Although I have not counted that how many houses are being constructed in DHA Phase 7 and how many are under construction. I am pretty sure that total would not be more then 100 at the moment. Although construction work is going on in DHA Phase 7 but still there are only few houses. You better visit the area and decide it your self either you can live there in this condition or not. In my opinion one can live there but off course its depend on individual.

Why DHA Phase 7 prices are coming down
Dear Asif Bhai DHA property market work like in the same way. Every day prices are just given to stay up to date with the daily rates. But these are not given to make sell buy decisions on the basis of it. DHA has a large base of Real Estate Agents, they also buy and sell with their own investments. There are two types of demand in market one is End User customer who is the actual end user and other is the investors or traders (may be a short term of long term, but they are not suppose to construct home, their main purpose is profit taking either long term or short term). End User demand grows normal with a consistent and stable growth per annum, where as Investors or Traders demand vary due to various factors. Estate Agents are also part of investors and Traders. Due to Investors and Traders there are every day market situation. DHA Phase 7 is developed and ready for construction. Prices may come down due to investors and traders activity when they start selling and going to invest in other locations. Most of investors and traders are selling their DHA Phase 7 plots and buying in DHA Phase 9 Prism. Because they are not end user and not willing to construct home so the possession is not important for them. But end user who want to construct home now and have a limited budget of Rs. 110 to 150 lacs for 1 Kanal DHA Phase is highly recommended for them. So if you want to construct home now dont get confuse with this drop in prices, these price will not remain the same in next 6 months. As number of houses increase in DHA Phase 7, available for sale plots decrease and prices will go up.

I am holding a plot in phase 9 prism (J 824) kindly evaluate it ? Further should i hold it or dispose it off ? Second i purchased a file in phase 7 (5 marla) and also received copy of intimation letter in my name (photocopy received) and i have to make payment in two days and will get original intimation letter after payment. How i can ensure that intimation letter is genuine or can i get verification on this photocopy from DHA? Will be thankful for this

Yes you can get verify this intimation letter from DHA office. If you have purchased it is from registered dealer then you dont need to worry. Registered dealers are at DHA list and can be questioned by DHA for any irregularities (if any)
Thanks for answer. I purchased from Saiban associates DHA but donot know from where they purchased so i can go to DHA phase 6 office and ask for verification of intimation letter with copy or need to bring any other document ?

Atif bhai i got copy of intimation letter from party (5 marla phase 7). He is asking to make payment and get its original. Please guide how i can get it verified from DHA? 1) can i go and get it verified by myself or i need help of property agent 2) what factors need to be considered before handing over pay order ? or what other documents i need to obtain in addition to original intimation letter 4) even they stated that intimation letter donot contain picture as it is first transfer and at second transfer you will have pictures is it true ?

You just give 2 photo graph and your ID card to get affidavit transfer. Once agent inform you that your Intimation letter is ready you simply go to DHA Office and go to Land Branch at reception tell them that I want to verify this intimation letter, the guy at reception will direct you to concern Colonel, he will verify about the authenticity of intimation letter. You don’t need any agent to verify the intimation letter.
Just make a copy of pay order and get receiving from seller against pay order, you can get witness of Agent on the same copy. Get the original Intimation letter, it does not contain any picture on it. After 30 days you will get confirm allocation letter.
