Assalamualaikum Atif Bhai
I highly commend your work and believe you can help me out here.
I am looking to invest in real state and very new to it. I need your guidance to make investment decision. Funds I want to put in are 50-70 lacs. I ll prefer to buy 10 marla plot. I am looking for long term investment and ll like to hold it for 5 to 10 years. Can you please address following questions
1- Where should I buy? Prism or Phase 9 DHA Town or DHA Phase 11
2- Whats best in these funds, 10 marla or 5 marla?
3- In Prism should I go for file or for plot? Its much more convenient for me to pay installments but I just want to see how much I had to pay more in installments as compared to lump sum payment.
4- In Prism, Sector H and K looks good but I am skeptical of the fact that Youhananabaad is there in middle of Sector H. Does it have any draw back(s)?
5- I presume Sector B is really good being closer to Phase 5, but it got some ” Excluded Areas”. I came to know that these excluded areas can potentially hinder the development work.
Sorry if its too much to ask but considering me as being a new starter, hope you ll reply the queries at length.

Thank you for your comment. As you are going to hold it for 5 to 10 years that make it easy to understand where we should invest. You can have two options.
1- DHA Phase 9 Prism Sector B 1 Kanal plot at 55 to 60 lacs budget
2- DHA Phase 9 Prism Sector K 10 Malra plot on back of main within 45 lacs
3- DHA Phase 9 Prism Sector J 10 Malra plot on back of main within 50 lacs
Development charges for 1 Kanal plot are 19.50 lacs
Development charges for 10 Marla plot are 13 lacs
If you are strict with your budget then you can have the above option for next 5 to 7 years holding time.

For Bahria Town I better recommend you to sell this plot and convert it to Phase 9 Prism. Although Bahria Town is good development but it rates will grow faster and more in DHA Phase 9 Prism as compare to Bahria Town.

Thank you for remembering me. I appreciate your comment. It is Allah blessing on me that you are satisfied with me. I will recommend to buy a plot in DHA Phase 9 Prism. Kindly let me know her budget so I can suggest accordingly. One month is more then enough to finalize a deal and get transfer. I can be possible in one week time easily. Even transfer can be done without purchaser presence. But if she is coming then she can get transfer of plot in her presence.
Purchaser requirement for Phase 9 Prism Transfer are:
1- Two Photo Graph with blue back ground
2- Original ID card
Thats it, rest of the work will be done before transfer. Once the deal is finalized with seller and transfer time and date is decided. Token will be given to seller and NDC will be applied by Seller, DHA will issue transfer voucher and dues on due date of NDC. Transfer fee and dues will be paid. After 2 days of dues and fee payment we can get transfer of plot. On transfer day after transfer completed, we will make payment to Seller and get sign on agreement to sell. After transfer stamp duty and CVT will be paid and these documents will be submitted to DHA with covering letter which we will get on transfer day along with membership fee.
DHA Phase 9 Prism 1 Kanal total transfer dues are as under:
DHA Transfer Fee: 76500 (75,000 + 1500 sports fund)
DHA Membership fee: 37000
Membership Form: 300
Capital Value Tax (CVT): 40,000 (2% of DC rate i.e. 2,000,000 / Kanal)
Stamp Duty: 60,000 (3% of DC rate i.e. 2,000,000 / Kanal)
Advance Income Tax for Buyer: None (DC rate us less then 3,000,000)
File Expenses: 2500 (transfer file + agreement to sell)
Total charges are: 216,350

You can do transfer your plot without your presence but its a lengthy process, you have to follow the following process. But it is better to get ticket and come to Pakistan and give transfer and also enjoy the home tour in the same ticket 🙂

Service: Foreign Transfer
Time Line: On completion of requirements / documentation
Charges: Depends on the Phase, Size and Plot / Building Type.
Delivery: Transfer Branch
Documents Required
1- Complete Transfer Document Set along with No Demand Certificate Request Form and Site Plan (if required). (Download Specimen)
2- Documents will be signed by the owner and attested by the Embassy / Consulate.
3- Attested copy of owners Computerized National Identity Card from concerned Embassy / Consulate.
4- Attested copy of Passport and Visa with Exit and Entry Stamps from concerned Embassy / Consulate.
5- Authority letter for submission of Transfer Papers on Stamp paper of Rs 50/-. (Download Specimen)
6- Documents are submitted in DHA office Customer Services Centre.
Procedure
1- Authority Holder submits the documents to Customer Services Officer at Customer Care Centre, DHA Office.
2- Customer Service Officer will issue the receipt of the documents.
3- Transfer Branch will verify the transfer documents from concerned Embassy / Consulate and Owner.
4- After receiving the Confirmation Letter from the Embassy / Consulate and individual, Authority Holder will follow procedure mentioned in Regular Transfer Section.
Although it is not recommended, because the time line cannot be decided in this process and prices fluctuate mean while that may interrupt the deal by Seller or Buyer. But if there is no choice then you may follow the process at your own risk.
