    I have two adjacent 5 Marla plots in Bahria town sector D (AA Block close to Canal road ) Lahore…The location is so much attractive (just third plot from the commercial and main Road of 150ft , the facing of the plot is the open Parking area) suitable for both residence and investment purpose..     Which block of Bahria Sector-D is best to invest in case if someone want to stay closer towards Multan road and main city?

    • Kindly review your question again and be specific about your query. Bahria Town is almost only 1.5 KM radius circle development located at Lahore Canal. What part of Bahria Town you will select either the fist plot of the development or the last plot of the development it will remain far away from the city.

      E.g. if you select the plot in Sector A which is first sector of Bahria Town or If you select the last plot of Nargis Block or Janiper Block there will be only difference of 1.5 KM from City in both selections. So distance from City point of view there is no difference in location either what ever sector or plot you choose.

      Yet Sector A is more closer from Multan Road. But Sector A does not have 5 Marla category. AA block is the first block from Lahore Canal entry of Sector D.

    • You can get 5 Marla house in Bahria Town Lahore and Johar Town Lahore in this budget easily. For DHA Lahore 5 Marla house you need budget range from 60 to 70 lacs for brand new home.

    • Off course with the passage of time prices will increase there also as it will be occupied. Current price range for Iris Block Sector C Bahria Town Lahore vary between 13 to 15 lacs and it is recommended for investment in this budget.

    • You can get 5 Marla plot in Bahria Town Rawalpindi Phase 8 between 5 to 7 lacs. For installment package plots please contact Bahria Town directly.

    • In initial meeting before booking there were 10 Malra and 1 Kanal plots were also included in the plan. But later when Bahria Town advertised in paper the booking was only offered for 5 Marla plot category

    I wanted to know exact location of sector D. Although you mention the locaiton but i am not aware which side are old blocks of gulmaher, chambeli & amber. Is sector D on Canal bank or is it behind Tulip block?

    • Towards Canal Bank side as per Bharia Town. For exact location please contact Bahria Town directly, only builder can has it best answer.

    Many thanks for your prompt reply….Yes you are right….Property is always a good investment in long term …..I have around 4 to 5 Million to invest… I am thinking to buy some phase 9/10 DHA 1 Kanal allocation files….and couple of sector D at Bahria ……May be cash plot 5 Marla at Lake city M7…some are advising me to buy file in Park view 10 Marla allocation file…..Some are advising to buy at 210 foot commercial in Bahria sector C…..Some are advising Tulip one Kanal possession plots…. What you recommend for two years good return…?

    • Well commercial is always have better return as compare to residential property in any area. In case of Bahria Town I will recommend commercial. As commercial has another benefit of rental income which is much much higher than residential.

      DHA Phase 9-10 is also recommended for investment if the desired area is locality of Ferozpur Road. I will not recommend for Parkview files. Yet Lake City is also recommend for living as well as investment but at cash price only with possession area.

    • I am not sure about the context for which you are talking about Bahria Town Management. In fact none of Management is free from these issues in Pakistan. We are use to face such un ethical practices by almost every organization or almost 99% in Pakistan.

      Now about Sector D, yes it is recommended for investment for minimum 2 years time frame. If you can hold it for 2 years then it is recommended for booking.

      If you looking for short term gain right after booking or after payment 1 or 2 installments, then I will request you to not to invest in property. Property in general known as dead investment.

      Please do not consider property as short term gain ever. Minimum time span should be 10 years for investment in property.

  20. Bahria Town Lahore booked Sector C in 2004 with 14 blocks total. Out of which they could only deliver complete blocks as under:

    Blocks which are delivered 100% or above 80%:

    Gulbahar Block
    Jasmine Block
    Tulip Block
    Janiper Block
    Iris Block
    Nargis Block

    Blocks which are partially delivered:

    Gulmahar Block (only 25% could delivered)
    Chambeli Block (only 70% could delivered)

    Blocks which were totally undelivered are:

    Rose Block
    Lavandus Block
    Azalea Block
    Lilic Block
    Sunflower Block
    Blossom Block
    Jenifer Block
    Aziz Block

    All undelivered plots allottee were shifted to Bahria Orchard with excuse of no land availability in Sector C at that time.

    Today Bahria Town is going to launch its new Sector name with “Sector D” which is located at old places for Gulmahar, Chambeli, Rose & Amber blocks. Where as Overseas Enclave B Blocks or Overseas Enclave Lahore Phase II is already placed at Gulsheen Block location.
