID card. Still you can apply as more as applications on one ID card for same size of plot but it is not recommended.
    • Read the Declaration carefully write the date in date field and sign the document. One you sing the document, you are abide with the terms and conditions mention on the second page. If you cannot sign it and have thumb impression on your ID card you may use your thumb impression instead of sing. Make sure you are doing the same signature as per your ID card.
    • Once you fill up the form, read it carefully again to verify the data you provided. You may also send a scan or image of form via whatsapp at +923218469951 or can email us [email protected] we will check it and make correction if required.
    • For Overseas, they may send this form in Pakistan to their relative and send them funds or at eProperty, 23-MB Phase 6 DHA Lahore to submit in bank on your behalf. You may transfer fund in our account. Account details can be provided on request.
    • Go to the any of bank mention on booking form. Fill up the slip with your desired plot category amount for e.g. for 5 Marla you will fill 5000 rupee. Bank voucher will have two copies. Make sure to enter Deposit Slip Number in Payment Details of the form at bottom of first page. Also enter amount in Rs. & Words along with Bank name and Branch code in payment details.
    • It is recommend to get a photocopy of form once all data input is completed. You may also get an image of the form with your cell phone for your record.
    • Submit your form at cash counter with cash. Make sure that cashier has stamp the form with Bank Stamp and signed it. Get your copy of voucher from bank cashier. This is your proof of application submission.
    • Now relax and wait for balloting
    • Once ballot is done and you become successful Thank to Allah Almighty. If unsuccessful again thank to Allah Almighty, Allah definite has a better opportunity for you.
    • Wait for information letter sent by DHA. If you don’t received this letter within a week or two please contact DHA and inform them about it.
    • You will receive information letter from DHA along with your membership form and payment details of down payment and membership fee with due date of payment, terms and conditions and installment schedule.
    • Fill up your membership form carefully. Make pay order in favor of DHA for Membership and Down payment and dispatch this membership form and pay order at postal address given by DHA in information letter.
    • After a week or two please check with DHA if they have received your membership form and pay order.
    • Your process of booking is now completed. It is recommended do not loose this opportunity and complete your installment to mature your investment to get maximum benefit.
    • However if you still want to sell it wait until DHA Officially open the transfer. Do not sell it before transfer open. It will safe your interest as well as other stake holder’s interest.

Many people are asking about where to get booking forms, booking procedures, installment schedule, possession date, how to apply, when booking ballot is expected, when down payment will be paid, what will be effect on cash file etc and many other questions. We will try to explain mostly asked questions one by one.

    The most asked question after submitting booking application is when ballot will be announced, when we need to make down payment, what will be the last date of down payment, when 1st installment will be due, what happen if we don’t pay down payment etc?

    Usually it take 15 days to 1 month to announce ballot but we do not have any confirm date. Once it is balloted DHA start sending information letter and allow you to pay the down payment within 30 days of ballot. First installment will be due after 3 month of last date of down payment. Some time DHA extend the last date of down payment.

    Make sure you have made the pay order of down payment and membership till last date even you could not dispatch the letter to DHA. DHA accept the post even after last date of down payment if the pay order date is same as last date of payment. So if you are getting late to dispatch, make sure you have made pay order as on or before last date of payment.

    If you cannot make down payment, there are potential buyers who applied for booking but unsuccessful and are willing to buy. They can make down payment on your behalf and also can pay membership on your behalf. Although we do not recommend such practice especially for Buyer. Buyer money is at risk in such situation. Usually sellers (not all) agree they will give transfer when transfer open but we experience that later it is hard to find the seller thus agents become shuttlecock between seller, buyer and DHA.

    in case of Buyer best practice in such case is to don’t give anything to Seller, you are already paying down payment and membership on his behalf, and it is enough as token money. Make an agreement with Seller and get the original information letter from him and write down payment and membership fee as token or Biana to seller on agreement and paid to DHA on behalf of Seller. Once transfer is open, call Seller in DHA Office get transfer and make the agreed payment of own or profit at the time of transfer. Again do not give any own amount before transfer or if Seller still insist, you may give up to 25,000 maximum in my opinion just to complete the token requirement.
