      • Dear Amir Bhai,

        Usually property market behave like same. Due to market practice we do provide daily rates but the nature of product is not required the daily rates. Property prices increases / decrease with large fractions. For example if a property value is 50 lacs it will not increase like 5000 every day. It behavior will like an upward trend within a week from few thousand like 50,000 to few lacs like 5 to 10 lacs. Now it is understood that for next few months prices may not increase because, it took gain of many months or of a year within a week or in few week. That’s why you see stagnant trend in the market for the remaining time till next gsain. But when you see overall trend in general for 5 to 7 year trend of a property you will see upward trend overall. However there are many other factors which may cause the price trend other then time.

      Assalam o Alaikum, Atif bhai mujhy yeh pochna tha ky Dha Gujranwala ki Affadavit file pe land owner ky ilawa 2,3 mazeed logon ki photos kyo lagi hoti hain? aur aksar dekha gaya hai ky land owner ka name kuch aur mention hota hai, aur investor file sale kar raha hota hai ya phir koi 3rd person jiski photo bhi lagi hoti hai? affadavit mein tu i think just zameen ka owner hi sale kar sakta? secondly, kia Dha gujranwala office ki taraf se issue kiya gya Intimation letter fake ho sakta hai? for example agar buyer khud na recieve karay aur dealer se recieve karay? in short, fraud kis form mein hota hai aur kesay bacha jaye?

        For land owner and investor status please check clarify with DHA. As we have adopted the most safe and sound way to buy affidavit files for our clients. You just need to pay the minimal token amount for example 50,000 or 100,000 and your ID card copy with photograph. If you are an overseas, you can send token through online banking and can Whatsapp your ID card and picture. We submit affidavit with your name in DHA and deposit affidavit transfer fee. Once intimation letter is ready we get verify from DHA office and receive payment from client. Overseas clients send us payment online. We can deliver intimation letter anywhere in the world.

        If you do not trust your agent, your must verify the letter from DHA office. In such case your presence is must in DHA office or any of your trust worthy should visit DHA office personally to verify the letter.

    • Dear Irfan Bhai,

      It is better to make agreement to sell on stamp paper. Agreement to sell should be sign at the time of transfer once transfer is completed. For token money usually agents has their receipt book if you are dealing through an agent, otherwise token receipt can be made on simple while paper.

      Project is booked by DHA Gujranwala in 21 Month Installment time. It has total 7 installments of quarter each. Its delivery may be expected in next 3 to 4 years. In short run prices may go up or come down. Project in nature is long term not short term.

        10% was quota for overseas Pakistanis and total number of plots were 4000 so overseas quota will be 400. You can buy without your presence in Pakistan. Current asking profit is 4 lacs approx. File available in 3.90 lacs. Following is break up:

        Down payment 310,000
        Profit 400,000 approx
        Transfer fee 25,000
        Commission 15,000

        Total 750,000 you need to pay down cash and rest will be in 242,850 each installment of 7 total for each quarter. Booking price was 20 lacs for 5 Marla excluding development charges.

        You can also go for Master City Gujranwala 5 Marla Overseas Block including development charges 10.50 to 11 lacs approx vary as per demand and supply. You will just need to pay 10.50 to 11 lacs total including cost of land and development charges. Master City is already a developed project, where 5 Marla with possession is available from 18 to 35 lacs as per location. Overseas block is not developed yet.       A tax filer has no such limit of 40 lacs. Tax filer can buy property of any amount as far he has the white money for the same in his account. There are many questions about the implication this model. We need to wait and see the market trend before making any selling or buying decision.

        Thank you for your reply. I said the same thing that only a tax filer can buy a property worth 40 or above lacs. As others will not be able to trade in such amounts then the common sense says that most of the people will not be able to buy the property above 40 lacs
        therefore the demand will reduce hence the prices. However, as you said only time will tell.

          Yes, if it is implemented as stated. The bill presented in Budget says that Non filler will not even buy property of any price. There is no limit of 40 lacs even in this bill. Have a look at following video:

          It also says that a third party evaluation company will evaluate the value of the property. It may open a new way of bribery as well. Main issue is that who will evaluate the property value.

          It will be good move by the Govt. to fix these issues and make sure that no black money will be park in Real Estate Business. This all will ultimately beneficial for Real Estate Business.

      • Dear Yasir Bhai,

        Affidavit files are agreement between land holder and DHA. When land holder surrender his land in favor of DHA, DHA issue affidavit files in his favor. Usually this proportion is 2 files of 1 Kanal against 1 Acre of land. DHA give a favor to land holder that in affidavit file Seller name is written and Purchaser name is open. In other word you can say it is a open file. Land holder has this opportunity that he can fill the name in Buyer filed and submit it to DHA and attach a transfer fee voucher (paid by buyer) and DHA transfer this to buyer name. Now this affidavit file is submitted back to DHA. For Buyer DHA issue an intimation letter to intimate him that file has been transfer in your name. Now Buyer need to become the Member of DHA. Buyer submit the membership fee to DHA and DHA issue an allocation letter to buyer after due course of time.

        Now it become an allocation letter. Now it will be transfer as like plot transfer, NDC will be applied, all Govt. taxed like Stamp Duty, CVT, Advance Tax on Sale and Advance Tax on Purchase & DHA Transfer fee etc. will be applicable. Once it become the allocation all the transfer charges will be applicable on every next transfer. So you can say usually files are first affidavits and then become allocations. However in case of direct allotment like booking or to Army Personal it is directly an allocation file and all transfer fee and charges are applicable on first transfer even, because it is a direct allocation.

        Affidavit file transfer fee vary between 6500 to 20000 for normal to urgent transfer respectively. Purchase is not charges any CVT, Stamp Duty and Advance Tax. Affidavit file can be transfer without presence of Seller and Buyer in DHA Office. But for allocation letter collection Buyer must present himself to collect allocation letter.

        Allocation file transfer fee is charged as regular plot including full DHA Transfer Fee, Advance Tax on Purchase, Capital Value Tax (CVT), Stamp Duty and any other Govt. charges. For Allocation files Seller and Buyer must be present in DHA Office, except Overseas Buyer Transfer or On Behalf of Buyer Transfer in case of DHA Bahawalpur. But for allocation letter collection Buyer must present himself to collect allocation letter.

        Affidavit files rate is more then Allocation files due to difference of transfer fee.

        Affidavit files can be transfer within 3 to 4 days, where as allocations files required NDC and take 7 to 10 days to transfer.

        Affidavit is like an advantage for land holder who surrender his land for DHA project. Affidavit and Allocations both files are issued by DHA and are equally secure as the issuing authority is Defence Housing Authority

        There is no official date available for DHA Gujranwala 10 Marla Plots ballot.

Expected own may vary between 3 to 5 lacs but it will remain the same for the long time as we have witness DHA Multan 5 Marla own price is around the same value till today as it was at day first.         Overall market condition is slow to political situation and up coming election. I think we should not make any comparison between two for short time, prices may stable or increase little bit for overall property market in Pakistan if other factors remain the same. although there is no comparison between locations of both projects Master City and DHA. DHA Gujranwala has much more strong location then Master City. But on the other hand Market is ready for living. A short activity will be created in DHA Gujranwala after 5 Marla balloting but it will not be able to sustainable due to market practice in Pakistan even market is at fast pace.

        We initially demand high own due to low investment and later when up front amount increase with the passage of time for installment plan, the profit amount decrease (or if remain the same still in terms of time value of money its decrease). Actually profit amount should increase as investment increase, but unfortunately we have witness opposite direction here in Pakistan Property Market for booking plots. We have recent example of DHA Multan recently balloted has following trend:

        8 Marla Commercial Total Price: 35 million
        Processing fee to participate in ballot: 20,000
        Down payment within 30 days: 3,500,000
        Installment after every 3 months: 2,625,000

        20,000 investment to participate in ballot
        If successful down payment to be paid within 30 days: 3,500,000
        before paying down payment seller want to sell it with only investment of Rs. 20,000 on profit rate of Rs. 35 lacs

        Down payment paid 3,500,000 along with membership fee of Rs. 64,160 now market price is 30 lacs, logically now investment increase so profit should be increase but it is decrease because we have demanded initially 35 lacs illogical high profit on initial processing fee of Rs. 20,000 and also few buyers got trapped in this situation and their investment switch into loss after down payment in next 30 days.

        1st installment paid (due) of Rs. 2,625,000 now total investment made is 6,125,000 (excluding 20,000 processing fee and membership which do not show in account statement by DHA). Now market price is 20 lacs profit

        2nd installment paid (due) of Rs. 2,625,000 now total investment made is 8,750,000 (excluding 20,000 processing fee and membership which do not show in account statement by DHA). Now market price is 12 lacs profit

        3rd installment due date is 31st March, 2018 now total investment will be made is 11,375,000 (excluding 20,000 processing fee and membership which do not show in account statement by DHA). Now market price is ?

        So we found that as time passes upfront amount increases and profit goes down. Although it should be increase as investment increasing. This is one situation, in other situation like 5 Marla plot which is low budget and more people can afford it, its profit also not increase with increase of investment but remain stable or little bit came down just due to small investment.         Although your question was not about installment plan but as 5 Marla is going to be balloted soon and you asked about impact of launch of 5 Marla in DHA Gujranwala. So I just share the analysis of installment plan behavior in Pakistan Property Market in general. In specific cases it may differ.

        Also eProperty do not recommend / suggest any selling / buying activity in market by all stake holders till the down payment made and an agreement is done between DHA and successful applicant. DHA also says that same that do not make any trade activity till the transfer open, and transfer open after paying down payment and membership fee by success full applicant.

          If DHA Gujranwala starts development works from September this year, when they will be handing over the plots to customers ready for construction??? Just your kind guess on it.

          Installment plan of 5 Malra plot is for 21 Month (7 quarterly installment). Price is exclusive of development charges. Now assume if DHA collect development charges in 3 years then total project time to complete the payment plan will be 21 months plus 36 months i.e. 4 years and 9 months. However it is case for 5 Marla only. Later on if DHA open booking for 1 Kanal and 10 Marla also and if cost of land is 12 quarterly installment plus development charges plan also 3 years then it will be 6 years to complete the payment plan. This is as per previous track record of DHA. But now DHA is more active towards development. Like in case of DHA Bahawalpur & DHA Multan no development charges started yet but development is going on. Currently people are paying cost of land in installment plan. But in case of DHA Peshawar, installment for cost of land plus installment for development charges also started due to plot number balloting.

          Now if DHA Gujranwala also follow the same practice like DHA Bahawalpur and DHA Multan and start development in September then I assess it can be made livable in next 2 years. However we have no official statement by DHA Gujranwala when it will be livable.

          Which investment is better Cash Payment of Installment Package?

          Again I do not have a one line answer for this question. No one else can give answer for this question, only individual can answer him / herself about this question keeping in view the following factors:

          1- Is your decision is for pure investment purpose to get some return
          2- Are you going to use this property for your own residence or business purpose
          3- When you need to construct home or building (after how many years)
          4- Can you easily pay installments in time when due
          5- Are you ready to wait until project get developed and possession granted

          Tips: Do not book plot or home if you are not able to mature it or cannot wait till possession granted. Investment may be risky and return into loss for pre mature selling (builder or agents / dealers are in “win win” position in this case, only looser can be the investor.

      It will be booking ballot not the plot location ballot. There are two types of ballot now from onward booking / installment system introduce in Pakistan for Real Estate. At the moment DHA Gujranwala will have only booking ballot. So there will be no block or location confirmation.

        I think DHA Gujranwala is now at stage towards development now. As per market news on 19 December Corps Commander is going to inagurate the Gate Design of DHA Gujranwala. Also DHA Gujranwala New Office will open for public dealing from tomorrow. New office move to main GT Road near Channab Gate. I am very hope full DHA Gujranwala will move forward towards development work now.

          In my personal opinion DHA took a big step to move office out side near Chenab Gate at Main GT Road. Previously office was in side Cantt area and there were un necessary procedures to reach DHA Gujranwala office to Buy or Sell a plot from client point of view. The old pathetic entry system of Cantt area. Wait for 15 min to 30 min just to enter your name and reason of entry into Cantt area. Un fortunately manual entry system take too much time. This was the main reason for clients and service providers were reluctant to work with DHA Gujranwala.

          I really appreciate DHA Management decision to take office out side the Cantt area on Main GT Road, now it is in Public area and can be accessed by General Public easily. So I am very hope full after this small but positive and client friendly move by DHA now DHA Gujranwala will have better image than before. To be a successful organization it was necessary for DHA to take care interest of all stake holders (primarily are the Service Providers and the General Public).

          Now the second urgent immediate move is to increase the numbers of Registered Service Providers to increase the potential end consumer base which are necessary for the success of every project. More number of Service Providers will result more customer base. As Service Providers are facilitators between DHA and End consumer.

          I am looking DHA Gujranwala moving forward due to this first step of moving office out side. It shows that management is now serious to take project to next step which is the launch of project for General Public in installment plan. This is move is expected before June 2018. Another news in market regarding inauguration of DHA Main Gate in this month of December. As per market news DHA has now 2 approaches available from Main GT Road.

          As we know DHA Gujranwala is last in Q which is not launched yet. DHA Bahawalpur, DHA Peshawar and DHA Multan is already launched so the next move is DHA Gujranwala. Also as per market news DHA has now sufficient land to launch the project for the General Public booking. We already have seen change in prices after inauguration of New DHA Office at Main GT Road. In my opinion it is best entry time for DHA Gujranwala for next 3 years holding time.

          You are right, DHA Gujranwala is not launched yet even. If DHA has to offer bookings on installment then first it will offer installment files once booking ballot is done then later there will be plot ballot. We do not have any time for this.

          We suggest as per condition. We do not get any delivery time frame from builder / developer or authority. As we beleive on official statements, untill that we just give an onverall expected time frame which may reduce or invrease with un forseen reasons. In Pakiatan we are not very good to deliver in time. So we have no other choice to give a range of time frame. I hope you understand our limitation.

          Property Investment in nature is not for shorter run but with smart move you can play in short time with the risk of profit as well as loss. For secure and consistsnt growth you need holding time.

      DHA Gujranwala is not yet announced any development charges list officially. But as it Lahore Chapter also development cost can be equal to Lahore but not less then Lahore. There should be no difference of cost among cities. In DHA Lahore recent development charges in Phase 9 Prism and Phase 8 IVY Green 10 Marla development charges are 13 lacs.

      If some one don’t pay development charges in time, DHA don’t cancel the plot. A fine of late payment is charge on annual basis as 20% per annum.

      DHA Gujranwala will be launched in last, now Multan booking is open. May be DHA Gujranwala will be launched at 2017 end or in beginning of 2018. We do recommend DHA Gujranwala for minimum 1 year holding time.

      Sir, I suggest few changes in your website.
      1. Comments should appear date wise. Presently comments are appearing haphazardly taking long time to scroll down.
      2. Reply shud be seen under same comment where reply was given.
      3. Uploading of comments is quite slow. It should be an immediate appearance in comments box.

        Thank you for your feedback. We are using WordPress platform for our website. It is system limitations. Comments are arranged date wise. Every new parent comment come first. But reply to a an old comment do not change parent comment location and it remain on the same location when it was posted. However every new reply to the same parent come comment come under the same comment. We have Enable threaded (nested) comments 4 levels deep. You can reply up to 4 levels of comment. Every comment have reply button up to 4 level. I hope you understand our system limitation.

    Dha gujranwala is the best option. Why 1”’ location is much better than ‘ multan’ bahawalpur dha’ center of lahore and Islamabad ‘ three airports’ Gi Road. 2nd”’prices are very. Economical as compared to dc ‘Master city’ ‘etc etc. 3rd.. It is long term, 3.5. Years investment. 10 marla must be. Gone up to 70lack ‘ 4rth. Dha is a military project the most trustworthy.

      there is no single file in D.H.A gujranwala, all is drama of different investors, in order to get high prices according to their choice. now people will see, in the end of march the price of 10 marla will be 40 lac, its drama

      Dear All,
      I said this before as well on this forum, that during the first half of 2017, DHA Guj is going to get major boost, prices hav started picking up and I can assure you that it’s just the beginning.
      Bahawlpur and Multan are being projected more but it is the ideal location of DHA Guj and it’s vicinity to major population centres which make it a perfect attraction. Just wait for another positive news and then see the prices going up, very soon.
      Above analysis is based on some inside information and on my limited experience.

      The link you shared is removed due to our policy. This booking is being offered by PMA. But DHA do not certified this booking procedure by PMA. So it is better to avoid such bookings. It is better to buy DHA Gujranwala files on cash payment. DHA Gujranwala do not offer any such bookings officially.
