    Salam brother Atif,

    After googling around, finally I learned from your comments that what DC rates stands for (Deputy Commissioner rates). Thank you very much.

    Could you please inform me what exactly these rates mean? Are they decided by Commissioner and set as a standard rate for the property sale/purchase or they mean something else?

    • Dear Zahid Bhai,

      Yes these are set as standard for property sale / purchase Capital Value Tax and Stamp duties or in Govt. acquire any area from public Govt. will pay as per DC rate.

    • Dear Asad Bhai,

      There are two list available now. One is called DC rate list and other is called FBR Rate List. People are paying Stamp Duty & CVT as per DC Rate List, where as FBR and Advance Tax is being paid as per FBR Rate list. However DHA is still not sure about it and getting undertaking from Purchaser if Govt. asked to pay the CVT & Stamp Duty also as per FBR Rates.

    If your contract is with government department. You will pay @ 0.25% and now this need online challan for getting Stamp Papers.

      DHA Phase 9 Prism 5 Marla DC rate for financial year 2015-2016 is = 20 lacs for 1 kanal / 4 = 5 lacs
      DHA Phase 7 five Marla DC rate for financial year 2015-2016 is = 42 lacs for 1 kanal / 4 = 10.5 lacs

    • ok I got it you are talking about Sui Northern Gas Employees Cooperative Housing Phase-1 Society UBD Canal Mouza Chung Panjgrain Lahore. It is located on UBD Canal road and on back side it will be linked with Multan Road.

      Following is the LDA approved map of Sui Northern Gas Employees Cooperative Housing Phase-1:

      This society fall in Allama Iqbal Town Mouza Chung Panjgrain. Mouza Chung Panjgrain all Societies DC Rate for year 2015-2016 is:

      Residential Rs. 250,000
      Commercial Rs. 450,000

    Respected Sir Please let me know that if I buy a plot in Suigas 2, Lahore, What the society will charge per marla if the area of the plot is in excess of 1- kanal and how much they will refund per marla if area of the plot turns out to be less than kanal.please also help me purchase a kanal plot in F block Suigas 2.I would appreciate quick and satisfactory reply .       Usually societies charged as per DC rate per Marla price and refund the same. However I will share Sui Gas Housing Schemes number for your convenience. 1 Kanal plot price range in Sui Gas Phase 2 Lahore is between 30 to 45 lacs. It is recommended for investment.

    I am in the process of buying 4 kanals in shahdrah, lahore. It is currently agricultural land with permission for commercial buildings. I have been told that the rate for conversion from agricultural to commercial is 4% fixed + 2% more if greater than 10 marla.
    What has confused me is that this 4% is based on a value of 3 lac 80 thousand ruppees per marla, which is far beyond the 1 lac/marla i paid.
    Is this information correct regarding 3 lac 80 thousand/marla base?

    Sir, I have a plot of 3.5 Marlas in Eden Garden Extention, Ferozpure Road. I have paid 3,24000 Rs so far. Lots of people are saying that Eden Garden project is too much delayed and they wont give you plot within 5-6 years. No, I am very much fad up and want to sale it. Tell me should I sale it or should I keep it and try to pay full payment. Please guide me. Thx

    For investment Bahria town Lahore is better or Rawalpindi. Further, which type of plot is more suitable for investment, Commercial or Residential.

    • Commercial property is definite much much better than residential. Residential properties are for living, hence commercial properties are purely for business purpose. It is really hard to compare Bahria Town Rawalpindi and Lahore from investment point of view unless we know the individual priority.

    • 5 Marla plots are available on instalment package in Sector D Bahria Town Lahore. Files are available in market from 175,000 to 200,000 with 225,0000 paid amount. 1st instalment due on 5th October of Rs. 125,000.

      Its total price was 1225,000
      Down payment was 225000
      Instalment is 125,000 after every 2 months
      Total 8 instalments

      Files are available in minus price.
