Booking procedure is very simple, you need to down load booking form from DHA Multan Official Page or can apply online and take print out booking form on Legal Size Paper. Form must be printed on single page on both sides. Terms and conditions will be printed on back side of the form. Read the terms and conditions care fully before signing any document. Once you sign it, you are bound in terms and conditions what so ever.

After submission of booking application, Now relax and wait for balloting Once ballot is done and you become successful Thank to Allah Almighty. If unsuccessful again thank to Allah Almighty, Allah definite has a better opportunity for you. Wait for information letter sent by DHA. If you don’t received this letter within a week or two please contact DHA and inform them about it. You will receive information letter from DHA along with your membership form and payment details of down payment and membership fee with due date of payment, terms and conditions and installment schedule. Fill up your membership form carefully. Make pay order in favor of DHA for Membership and Down payment and dispatch this membership form and pay order at postal address given by DHA in information letter.

After a week or two please check with DHA if they have received your membership form and pay order.

Your process of booking is now completed. It is recommended do not loose this opportunity and complete your installment to mature your investment to get maximum benefit.

However if you still want to sell it wait until DHA Officially open the transfer. Do not sell it before transfer open. It will safe your interest as well as other stake holder’s interest.

The most asked question after submitting booking application are:

  • when ballot will be announced?
  • when we need to make down payment?
  • what will be the last date of down payment?
  • when 1st installment will be due, what happen if we don’t pay down payment etc?

Usually it take 15 days to 1 month to announce ballot but we do not have any confirm date. Once it is balloted DHA start sending information letter and allow you to pay the down payment within 30 days of ballot. First installment will be due after 3 month of last date of down payment. Some time DHA extend the last date of down payment.

Make sure you have made the pay order of down payment and membership till last date even you could not dispatch the letter to DHA. DHA accept the post even after last date of down payment if the pay order date is same as last date of payment. So if you are getting late to dispatch, make sure you have made pay order as on or before last date of payment.

In case of Seller: If you cannot make down payment, there are potential buyers who applied for booking but unsuccessful and are willing to buy. They can make down payment on your behalf and also can pay membership on your behalf. Although we do not recommend such practice especially for Buyer. Buyer money is at risk in such situation. Usually sellers (not all) agree they will give transfer when transfer open but we experience that later it is hard to find the seller thus agents become shuttlecock between seller, buyer and DHA.

in case of Buyer: The best practice in such case is to don’t give anything to Seller, you are already paying down payment and membership on his behalf, and it is enough as token money. Make an agreement with Seller and get the original information letter from him and write down payment and membership fee as token or Biana to seller on agreement and paid to DHA on behalf of Seller. Once transfer is open, call Seller in DHA Office get transfer and make the agreed payment of own or profit at the time of transfer. Again do not give any own amount before transfer or if Seller still insist, you may give up to 25,000 maximum in my opinion just to complete the token requirement.

    As buyer and seller don’t know about the prices they are selling/buying if deal is going on with any agent or dealers in pakistan. This is a normal practice for all sattee baz in order to earn maximum money during the deal from both sides.
    THESE PRACTICE IS SMOOTHLY GOING ON SPECIALLY IN BAHRIA TOWN KARACHI and really creates a lot of problem for buyers/sellers that without investing a single penny all agents/delaers earn handsome money plus commission.
    THIS IS HARAM THAT WITHOUT KNOWLEDGE OF BUYERS/SELLERS ALL DEALERS/AGENTS EARN TOP AMOUNT
    AND TREAT THIS THEIR (JAIZ HAQ).

    • Dear Saad Bhai,

      Thank you for your valued input. In fact this is common practice by Agents to make top over in deals. The biggest mistake agents are doing to assure seller or buyer that we will only charge commission on it. It is very easy to make deal in such case if you simply say that I am giving my rate and will not charge any commission. But without telling Buyers or Sellers having such top amount is not fair at all. We also try to make maximum deals with commission. However we clear our Seller or Buyer in such case and then do not charge any commission. Usually this happen between agent to agent deal when our buyer or seller is an agent, not a direct party. Then we dont have any choice to have some margin and not to charge any commission.

      One of the limitation in deal is that we have one party direct and other is indirect, it is also usually hard to have both parties direct with you. Some time we have seller direct with us but not buyer or some time buyer is direct but not seller and some time we have seller or buyer both indirect. In such case this issue is faced but if we have any of them is direct we do deal on commission basis.

      In Gwadar this is normal practice that people do not work on commission and they dont demand commission. They even not well familiar with commission terminology. They simply give you a price, you can check the market, if suit you buy it or seller it or you may go to any other agency if prices does not suit you.

      But in Lahore, Karachi and Islamabad agents often lie they do charge commission as well as top over. They can just give their price and ask for no commission at all. Other wise it will be un fair with Seller and Buyers.

          Various figures are moving around in the market, some are predicting 25,000 to 30,000 total plots. Some are saying 12,000 plots and some are circulating same message as above shared by you. We can wait for DHA Multan official list if any. However thank you for your input.

    DHA Multan booking ballot (First ballot) held today on 31 May 2017. Hope fully results will be online in next 1 to 2 day for public at DHA Multan Official website. We will also share ballot result link here.

    Successful Applicants:

    DHA will send you intimation letter and membership form after ballot. It is not possible for DHA Multan to send intimation letter and membership form to all successful applicants on same day. Be cool, if you have not revived the intimation letter and your friend has received it. You will also received your intimation letter in due course of time. You don’t need to worry about it.

    However if you still do not receive intimation letter and membership form at your given postal address before 7 days of your last date of payment for down payment. Please contact DHA Multan immediately and inform them that you have not received any letter till today. Verify your postal address with them.

    In last few week many people ask for the expected profit amount, but we were not able to give any idea about it due to un known number of total plots. We know after ballot results trade activity will be generated in the market. What steps should be considered for Buyer, Seller, Agents and DHA to make sure that this trade activity will be beneficial for all.

    DHA Side:

    After ballot the next step from DHA side is to send the intimation letter and membership form as soon as possible without any delay. DHA give 30 days time for Down Payment. It is recommended for DHA to open transfer as soon as possible to make it easy for people for fair trade activity. Many issues generated due to delay in opening of transfer.

    Agent Side:

    Agents should avoid any such trade activity in open market before down payment and membership paid by seller and opening of transfer by DHA. Such trade activities before down payment and opening of transfer may be risky and create issues in the market.

    Seller Side:

    Seller should not sell it opportunity for a small amount of profit. We have already recommended for successful applicants to not miss this opportunity and make their assets in easy installments. You hardly get this opportunity in your life again and again.

    Buyer Side:

    The most important stake holder in this activity. First of all there will no actual rate in market at least 1 week of ballot. Every seller will be asking his own price. eProperty will not post any rates till 1 week of ballot due to factious rates. Sellers has only paid a nominal amount like for 5 Malra seller has only paid Rs. 5000. Does it is justify to pay a profit of 2 to 3 lacs to seller just for Rs. 5000, and also pay down payment on his behalf. eProperty do not encourage such practice in the market. It does not justify to pay an own amount of Rs. 30 to 40 lacs for a winner of 8 Marla commercial plot who has just paid Rs. 20,000 for his booking.

    Insist your agent to ask seller to first pay his down payment of Rs. 35 lacs for 8 Marla commercial then ask for an own amount. It is very un fair to pay an own amount of Rs. 30 to 40 lacs just against Rs. 20,000/. We have faced several issues in such deals in past. Once you paid down payment on behalf of seller and also paid him own amount as well, it will be really hard to find him / her on the day of transfer. He would have 100s of excuses for his busy schedule etc. Because he has received his all amount. Even he is not doing fraud with you but now he will come for transfer when he will get time. Usually he will not get time easily for transfer now, because he has already received his all amount. Buyers in this situation are at high risk.

    Your agent will give you all kinds of guarantees. But it is not suggested to follow such practices for buying. eProperty highly recommend not to involve in any trade or buying activity till DHA open transfer. It is the safest way. Once transfer is open you can easily verify plot and dues paid by seller after paying verification fee. Before opening of transfer process you will not be able to verify that even seller has paid the down payment and membership or not. However still if you wish to buy and take risk please consider the following the steps below to minimize the risk:

    For Risk Takers Only

    1- First engage a trust worthy agent whom you can fully trust

    2- Check the intimation letter with seller, if he don’t have received intimation letter from DHA, do not make any offer to him. Ask him when he receive intimation letter then contact. Force your agent to only tell offers who has received the intimation letters and membership forms.

    2- Do not make down payment on behalf of seller, you will be at high risk. DHA do not own any such agreement between seller and buyer regardless any terms and conditions. Even your agent is DHA Authorized agent.

    3- If Seller has received intimation letter and membership form, settle the price with mutual understanding. Do not pay down payment on his behalf at all. Ask seller to make down payment. Just give him a nominal token amount of Rs. 50,000 to 100,000 in case of 1 Kanal and above for small sizes below 1 Kanal only give token of Rs. 25,000 to 50,000 maximum. Write an agreement (DHA do not own such agreements, you are still at risk). In agreement mention date of transfer as date for reaming payment. At the date of transfer make remaining payment to seller through pay order only.

    We again do not recommend any trade activity before DHA Multan open transfer. However risk seekers may proceed on their own behalf.

      Profit amount all depends on number of plots offered in booking ballot, if number of plots are high, profit will be low due to supply. if number of plots are low, profit will high due to demand in the market.

      All those who have applied for booking are potential buyers if un successful, or for additional buying even if successful if the number of plots balloted are low in quantity. Market rumors are more then 3 lacs applications submitted. Only DHA Multan have the exact figures.

          I don’t know your sources, but as DHA website is not very secure so any IT person can have a idea about the no. of application. So as per the current website entries, there are less than 4 lacs application.

    DHA Multan verification process will be completed till 15th May. Tentative ballot date is last week of May as per DHA Multan official facebook page.

    In market some people are trying to make an opinion for opening rates of DHA Multan after ballot. eProperty do not believe on any such practice. We only believe on demand and supply rule. eProperty never ever involved to manipulate and speculate the market. eProperty again suggest all stake holders not to involve in any type of selling or buying before down payment and opening of transfer by DHA Multan. It may be a risky step and return into loss for all stake holders specially for Buyers. Buyers are at high risk for any deal before opening of transfer by DHA Multan.

          As per the Logic once the installment files will be in market then very few buyers for cash files which will affect the price level of cash files till installments are digested up to some extent.

          There will be more buyers for installment files after ballot.

      “Application verification process will be completed by 15 May 2017 IN SHAA ALLAH. In case, application status does not appear in “Verify Portal” by said date or SMS not received, then contact DHA Multan.”

      They are giving time till 15th May then you may contact DHA Multan if not verified till date.

      It will all depend on number of plots allotted in booking ballot. If number of plots are less in quantity, profit rate will be good. If number of plots are high in quantity then profit will be low. On basis of both option I assume as under:

      DHA Multan 5 Marla Installment File Profit= 25,000 to 250,000
      DHA Multan 8 Marla Installment File Profit= 40,000 to 300,000
      DHA Multan 10 Marla Installment File Profit= 60,000 to 500,000
      DHA Multan 1 Kanal Commercial File Profit= There is no commercial of 1 Kanal

      DHA Multan 5 Marla Commercial Installment File Profit= 20 to 25 lacs
      DHA Multan 8 Marla Installment File Profit= 30 to 35 lacs
