Prices of 2 Kanal and 4 Marla commercial seems unrealistic. In the market you will find atleast 10 buyers of 10 Marla whereas you won’t be able to get one potential buyer for 2 kanal plot. How the own price of 2 kanal plot is higher than 10 Marla or 1 kanal? Just because the size of the plot? I am sure you know that own price runs on market demand.
In order to increase the own price of new balloted plots of 2 kanal or 4 Marla commercial it is deliberately a dip in 10 Marla and 1 kanal plots.

This is to inform all Overseas Pakistanis that most of the property dealers in DHA Bahawalpur (Even Registered dealers of DHA Bahawalpur) are the cheaters ones.I personally had 2 bad experiences. These are mostly Siraiki people & illiterate. They have no idea of honor of commitments. Please try to avoid with these dealers. I would suggest to deal with a dealer in a well managed manner.Give the token money on stamp papers. Also get an agreement on the stamp papers stating that if the price of file will go up & the dealer is unable to provide the affidavit/allocation file, he will return the original token plus the file difference ( Difference of current market rate and the price when the file is booked with the token money).
Lastly if any property dealer cheats, Govt of Punjab has given extra ordinary privilege to OVERSEA PAKISTANIS. You can register your complain online on http://opc.punjab.gov.pk/about_us
A very strict action will be taken after 15 days of registering the complain on above mentioned web site. Your complain will be signed by Chief Secretary Punjab & will be forward to DCO & DPO of the district.

The problem you mentioned in your E-mail is very common in real estate deals. The only solution is to pay your Token Money by a Pay Order with a one month delay in encashment.
The property agent is not legally bound to pay you the difference of file!

Property is always fruit full in long run. There is no concept of short term investment in property. For next 3 to 5 years hold time both projects are highly recommended. Current market situation is best for buying. Rates are stop or not increasing but decreasing. So you have good time to make decision easily.

Its looks like people wo have 1 Kanal installment file doesn’t have good profit as compare to 10 Marla and 2 kanal installment file.
As per your above rates, the profit on installment files per marla are as following,
10 Marla Profit : 750K – i.e 75000 per marla profit
1 Kanal Profit: 850K – i.e 42500 Per Marla Profit
2 Kanal Profit: 1500K- i.e 75000 per marla profit.
Why only 1 kanal plot couldn’t get a good profit like 10 marla and 2 kanal files? It looks like people dont have interest in 1 kanal files?

Your observation is correct, 2 Kanal profit is not its actual profit. It is just balloted and now people are asking this price. After balloting next day people were asking 25 lacs profit. From ballot till today people now started asking 15 lacs but still no buyer. If you analyse the price structure of DHA Bahawalpur of 10 Marla, 1 Kanal & 2 Kanal you will find:
DHA Bahawalpur 10 Marla 22 lacs
DHA Bahawalpur 1 Kanal 38 lacs
DHA Bahawalpur 2 Kanal 90 lacs
If 10 Marla is for 22 lacs Kanal will be 44 lacs but it was booked in 38 lacs. We are small size is always at higher price then next category. Now if Kanal was booking is 38 then 2 Kanal will be 76 but it was booked in 90 lacs. DHA Bahawalpur is small city and people are more interested in small plots like 10 Marla as we know 10 Marla and 5 Marla are hot cake as well now a days specially 5 Marla now 3 Marla as well.
Market was going fine for 10 Marla and 1 Kanal after opening of Lahore office and then later Karachi office, but when 2 Kanal booking enter into market, and due to no interest by investors due to heavy amount of down payment market dropped for 2 Kanal rapidly. People were expecting own price of 20 to 25 lacs because 1 Kanal was available in 14 lacs and 10 Marla was available in 11 lacs. Now due to market dropped for 2 Kanal it is also effected the own price of 1 Kanal & 10 Marla. But still I think that 10 Marla will remain as hot cake in DHA Bahawalpur due to low price and low installment.
