CDA, Bahria Town face to face in housing projects

ISLAMABAD: After introducing two housing projects – Park Enclave and Bahria Enclave – on Kurri Road, the CDA and Bahria Town confront each other once again in E-11 where the CDA has launched housing scheme Margalla Retreat and Bahria Town has introduced Margalla Enclave.

Interestingly, this time too Bahria Town has fixed the price of plots which is half of that fixed by the CDA.

The CDA has offered a limited number of 500 square yard plots for sale in the northern strip of E-11 and price of each has been fixed at Rs18 million a plot. Whereas Bahria Town will sell limited number of plots measuring 10 marla, 1 kanal, 2 kanal, and 4 kanal each on easy instalments at Margalla Enclave at a distance of about one and a half kilometre from CDA’s Margalla Retreat, subject to permission granted by the CDA.

Bahria Town has fixed the price of plots that is almost half of the price demanded by the CDA. Bahria Town will sell a 10 marla plot for Rs4.5 million; one kanal plot for Rs8.9 million, 2-kanal plot for Rs16.9 million and a 4-kanal plot for Rs32.4 million.

In order to get NOC from the CDA under rules and regulations, Bahria Town is collecting all necessary documents and efforts are afoot to get sanction for housing schemes from the CDA.

After the announcement of sale of plots by Bahria Town, the CDA is facing difficulties and it could not sell its plots by the deadline of 26 September. Thus it has been forced to extend the last date up to September 30.

Property dealers say that lower and middle class too should also have an opportunity to get plots in Islamabad at cheaper rates as someone from middle and lower middle class cannot afford to purchase a plot on payment of Rs18 million.

Therefore, Bahria Town has decided to introduce schemes in competition with the CDA that would be comparatively low priced and which will be completed in short span of time with all the far better facilities already provided in all other Bahria Town schemes.

Public in general expects that the CDA would not use delaying tactics in providing NOCs to private sector. Property dealers say that as prospective buyers look forward to plots in Magalla Enclave at half the price of CDA plots, they have decided against buying CDA plots.
