    Brother Shaukat against 5 lac payment, 25 lac is not realistic. Please reconsider it as the development plan is not finalised yet and even balloting for plot is still in progress. its a long term project. My offer against 5 is 8 lac.

      DHA Peshawar 10 Marla file available on booking plan and we are not dealing with booking plan at the moment. Due to shortage of file there is a lot of fluctuation in DHA Peshawar Rates for installment files and mostly deals get back and could not mature due to non commitment by Seller and Buyer mostly. So we are only dealing with Cash payment files at the moment. We will start dealing with Installment files once the market get stable.

    Few questions regarding DHA Peshawar and Bhawalpur

    1- What you think for investment point of view , DHA Peshawar or Bhawalpur – considering long terms
    2- is there will be point that DHA Peshawar file ( installment plan) will be down.
    3- When new DHA Peshawar launching new project.

    • Dear Amir Sohail Bhai,

      DHA Peshawar & DHA Bahawalpur both are long term project. Long term mean delivery in long term not the gain in long term. It may possible that any of these can take gain in short term. But we consider in how much time project in going to deliver rather in how much time it will take gain. Gain is not the subject. Subject is delivery of the project in due course of time. So both projects are long term projects.

      If we compare DHA Bahawalpur & Peshawar then DHA Peshawar has more weight as compare to DHA Bahawalpur. Peshawar has status of Capital like Lahore and it is the only DHA in KPK at time. So the whole KPK will focus on DHA Peshawar. Also property prices are high in DHA Peshawar then DHA Bahawalpur. DHA Installment file may face correction when installment added. If cash file price did not take much gain in next 1 year the installment files own will be dropped.

    • Dear SM Bhai,

      Affidavit files are agreement between land holder and DHA Peshawar. When land holder surrender his land in favor of DHA, DHA issue affidavit files in his favor. Usually this proportion is 2 files of 1 Kanal against 1 Acre of land. DHA give a favor to land holder that in affidavit file Seller name is written and Purchaser name is open. In other word you can say it is a open file. Land holder has this opportunity that he can fill the name in Buyer filed and submit it to DHA and attach a transfer fee voucher of Rs. 6500 (paid by buyer) and DHA transfer this to buyer name. Now this affidavit file is submitted back to DHA. For Buyer DHA issue an intimation letter to intimate him that file has been transfer in your name. Now Buyer need to become the Member of DHA. Buyer submit the membership fee of Rs. 49,990 and DHA issue an allocation letter to buyer after due course of time.

      Now it become an allocation letter. Now it will be transfer as like plot transfer NDC will be applied all Govt. taxed like Stamp Duty, CVT, Seller Gain Tax & DHA Transfer fee etc of 1 Kanal will be applicable. Once it become the allocation all the transfer charges will be applicable on every next transfer. So you can say usually files are first affidavits and then become allocations. However in case of direct allotment like booking or to Army Personal it is directly an allocation file and all transfer fee and charges are applicable on first transfer even, because it is a direct allocation.

      Affidavit is like an advantage for land holder who surrender his land for DHA project. Affidavit and Allocations both files are issued by DHA and are equally secure as the issuing authority is Defence Housing Authority

    Aoa.atif bhai pls 10marla dha Peshawar ka own kya chal raha hai or ab tak kitni installments ho chuki hain.karachi mein koi transfer desk hai k nai.

      People are demanding 15 to 20 lacs. First installment will be due after 10 July. There is no transfer desk of DHA Peshawar in any city other then Peshawar at the moment. May be in DHA Peshawar also follow DHA Bahawalpur and open its offices in different cities. Hope for the best:)

    A.a atif Bhai how I sale my plot in dha Peshawar. I’m at Karachi.1 dealer is saying do agreement with me .I sent u NDC form u fill it attach I’d card copies and return me I fwd ur file of transfer to dha Peshawar. Transfer officer will giv date of transfer.u come for one day for Peshawar to transfer.is this safe process. What I do????

    • Dear Kareem Bhai,

      It is the same process we are following here. We also give token seller, get signed NDC form from seller along with intimation letter copy and ID card copy and submit that in DHA Peshawar office along with Transfer Fee and CVT, Stamp Duties. Once transfer officer give time for transfer we call parties for the transfer only for one day.

    A.a at if Bhai I’m at Karachi how I sale my plot at dha Peshawar. One dealer is saying do agreement with me and sent id card copies I process ur NDC and application for transfer file.then I tell u one date received from transfer officer to come sign at dha Peshawar .is this safe process????

  13. DHA Peshawar Installment Files Transfer Open

    Congratulation to all files holders, DHA Peshawar Management pleased to inform you that Transfer Process has been initiated. At the moment DHA Peshawar is accepting the NDC request. Step required to transfer a plot in DHA Peshawar are as under:

    • Get NDC (No Demand Certificate) from finance branch DHA Peshawar
    • Submit transfer application, NDC, Fee Challans and required set of Stamp Papers to transfer officer
    • Transfer officer will give you an appointment date for execution of transfer
    • Do not forget to bring Original CNIC and Original Intimation / Allocation Letter on Transfer date

    Note: Physical presence of Seller and Purchaser is Mandatory

    Q. When transfer will be open for installment files?
    A. Hopefully in Month of May 2016.

    Q. How much time required in transfer of a file?
    A. From NDC to Transfer it will take 10 days approx, urgent transfer may take 3 days approx.

    Q. I have made down payment but not received any acknowledgement of my payment?
    A. DHA will send acknowledgement in due course of time. It is a process and now possible to send all in one day. So if you have not received, please wait for your turn.

    Q. When DHA Peshawar will announce Phase 2?
    A. Please keep visiting our website for future updates.

    Q. When Commercial booking will be launched?
    A. Please keep visiting our website for future updates.

    Q. Will DHA include the unsuccessful applicants in Phase 2 ballot?
    A. The booking was offered for Phase 1 only. Given amount is non refundable in case of unsuccessful and not supposed to be entertained in Phase 2 ballot. However we have requested to DHA to entertain it if possible. You are also requested to write a request to DHA to consider it. You may send your recommendations via post or email.
