    PESHAWAR: Pakhtunkhwa Ulasi Tehreek (PUT) and Khidmatgar Qaumi Jirga appealed to Chief of Army Staff General Raheel Sharif to have their agricultural land in Shahi Bala and Spairsang areas returned to them. These pieces of lands were made a part of Defence Housing Authority (DHA) in Peshawar.

    While addressing a seminar at Peshawar Press Club on Thursday, member of PUT Haji Gul Bacha said, “We are not ready to sell our land to DHA. However, the project authorities are trying to coerce us into selling it,” he said.

    Haji Badaruz Zaman, a PUT member, said DHA has installed signboards at various places in Spairsang and Shahi Bala areas and occupied the land illegally.

    PUT Chairman Said Alam Mehsud presented a resolution, saying the construction on agricultural land is illegal and against the law. “Additionally,” he said, “DHA has occupied disputed land and is doing so illegal.”

    Mehsud accused DHA of forging ownership documents and presenting it as its own. “We will be forced to become refugees or will be displaced if our land is taken away by DHA,” Mehsud added.

    The organisations demanded human rights activists support them against, what they termed, the “land mafia”. “This is a conspiracy against the Pukhtun nation,” Mehsud added.

  4. Steps needs to be consider before making any deal in DHA Pesahwar for Booking Files

    For people who want to trade before transfer open I have the following recommendations for them. Although trade before opening of transfer is highly risky. Steps must take into consideration before making any deal:

    1- Check the online ballot result of seller by asking him ID card number (http://dhapeshawar.org/search.html).

    2- Decide the profit money mutually.

    3 – Make an agreement on stamp paper of 1200 rupee with the terms and conditions decided.

    4- Ask for the original intimation letter along with original membership form and payment schedule (1 + 2 + 1) total 4 papers (if you are going to deposit the down payment on behalf of seller). Fill up the complete Data of Seller except the phone number and current address. In Phone number mention your (Buyer) phone contact & in present address mention your address (Buyer).

    5- Make separate pay order for each file. For each 10 Marla file make pay order of Rs. 299,990 in favor of “Defence Housing Authority Peshawar” For each 1 Kanal file make pay order of Rs. 549,990 in favor of “Defence Housing Authority Peshawar“.

    6- To avoid any mishap write the file number mention on Intimation letter behind each pay order, name of applicant, father name or husband name, CNIC # or NICOP #, complete address (your own (Buyer) address which you mention in current address of membership form) Your contact number (Buyer).

    7- Two blue background photograph of seller & Two duly attested copies of Seller CNIC or NICOP. Two duly attested photocopies of Next of Kin. In case of Overseas Applicant (Seller) 1 attested copy of Passport.

    8- Dispatch all these documents to DHA Peshawar Office at given address or deposit in person at DHA Peshawar Office (Do not dispatch Intimation letter, keep original intimation letter with (Buyer) you).

    8- Try to pay the minimum amount of decided profit at this time. Force to pay remaining amount of profit at the time of transfer.

    9- insist Seller to give you a guarantee check (post dated 3 to 5 months) against the down payment you are paying on behalf of seller. (Rs. 299,990 in case of 10 Marla or Rs. 549,990 in case of 1 Kanal) Multiply by number of files.

    10- Keep visit our page or in contact with DHA Office to know about opening of transfer. When transfer is open do not delay the transfer try to get transfer of file on your name at your earliest.

    These recommendations are just given to secure all stake holders interest including Seller, Buyer, Agent & DHA with best of my knowledge. These recommendations are best applicable if you know the person well. Please do not follow these recommendations if you are buying from open market from an un known person. However if your agent is giving you guarantee of a person and you trust your agent then you may follow the same.

    Dear all respected successful applicants of DHA Peshawar we are receiving a lot of inquiries for selling and buying of files for 1 Kanal & 10 Marla both. Most of people are asking for the rate. Transaction without any documentary proof is highly risky. We are avoiding any such risk to benefit all stake holders including Sellers, Buyers, Agents & DHA Peshawar.

    We highly recommend to seller to wait until they received intimation letters, once they have intimation letters in hand then contact us. For buyers we recommend them to wait until transfer process open to minimize any loss. However if the seller is known to you well, you can make a deal with him / her on the basis of intimation letter. This transaction may involve payment of down payment on the behalf of seller. If you dont want to take any risk then best time to buy is after transfer open. This may take some time. We are in touch with DHA Peshawar as soon as transfer will open for installment files we will update here.

    However cash paid files can be traded as transfer is open for cash paid file.

      i can manage to deposit the down payment but quarterly installments are impossible to be paid

    DHA Peshawar sending intimation letters along with membership forms and payment schedules to successful applicants for 1 Kanal & 10 Marla in Phase 1. Membership form showing Phase 1 to 9, it mean that in future DHA Peshawar management exacting up to 9 Phases.

    Members are requested to pay 299,990 as down payment including membership fee of Rs. 49,990 (membership fee 22830 + 27,160 misc. charges) through Pay order / Bank Draft in favor of “Defence Housing Authority Peshawar” along with covering letter containing particulars i.e.

    • CNIC / NICOP Number

      These are same location files as of ballot Installment plots or is it something different. Where did they get files when DHA is doing ballot for plots.

        DHA issue files to land holders against their land which they have surrender in favor of DHA. These file are called cash payment files. Ballot files are those for which DHA invited applications for booking. Ballot was done for booking files. Cash payment files dont need to be balloted. These are against land. Plot number ballot for cash payment file & booking files will be done later, once the map will be ready.

      We are not doing any transaction in DHA Peshawar, as seller has no proof until DHA send him intimation letter. At least seller has a documentary proof. At the moment seller only has his ID card showing as successful applicant in DHA Peshawar.

      I better recommend you to wait till intimation letter so deal can be done of solid footings.

    Dear Atif Bhai I have a relative who got succeeded in 10 Marla plot. He is not in a position to pay down payment and he wants to sell the plot .He is very close to us so therefor no chance of fraud involve. Can you please tell me the price excluding down payment( NET PROFIT) to be paid to him.I will be very thankful if you tell me a straight forward rate.

      We are Real Estate Consultant and facilitate people for selling and buying properties. We do not set the rates. Seller give us demands and Buyer give us their offer or budget. I just make clear this to inform that market is set by demand & supply rule. Even if I give a base rate here still it would not be a rate and if there is high demand market will go up and if there is excess supply market will come down.

      As we know success ratio was very low in DHA Peshawar Ballot. Hardly few people get the success out of thousands. So demand will be definitely high. But it is does not mean that we can ask what ever we want. We have to consider the availability of cash paid file @ 55 lacs in bulk. Even in bulk you can get discount. So it this 1 Kanal cash payment files will not allow buyer to buy a installment plan at a very high price.

      I am strongly recommending buyers to buy only from your well know sources or well know persons. Whom you are sure that they will come at the time of transfer. At this stage seller has nothing other then his ID card which says that this is successful applicants. I am recommending sellers to wait till they have at least intimation letters in their hands before selling this. This may take a month of more to situation clear. As in case of Bahawalpur we have seen that ballot done on 27th November, 2015 and transfer opened on 3rd March, 2016.

      Now I am recommending people to go for Bahawalpur files as transfer is open. So it is now peace of mind for all stake holders (Buyer, Sellers, Agents & DHA). Make sure that you have to follow the DHA processes. Transfer will be made in DHA Peshawar office only. You may have to travel more then one time to Peshawar to complete transfer process.

      As you are buying this file from your relative and you trust him, you both decide a profit on file and make the deal. Just consider that amount paid by seller i.e. 8,000. How much profit you should think can be offered for 8000 amount. In case of Bahawalpur it was 25,000 to 50,000 average. Hope this answer the question raised by you. Please do not hesitate to contact me for any further assistance in this regards.

          Congratulation for being successful in DHA Peshawar Ballot, you are the lucky one. I will highly recommend you not to sell this plot if you can carry it. You can sell it any later stage when you need.

          I often explain property investment as under:

          1 year investment in property mean “Tomorrow”
          3 years investment in property mean “Reasonable”
          5 years investment in property mean “Good”
          10 years investment in property mean “Enough”
          15 years investment in property mean “More then Enough”

          Your investment fall in Good & Enough. Thats mean it will be more then 3 times and it is not fixed I can be much higher then this.

They said not at the moment are available on intimation letter. Kindly can you please tell me how can i see and tell (which sector i.e. A,B,C…) my plot is?           This ballot was not plot number and location it was for the success of allocation of plot in DHA Peshawar. Now a plot has been allocated in DHA Peshawar for you. It mean you have a plot in DHA Peshawar but where it is located it is not planned yet. After planning phase completion another ballot will be done with map showing Phase, Sector, Block & Plot number etc. It may take next 2 to 3 years to be completed, I mean the planing phase. However this time it seems that DHA will try to complete it early to intensive completion with other developers.

      You can buy 1 Kanal plot on cash only. 10 Marla plots are available on installment package. Lump sum payment option is not available for 10 Marla. It is only available for successful applicant of 1 Kanal.

      You can buy 1 Kanal file on cash @ 55 lacs
