    1. Dear Sajid Liaqat Bhai,

      Developmetn work for Sector D is going on, location of Sector D 10 Marla is very good and better then Sector C. But Sector D possession is not ready at the moment. Frst possession will be handed over for Sector C. If you want to contact home in near future then Sector C is recommended. Currently possession is available for Sector A and B only.

          Well I asked Mr. Rao Ali Muhammad regarding the evaluation of my 10 Marla plot in Sector D via his WhatsApp Number. The way he replied me back was so embarrassing and discouraging. I have known you and Waqar Ahmed (I believe he is dealing with Karachi based Projects) for like 3 years.

          The main reason for my earlier comment is that I wanted him to evaluate plot and he gave me a figure without a thought, I have recently bought a second plot in DHA Bahawalpur with the help of Faisal Rizwan Rind because of his fair dealing.

          It is my humble request to tell your employees to enhance their soft skills when they deal with genuine people from other cities.

          I do apologize for any inconvenience. Although Mr. Ali is working well and I have very positive feedback of many cleints about him. But some time being a human, we all are not able to handle each and every situation with the same courtesy. Also there was too much load on Rao Ali due to varios projects and he may not be able to focus on your quaery. Now he is working on DHAB project actively. I once again do appologize for this.

          Like i stated in my previous comments that I already had a deal in DHA Bahawalpur, Sector D (10 Marla Plot) with the assistance of Royal Properties (DHAB). I don’t want to disclose my plot number for your investigation purposes and you know that’s my legal right.

          Meanwhile, I wanted you to focus on the skillset and soft-skills of your employees specially Mr. Rao Ali Muhammad. Just saw your comment where you had vouched for him too much, he might be an asset for you but he sounded like a property dealer from Patwaari system which is kind of embarrassing for me At-least.

          So please raise your standards as your competitors are far ahead of you, I’m sure you can find better people for this Job, Thanks.

          There are 3 Obaid in contact with us. Among three there is one who has 10 Marla Plot in Sector D. I just wanted to confirm before sharing my further investigation. I have go thorgh with the whole conversation bteween you and Mr. Ali. I will share details tomorrow here. I will not share your exact plot number here to keep your privacy but I will share the near number.

          I have go through with the whole conversation between you are Mr. Ali and found the common issue about assessment. Actually given assessment is for the same always. It is common issue in our Real Estate Market that when rates change, a week or 2 days before given assessment given below disturb the client mentaly becuase he think that he has been given low assessment as compare to market. But infact give assessment was correct at that time.

          Recently we have witnees the same in DHA Lahore Market, where 1 Kanal Plot was say 1.1 cror and in next 4 days it reached 1.20 cror and in next week it reached 1.50 cror and in next week it was touching 1.65 to 1.70 cror. Now this all happen very sudden in 3 to 4 week maximium time. Now Seller who sold the plot in 1.1 cror with 4 week time, after 4 week market was touching 1.65 yo 1.70 cror. So Seller assumed that I have cheated by dealer. Where as its not like this. Just in Crorna whole market was dead and after Corona and due to Construction Policy and reduction Interest rates market gone up.

          I just explain the situation which is commnly faced by us in the market. Now as per your feedback I have go thorugh with the all converssation between you and Mr. Ali. You asked for a good location plot from him on 26 August, 2020. He given you a plot for sale D 190 (Corner, 60 feet road) on dated 26 August, 2020 and demand was 26 lacs. Meanwhile next day you asked for the assessment of your plot near D 705 (I am not sharing extact number for your plot privacy). He gave you an assessment of 22 to 23 is worth of your plot. This is the all conversation between you and him.

          What I understand that you might get confuse that 190 D is demanding 26 lacs and my plot assessment is 22 to 23 lacs, yes the give assessment was correct and as per market on that day. Becuase there is difference of location between D 190 and near D 705. Your satement was “Rao Sb means near 705 D has no profit but 190 D has iown of Rs 0.3 Million”. He tried to explain yout that both plots has different locations and that is why the difference it.

          Actually we cannot make a client happy by just giving him higher assessment for his plot. It is professional responsibility to share the as possible as fair market assessment of a location. Hopefuly now this will clear you the reason on your plot assessment due to its location.

          He also shared you rates update of DHAB of August on dated 26, August 2020. You check rate update of August, 2020 on our page time line. I have all the conversation with me If you say I can share all the conversation with you or you may also go throhgh with the whole conversation with Mr. Ali in your whatsapp time line.

          However I once again do apologize for the any inconvenience caused by due to this conversation. Our clinet is our top priority and we always open to hear any kind of positive and healthy critic. I am thankful to you that you spare time and give your feedback.
