      Is it rate of full paid dealer quota file?

        1. Ok, it means it’s same file which was available on installments for 3 million.
          It means now available on half price.

          No, it is not installment file. It’s like DHA file which is already converted to allocation file. It mean the most safe and secure file.

          Infact I am not very familiar with terms allocation file etc .
          In simple words after payment of 14 Lacs you will get a plot when they will start process of handing over possession. No further payment needed.
          Is it the real scenario?

          No, it mean that cost of land is clear. After paying 14 lacs plus transfer fee, you will get this file transfer on your name. You will pay development charges when they demand. Development charges will be payable in installment plan.

    we do not pay any installment and wait when navy cancels the file then,we will get back down payment after deduction by navy(to avoid further loss)

    1. Dear Humayun Bhai,

      We in general first make decisions then ask for suggestions. One who has booked the file for Naval Anchorage, should not if was not able to pay the complete installment. I will again suggest all readers of this forum never ever book on installment if you are not able to pay the installment till end.

      Now question to your answer if one can pay the installment and hold for next 5 years plus, can go for it. If not able to pay the installment then we do not have any other choice to wait till market get better to sell it or Naval Anchorage cancel it.       Which investment is better, Installment Plan or Cash Payment?

      Again I do not have a one line answer for this question. No one else can give answer for this question, only individual can answer him / herself about this question keeping in view the following factors:

      1- Is your decision is for pure investment purpose to get some return
      2- Are you going to use this property for your own residence or business purpose
      3- When you need to construct home or building (after how many years)
      4- Can you easily pay installments in time when due
      5- Are you ready to wait until project get developed and possession granted

      Tips: Do not book plot or home if you are not able to mature it or cannot wait till possession granted. Investment may be risky and return into loss for pre mature selling (builder or agents / dealers are in “win win” position in this case, only looser can be the investor).

    AFTER LAUNCH OF 1 KANAL CASH FILE,THE INSTALLMENT FILE AT 48 LAKH LOOKS VERY EXPENSIVE.THERE IS NO CUSTOMER FOR INSTALLMENT 1 KANAL FILE.PEOPLE ARE RELUCTANT IN PAYING INSTALLMENTS, AFTER PAYING DOWN PAYMENT.WHAT IS YOUE EXPERT ADVICE IN THIS SITUATION,AS INVESTORS ARE WORRIED ABOUT FURTHER LOSS BY PAYING INSTALLMENTS.ESPECIALLY WHEN CASH 1 KANAL IS AVAILABLE AT 25-27 LAKHS

      In fact one who has cash available, installment plan does not suit him. But one who dont have cash available he has no choice other then installment plan. Cash files were initially selling at 30 to 35 lacs at that time 48 lacs booking in installment was fine but now due to market condition cash file price came down and booking seems expensive now. So this vary from time to time while making comparison. Market may remain slow till new Govt. formulation. However if mean while cash file prices go up then installment plan of 48 lacs will be again looking fine.

  3. PLOT FILE SELLING PROCEDURE – NAVAL ANCHORAGE GWADAR

    Apply for NDC/ NOC (with authorization letter/ power of attorney) at least 10 days before intended transfer date. Same will be processed/ approved in three working days.

    Submission of transfer documents 7 days before transfer date.

    Following documents to be submitted as transfer documents.

    Membership Form (Purchaser)
    Specimen Signature Form (Purchaser)
    Affidavit (Seller & Purchaser)
    Original Information letter (Issued by NHQ)
    CNIC copies of both Seller and Purchaser
    Application processing charges deposit slip (in original)
    NOC/ NDC
    Deposit slip/ Bank Draft of Down Payment/ Installment (if applicable)
    Membership & Transfer fee bank draft/ deposit slip

    Transfer of plot file will be conducted in the presence of both Seller and Purchaser on designated transfer days at Islamabad, Karachi & Gwadar as per convenience.

    Transfer will only be executed through Naval Anchorage Gwadar registered dealers as mentioned in the website.

        It was a successful ground breaking ceremony of Naval Anchorage Gwadar yesterday at site. A video of complete ceremony will be shortly updated. Project is being booked for 3 years cost of land payment plan and then development charges will be started. In General developer offer development charges payment plan in installment as well like 3 years. So in total project time is 6 years. We need to give reasonable time to project to get a reasonable gain. However in short term market may go up and down mean while in these 6 years several times. In my opinion once development work started we will see stability in prices of Naval Anchorage, but as project time is 6 years so we should at least give it 6 years for hand some return.

  5. Naval Anchorage Gwadar Balloting 5 December, 2017

    Naval Anchorage Gwadar balloting has been announced in next coming week of December 2017. According to the official website, Naval Anchorage Gwadar balloting will be held on December 05, 2017. Balloting ceremony will be conducted in Bahria Auditorium Karachi.

    Balloting will be include all categories of Residential Plots (125 Sq Yds, 250 Sq Yds, 500 Sq Yds, 1000 Sq Yds). Applicants are invited by Pakistan Navy to cordially attend the grand ceremony and witness the balloting process themselves. Applicants have been requested by Naval Anchorage office to acknowledge their presence at the event on following numbers:

    i want to know your expert suggestion about Naval Anchorage Gawadar
    1-should invest or not?
    2-if should invest in which size of category?
    3-Is it good to invest in Residential plots in gawadar?
    4-approx how many years investor has to wait for getting own ?
    5-if an applicant succeed in balloting then he can sale his file in market are there customers available in market?
    6- is there any other project in pakistan which will be fully secured and short term better then Naval Anchorage Gawadar?

      If Naval Anchorage is joint venture then not recommended, if it is pure Navy project then following is recommendations:

      2- 10 Marla is more attractive in price, however Kanal can also be consider
      3- Yes you can invest in Residential Plots in Gwadar (other then Naval Anchorage)
      4- 3 years cost of land installment plan plus 3 years development installment plan total 6 years minimum required for the project
      5- Yes buyer will be available in market always some time in profit and some time in loss
      6- There is Brand available in Gwadar yet that is fully secure (only one brand is 99.99% secure in Pakistan that is DHA). Naval Anchorage it self not a big brand, as per previous we only have 1 project in Islamabad for track record of Naval Anchorage. However once Naval deliver more then 5 projects in Pakistan then we consider its track record, we have only 1 example of Islamabad only.

As a normal person who is investing how he will come to know about this and my self is in the same category of people who do not know much.

        If Naval Anchorage is joint venture then not recommended, if it is pure Navy project then following is recommendations

          In Joint Venture risk increased, we have witnessed Joint Venture in Army / Navy backed projects previously. Bahria Town it self is an example of Joint Venture. Which later on case won by Malik Riaz and he is get the name Bahria Town. It was actually project of Pakistan Navy.

        Sir I just have to gather some information from you, my cousin is in China for last few years, if he sends his documents & passport copy to me in Pakistan can I deposit his forms here in Pakistan in Overseas quota?
        As it’s a bit difficult for him to spare time there in China,

        One more thing I want to confirm if one has only entry & exit stamps BUT he does not have the NICOP then how can he avail opportunity of overseas quota?
