    What is the best time to invest in DHA phase 9 prism, 2016, 2017, 2018 ?

    What other options or upcoming new DHA schemes after Phase 9 ?

    I need to invest 3 to 10 million in next 1 to 3 years, Kindly advise what are most suitable options DHA or non DHA?
    Considering short term invest plan say from 3 to 5 years.

      3 to 5 years is not a short time, it is a reasonable investment time, short is year or less. I will recommend to invest in Phase 9 Prism now. You will not find these prices next year.

      DHA Phase 9 Prism Sector K-2243 is a good buying, I personally like this location. I have visited the J & K blocks on ground from Ahsiana Housing Schemes up to Hudiara Drain (Comfort Factory). I would prefer these two sectors then Sector R or any other 5 Malra location as far as price, location, accessibility is concern, however it is a long term investment. Both of Drains are (Hudiara Drain and Rohi Nala) are far away from these Sectors on site but look close on map. Although only few locations within J & K are week but overall these two sectors are best buying for 5 Marla in Phase 9 Prism in case of price vs. value.

      Because you have already given the token, I would prefer to know from you at what rate you have given the token money (believe me Buyer has more knowledge then us:) ).

      In the above given choice, if the purpose is pure investment only I mean not for living in future for my self, I would prefer DHA Gujranwala among the given choices.

          Yes you can buy a plot away from boundary in budget of Rs. 27 lacs. I have plot # 2194-J including 1st installment of development charges. So you can say that its price is 26.25 lacs excluding 1st installment of Rs. 75,000

    Brigadier Zafar Yaseen Babar, Administrator DHA Lahore said that DHA Phase 9 Prism will be representing culture of all 5 provinces of Pakistan while addressing at DHA Lahore Phase 2 Sector R Auditorium to audiences came for DHA Phase 1 to 6 Plots for Sale 2016 Ballot. He also said that DHA Phase 9 will be the top of line Phase of DHA Lahore having Theme Park, Polo Club & Golf Course. There will be solar street lights and Wifi Streets in Phase 9 Prism Lahore. He told audiences that now you can dive through on all major road of 120 to 150 feet wide, development is going on at site.

  6. I wanted to buy a 10 marla plot in DHA Phase 9 for settling down there in future, but can’t do it as don’t have enough budget. Therefore, I’m thinking about buying a 5 marla plot with a budget of around 25 lacs and then having it replaced with 10 marla plot after a while, with some savings.

    Someone has advised me to buy 1 kanal plot in DHA Gujranwala and then have it replaced with 10 marla plot in DHA phase 9 in future

    Which one looks better to you and what would you advise?

      Its all depend on time. If your budget is limited to 25 lacs only. Then you should not try this practice. You simply buy a 5 Marla plot and later when you have money you can switch to 10 Marla.

          DHA Phase 9 Prism Sector K-1154 market price is 25 lacs approx without installment (add 75,000 for installment)
          DHA Phase 9 Prism Sector K-309 market price is 48 lacs approx without installment (add 110,000 for installment)

Jazak Allah Atif bhai, On your web page prism J block lower cutting is well competing with upper cutting of J block, is lower cutting good for investment as lower cutting also have clean big chunk of land similar to upper cutting and as per map it looks lower cutting is also having access to LRR via interchange which will be shared by k and j lower cutting pls advise

          In fact the proposed Interchange will at lower cutting of J & K. Interchange shown at upper cutting of J is future interchange in LRR Map with dotted circle. Although this future interchange will a very important link when developed. It will connect Phase 9 Prism to Shaukat Khanum Hospital crossing Ferozpur Road. But still it is a future interchange and will not be developed now.

          DHA Phase 9 Prism Sector R-2508 market price is 35 lacs. Although sellers are demanding high price is R. But with 9 Lacs development it does not worth more then it. If you are going to buy a plot in Sector R for 38 to 40 lacs it mean it will cost you around 47 to 49 lacs. In such case will highly recommend you to buy a on ground with possession plot in DHA 9 Town for 45 to 55 lacs easily.

      I would recommend you to go for DHA Phase 9 Prism for 2 Kanal Plots in range of 65 to 70 lacs and get a 5 Marla plot in budget of 25 to 30 lacs

      We cannot compare DHA and Bahria Town directly with each other, although both are substitute but not direct substitute. Locations of both in Lahore are different. If the purpose is only investment then I will recommend you to sell orchard and buy a plot in Prism. But if living is also a choice then you can better choose which location suits you best.     Already you send me Assesment of this plot but I want to clear my doubt.
    My plot # F – 1837
    I just want to know there will be will be chance of boundary between my plot and LRR.what is the size of boundary wall.
    Because I am afraid if boundary infront of my plot , it will be dead end plot.
    Please tell as per DHA policy and your experience.
    IF chance of boundary I will sell my ploy now.

      I have not seen any boundary wall in DHA Phase 5 area where houses are in front of Ring Road. Also not seen any wall in DHA Phase 8 area which is in front of Ring Road. This is my personal observation, still if you want to confirm please contact DHA Lahore for further assistance.

      You should not delay. Prices in Sector J are going up. For corner plot at good location like centrally located not close to boundary or grave yard you should have budget of 28 to 30 lacs approx
