  33. 1. After the arrest of Lt Col Zafar (Retd) by NAB, some local newspapers published news that he was part of DHA Bwp. A clarification was issued instantly and all those newspapers regretted their news and published clarifications next day that the arrested person is not part of DHA Bahawalpur.

    2. Legal notices have also been served to these newspapers.

    3. Lately again some news are being spread in social media and published in local newspaper to involve DHA Staff in the said case by reporting wrong facts and figures.

    4. Complain has been lodged with FIA and other agencies to identify those who are spreading false news and for legal action against them.

    5. The fact of the matter is that this case is between private parties where few individuals, who greedily and illegally rented their files on huge profit, complained to NAB.

    6. NAB did a prolonged inquiry and arrested individuals related to this fraudulent act.

    7. DHA Bwp has no role and responsibility in their ilegal deal / business. Rather DHA took all possible proactive measures to sensitise the general public about this ilegal practice.

    8. DHA reserve all rights to take legal action against individuals and newspapers spreading fabricated stories and maligning its staff.

        Yes DHA Bahawalpur population is near 1 million and it is Pakistan 11th largest city population wise. If we compare the prices of DHA Bahawalpur with other local societies we can easily say that yes this population is enough to populate this society, because other surrounding areas are also potential buyers for DHA Bahawalpur. However it may take some time to populate.

        Due to recent property reforms and tax structure overall property market is under depression. But we have seen buying now in DHA Bahawalpur since last 2 week. Most of the low price plots are sold out. I am very hopeful about good days for DHA Bahawalpur soon. There is no such development in the whole region excluding Multan. Bahawalpur is city of colleges and have deep connection with the surroundings from centuries.

      1. Looks like the DHA Bahawalpur property empire has turned into a nighmare. Small investors have sank 40% of their hard earned money. Still DHA is asking for development Charges. We are left feeling angry and betrayed. We do not expect significant income from this investment for several years.

      We must understand that nature of the product. Every day rates do not represent the real picture. These are based on selling buying activity, which is based on rumors (good or bad). What we need to check the development work. If development work is going on then no worries. We know DHA Bahawalpur development work is going on. They also have started development work for Sector D as well. On ground reality is changing with the passage of time.

    If they offered 8 Marla Residential at 25 Lacs then Kanal (affidavits and plots) at price 30-32 Lacs is much under-priced.
    How do you see prices of affidavits & plots of DHA Bahawalpur onward in 6 months time frame ?

      Well affidavit mean a document without any plot number and block, it mean you are just buying an unknown location. It is much better to buy A, B and C blocks plots now, which are on ground and under development phase. Possession for these sectors is also expected soon. An average you can buy A & B Kanal plot in 35 lacs. It mean affidavit is value Rs. 30 lacs is overpriced. I will not suggest to buy affidavit this stage, where you have non map sectors plots available in 30 to 32 lacs easily (no buyer in market for non map locations at the moment).

          I have replied to your other question, let me add here that DHA Multan ballot is one of the reason. DHA Multan is coming down and investors want to sell their DHA Bahawalpur plots at 35 to 40 lacs to catch DHA Multan at 45 lacs approx. Once DHA Multan will be balloted and prices for DHA Multan on ground blocks will go up Bahawalpur will also improve.

          Let assume if DHA Multan come down after ballot, DHA Bahawalpur will also come down. Both are related to each other from investors point of view. However once there will be possession and living started for both then local will prefer their own cities only for residence purpose.

      2. Atif bhai, Can you please evaluate 1893 Sec C 10 marla. Location and worth. Also buyers available in market or not. Or when will be good time for gain in near future.

          1893 Sector C market value is 24 to 25 lacs. We have witness some transaction in market, hopefully market will improve for underdeveloped blocks like A, B & C. I will suggest you to hold it to get a better value in near future.

Word possession is missing in DHA Bahawalpur project yet. You will not find a plot in 2.5 lacs per marla anywhere in Bahawalpur City with possession even with substandard development. There no match of DHA in terms of facilities and development standard in Bahawalpur city. Only missing word is Possession

      If you have cash, buy 1 Kanal plot in A or B now. This is best choice, but if budget is limited then buy 10 Marla

  83. Dear Friends your views on whether DHA Bahawalpur new plots are worth applying. Keep following in mind while deciding:-
    1. We applied almost 4 years ago for 10 marla/ 1 kanal and today have paid around 23 lak/39 lak respectively but what are the prices of these plots today.
    2.DHA has failed to give even detailed maps of most of the Sectors except A,B and C.
    3. No developments have started for sectors expect A,B and C.
    4.Development may take at least 3 years if it is done at fast pace which seems unlikely.
    5.DHA is likely to get involved in New Plots being offered and things will get further delayed.
    6.We deposited 39 lak for one kanal plot and its price today is 30 lak and that too having less value due to PKR depreciation.What to talk about value of our money 4 years ago even 35 lak could fetch you 2 GLI vehs a year ago but today you can only buy one GLI in 25 lak. So total loss.
    7.If we had bought 1 kanal in a pind or village 4 years ago its price should have atleast the same if not higher than that.
    8.So to me it is not worth applying when you can get 10 marla plot in less price than 8 marla. Your views.

      It is not suggested to book a plot if you cannot hold it till possession. It is minimum requirement. If you can buy 10 Marla in cash it is recommended.

      But for a person who is unable to pay 25 lacs at once, believe me he has an opportunity to get an asset of 5 Marla on installment plan of 3 years.

      DHA Bahawalpur is going to charge development charges now. Now we should measure the pace of development, once the development charges will be started. All new DHAs are going ahead of their time. They are developing without development changes.

        First of all it is very good opportunity if DHA is offering 8 Marla in 25 lacs for 3 years plan and 10 Marla available in 28 to 30 lacs in market, what else we need. Rather thinking we should act and buy it now. What do you say about this opportunity?

Dear I’m not talking about from buying prospecitve i’m talking about from investment and selling prespective, I kept paying installments for 10 marla for 3 years and to date i have paid almost 23,00,000/ or 230,000 per marla. the return on my investment in todays date is 28,00,000-23,00,000=500,000 or 50,000 per marla or even less due to tax and other costs invloved if i want to sell.

          keeping in view the so called claims made by DHA and their registered dealers (about the quality of DHA properties returns blah blah blah) + the impact of currency devaluation, this return is abosoutely nothing infact a loss. even own on booked new car of 20 lac is 2 – 3 lac in the market after only 6 months wait. and we waited 3.3 years on investment of 23 lac for profit of only 500,000 after 3.3 years.

          Keeping in view the return pattern provided by DHA in the past 3 years it is not a good decision to invest 25 lac for an 8 marla plot. The only reason why people invest in DHA project is a little bit extra security as compared to other socities and DHA is making most out of this weakness.

          launch price of 8 marla shouldn’t be more than 2 lac per marla i.e. 16 lac to give a little gain to the invester after 3 years, at 25 lac it is over priced. I belive it must be very much clear!

        It is not recommended to apply if you can not hold till possession. Selling before possession may return into loss as well as profit as per market position. But if some one can hold till possession it is win win situation.

        However people do apply to try their luck and get some short gain. I will suggest to apply for 5 and 8 marla. It will be hot categories and missing in DHA Bahawalpur so far. 5 marla is more attractive and also given on 3 years installment plan.

          These are paid at the time of possession. Currently all transfers will be done without paying corner, facing Park, boulevard charges. But if DHA ask to pay it now then we have to pay it. But usually these are with last installment.

  87. Dear Atif Sb, i am disappointed that my previous comment regarding suggestion for Waqar Sb and yourself to propose a minimum rate for each phase was deleted. Now that you have started the practice again, it would be beneficial to “control” the market that way. You have very successfully set the lowest price as 24 lac for 10 Marla Sector C through Waqar Sb which is commendable. The one who has paid close to 23 lac in investments/ membership etc will sell for 24 lac? I know my this comment might also be deleted but i must advice you that there are people as well who look through the events and actions. Best of luck for your controlling the market tactics. I will try to approach DHA Bahwalpur and people responsible there to look into the matter and devise a plan which should be better for you as well as investors/ plot owners.

You are a responsible person of this society any hint of manipulation should be seized forthwith. Moreover, ethically, 1 or 2 low price deals due to personal problems of sellers may not be taken as a reference point for future deals in the market, at least you can ensure this at your end.           First of all after ballot it take a month or more to adjust the rate in the market. If you check the conversation we were not giving rates, it is not possible to give rates right after ballot. Rates are based on demand and supply rule, whereas worth is the true value of project. Mr. Wawar is dealing with the project and give market rates. He started giving market rates once transaction started in the market. Where as I was giving the worth of the plot.

          We should not get confused with worth and market price. For example Bahawalpur is being traded in the market below its worth from day first. So the project worth and market price is different till date.

Market demand supply rule does not apply on personal problems of sellers… or does it?”

          To be honest if a seller tell me his personal problem I always try to get best for him whatever I can do. I always request them to hold due to temporary depression, But if an agent selling a plot in market at low price, he never tell me that he has already bought this plot at low price due to seller need or his seller has need to sell ungently. I will request others agents who quote their inventories with us to also clear the seller need as well.

          Hope you understand the limitations of the market.

Dr. Sb, nice comments but I feel DHA BWP development work pace is double of DHA Lahore, I purchased confirm plot in DHA Phase 9 prism in 2014 and still development is going on and i listned that files annouced for DHA Phase 9 prism was alsmost 9 years back from now. DHA BWP announced and issued files 3 years back and it is excellent pace of work as we compare to other DHA. Even if they deliver 3+2 years still they are 4 year ahead of DHA Lahore.

I just have a general question, as we have seen that DHA BWP have released sector maps where some of the sectors appears to be small, like F, G, H and J. Will these sectors have similar facilities such as parks, free spaces, mosques etc/ Moreover, I have visited DHA BWP a few times and it appears that some of the sector locations already have settlements (village abadi). How DHA will manage to develop those sectors, are they going the kick out those people or we ll have kachi abadi within DHA?

      Almost every DHA or Large Scale development has Abadis and Villages with it. It’s really hard to build a project near city without such Adabis and Villages. Only few plots locations which are adjacent with Abadis or Villages will be affected not the whole Sectors.

    Ans: DHA Bahawalpur has conducted Ballot for Allocation of plot and villa numbers on 31 Jan 2019. All members meeting criteria were included in ballot. Numbers for plot sizes of 10 Marla, 2 kanal, 4 Marla commercial & 1 kanal (installment and allocation) and villas of 6,9,12 Marla have been allocated in the ballot.

    Q 2: How can we check ballot result for our plot?

    Ans: Ballot for Allocation of Plot and Villa number was held on 31 Jan, 2019. Ballot results are available at our website http://www.dhabahawalpur.com and our mobile App named “DHA Bahawalpur”.

    Q 3: Maps of only sector A, B and C are available at DHA Bahawalpur website. When can we find maps of other sectors?

  98. Dear Atif Bhai, it’s been many days that we haven’t got update of profits from Waqar Sb. Obviously because ballot has been completed. But I was wondering if you or Waqar Sb can update the minimum profit on plots in sector A, B and C irrespective of their location. So the worst location owner would know the least profit of his plot. For example, from your comments, I haven’t found any sector C plot below 32 lac. So can we take worst location plot’s worth in sector C as 32 Lac?

    And these estimates are excluding DHA development charges with all instalments paid or one instalment left?

      10 Marla plot price in Sector C will vary between 28 to 35 lacs, also given estimates are worths of locations. Yes these are excluding development charges. Actually there is no Nala or Grave Yard in Sector C, only facing commercial location will be consider low price.

      Thank you for your valued feedback. 1146 C is MB Edi Avenue 150 feet road Plot. Let me tell you that Edhi Avenue is like Ring Road of DHA Bahawalpur. It worth is plus 35 lacs

          Currently you can only check Sector A, B, C and Villa Community with numbers. Rest sectors location map is available now, in coming months plot number maps will be also added.

  103. I had purchased two 1 Kanal cash files in 2015 and now in balloting one plot allocated in G block and other in H block. Both both blocks have still not developed I have already spare 3 years of investment but nothing gained from it. Now I still not know where are my plots and how much time will take on its development. Will you please advise what to do should I sell it or further wait?

      It was all about luck, many I have 100s of clients who got plot in A and B but 100s of clients who got in other blocks as well. I will suggest to you wait till location map of all sectors which is coming soon. But plot number map other than A, B, C sectors will take time. Once location map available for other sectors, at least we can have an idea about the worth of others blocks as well. Currently affidavit price is 28 lacs which has no plot number or block assigned yet.

      Commercial activity is usually generated after population and population come after possession. DHA Bahawalpur 4 Marla commerical is a good opportunity. Before ballot own demand was 10 lacs. All balloted commercials are allotted in under developed blocks Sector A, B and C.

    How many sector there will be in DHA BWP. Because there is no clear picture yet. Only people like Atif bhai responding the quires. I got plot in J sector in DHA Bwp Balloting, As per my knowledge, the people which have files mostly got plots in that sectors which do not have the maps yet.If DHA BWP dont have maps /plan of the other sectors why they included these sectors in the balloting. I invested there before more than 3 years back and when the 1 Dollar was on 100 Pkr and the Current plot is Costing me 42 Lacs. What we got in three years only loss.

      Unfortunately DHA Bahawalpur is still under priced. There many sub standard societies in Bahawalpur near DHA Bahawalpur with minimum 3 lacs per marla rate. 3 lacs per marla mean 30 lacs for 10 marla and 60 lacs for Kamal approx. DHA has 250, 150 and 80 feet main boulevards, Community Center, DHA Club, Shapping Mall, Theme Park, Dancing Fountain and many others. Seeing is believing. If you have not visited the site, you must visit it. I am confused that an allottees is not aware about the worth of his asset. We need to understand it’s worth. Usually under developed project current market price do not represent its true worth. I am very hopeful for good days about DHA Bahawalpur

I would request all group members that soon all of us who are effecties should raised our concern to DHA via mail and or by calling them as we did last time a month or two ago on the issue of not putting all files in blloting and our dealers should support us too to communicate our concerns to DHA for not confirming us locations of plots. It feels like we do not own anything as we do not know where it is…we can not have any estimation of our plots as it falls no where…no body knows… so very soon DHA should take an initiative to inform all effecties having no map.

          kindly assess C-1130 and C-1909 both are10 marla plots. I would also like to know that the prices are block wise higher as i observe from your assessments. Block A have more value then B and C .

      DHA Bahawalpur Sector B 1241 current worth is 35 to 48 lacs approx. it is good location general plot and has direct approach from 150 feet wise Abbasi Avenue.

          A plot can be transferred on the name of two or more persons and only you have to pay the extra membership for each person. But I am not sure that you can add someone to an existing plot which is already on your name. I need to confirm this.

    1. You are right Qaiser Saab, upper level pe 2 numbree kee gai hai ! I got SECTOR J- 800 SOMETHINtG plot no.
      No map – No future , total wastage of time / money.
      Now Paisa blocked for next 3-4 years
