      Your Phase 9 Prism commercial plot value as under:

      1) Zone 1 – 160 (corner) around 825 Lacs
      2) Zone 2 – 75 around 675 Lacs

    Atif bhai I really appreciate your efforts from the bottom of my heart. Please Answer these queries:

    1- What is the market situation for 10 Marla Plots in ‘DHA 9 Prism Sector-F’, I mean how much will it rise in one or two years time? I am asking this because I have an army allotted plot, if the market value increasing trend is good then I will wait a year two to sale it but if the market value will not change much then I suppose I should sell it now, what do you recommend how much will the prices increase in a years time?

    2- Lets suppose the market value of a plot is ’60 lacs’ can the seller demand much higher than that, like for example can he demand ’75 lacs’ and will it be sold under this demand since original market value is 15 lacs less than that?

    It would mean a lot to me if you could answer these questions. JAZAKALLAH KHYR.

    1. Dear Abdullah Bhai,

      Market is dependent on the Govt. Policies. At the moment market is slow. As Amnesty Scheme is approved by the Govt. This may result a positive sign for market short term trade.

      It is really hard to predict at this stage for next two years market growth but it seems positive due to China Pak Economic Corridor and other major developments going in Pakistan.

      “The National Assembly passed the Income Tax (Amendment) Bill 2016 on Wednesday to bring undisclosed property investments into the mainstream on certain tax payment. Under the law, an investor needs to pay three percent tax on the amount of difference between declared cost and actual cost.”

      1. Atif bhai, what 2 installments paid means for a buyer? How much he would need to pay to the owner if he wants this plot?

        1. Dear Kashif Bhai,

          There are 12 developments installments for each category.

          5 Marla development charges are 9 lacs (75,000 x 12)
          10 Marla development charges are 13 lacs (110,000 x 12)
          1 Kanal development charges are 19.50 lacs (162500 x 12)

          2 installment paid mean that 2 installments of development has been paid. Now plots are being demanded including installment paid by the sellers. So you can easily calculate what is paid in terms of developments if you know how many installment paid.
