Do we also need to pay DHA membership fees along with down payment? As membership is necessary in all DHA projects. What is the amount of membership fees? How can we pay it and where? I am living in Islamabad.

In fact you have to pay membership fee alongwith down payment. In case of selling down payment may be paid by purchaser on behalf of seller but membership fee is payable by seller. Purchaser do not pay membership fee.
I am not updated with DHA Bahawalpur Transfer Fee and Membership fee. But as it is Lahore Chapter and I think it will be same as Lahore which is now Rs. 37,000
However when we have confirm transfer schedule from DHA Bahawalpur will share it here.
Atif Bhai has anyone received intimation letter from DHA BWP as 16 – 17 days have already past since balloting.
I been in touch with hundreds of DHA Bahawalpur Allottees but no body said that he has received intimation letters.
Defense Housing Authority (DHA) Bahawalpur has hired NESPAK for the review of its master plan prepared by E-in- C branch of the General Headquarters. The project will be handled by Architecture & Planning Division, Lahore and the project site is located south of Bahawalpur spreading over an area of around 13,500 kanals. This would be the first mega housing project of Bahawalpur being launched by DHA.

Atif bhai it seems demand is very less. there are no buyers in the market. OR there are buyers and they are waiting for the time after down payment is done and plots are transferable. what is your opinion please? will profit value go up after down payment or it will further decrease?
Hassan bhai I am just posting the information which I am getting from sellers and buyers. Market will be take time to set it own price. It may take a month or more. However after 31st Jan market situation will be more clear then today. People are interested in buying as well and sellers are also calling to sell. I am receiving daily mails and phone calls from local and overseas for buying and selling. As per DHA Bahawalpur transfer will be made after down payment. I am not sure if there is any transfer made yet in DHA Bahawalpur Office. But I think it is not possible that any transfer made in DHA. As DHA Bahawalpur claims “Official intimation letter will be delivered on the given address through courier service within 20 days” showing in ballot result page.
Also in market 1 Kanal DHA Bahawalpur files are available on cash payment for 29 lacs. There are no 10 Marla files in cash payment in open market. DHA Bahawalpur only issued 1 Kanal file to land owners against their land. But 10 Malra files are 5 times more then 1 Kanal files. However for a person who want to go up to maturity of the project and want to build house in DHA Bahawalpur he must not get delayed to buy.
In market there are rumors that DHA Bahawalpur development going to be started in few months. Let see what happen. Still transfer fee schedule is also not available, but it will be in few days.

Full cash payment files are only available in 1 Kanal category in DHA Bahawalpur, 10 Marla in only offered in installment package by DHA Bahawalpur.

In fact installment package is offered for person who cannot pay the installment. But people use this for the trade to get short term profit. House is a basic need for every one. People are trading in Real Estate from Centuries. It is a wise decision that you are going to pay it till maturity. If every successful applicant go for same and keep it till maturity at least which I often recommend people, every one will get a reasonable return. It is a thumb rule for property at what ever stage you sell it after some time (it may be month or some time years) you think that you did mistake and sell it at low price.
I am not sure about development charges, but development like DHA I foresee 5 to 8 lacs average increase (it is purely as per experience) per year up to 5 years. Although 10 Marla are 5 times higher then 1 Kanal in ballot result but still 10 Marla will be hot in DHA Bahawalpur for city like Bahawalpur and current trend of housing.

The break up of balloting indicates the No. Of plots for each of the categories I.e. General, overseas , disabled etc.but it has not a remote mentioning of Seniour citizons.Has this category of aspirant applicants ignored or this is through some over sight?The position needs to be cleared.

Thank you Rizwan bhai for your valued comment. Development charges are not announced by DHA Bahawalpur yet. Development charges will be payable in Installment, most common in 3 years. However only DHA Bahawalpur can best describe its details.
I have Notices the overseas plots of 10% quota against 6380 plots comes to only 638 Kanal Plots. If you add the overseas plots convert them to Kanal gives 930 plots which makes 14% of the 6380 total plots. Another question here what happens if the people apply in one category more and the other category has low application forms do they transfer the quota to the other one? I believe there is no other opportunity to sell them?

Atif bhai Im not sure exactly how it goes in the real estate business… but If I sign an agreement with a seller today for a 10 marla file on today’s price… No matter where the price goes after today, whenever transfer is possible officially… the seller will be bound to give me the agreed price and I will be bound to transfer in his name on the agreed price.
I hope I have been able to convey my point… All Im asking is that is it possible to sign an agreement today in the above mentioned manner?
Dear Hassan bhai it is possible but such transaction become more complex as time passes and the situation changes. All stake holders due to this situation suffer. As there is no market rate at the moment. Some people are asking 5 lacs some are asking 2 lacs. As there is no proof with seller at the moment also DHA Bahawalpur has not officially sent letters. You have enough time to make down payment i.e. January 31st 2016. Mean while you will received intimation letters from DHA Bahawalpur. Once you have the letter you can do transaction easily in the market. If DHA Bahawalpur will not transfer without down payment (in most cases) still buyer can pay directly to DHA and get transfer (as per market general practice). I hope this clarify the situation.

Dear Brother Babar, at the moment there is no transaction in the market due to no documented proof with seller. Only online ballot result is available. Transaction is no recommended on the basis of only ballot result until DHA Bahawalpur dispatch the letter to successful applicant. Also transfer is not open by DHA Bahawalpur at the moment. As per DHA intimation letter will be received with 20 days. Once seller have intimation letters in hand then we can make some offer to them.

Need to know the procedure for selling my successfull ballot, my plot size is 10 Marla. I dont want to make the down payment. Have no demand and no idea either.
There is no real time transaction in market at the monent. Transfer cannot be done as it is not open by DHA. Also successful applicant has not received any document for the booking confirmation other then online ballot result. On the basis of ballot result no transaction can be done without any documented proof.
We should wait till successful applicant received intimation letters from DHA Bahawalpur.

The website is not an official website from DHA and they are just playing with sentiments of people by giving a fake dates. What I understand the website owner is an investor and will make or nade money by utilizing this type of advance method. It is very shameful for the DHA itself who is failed to delivering commitments.

I am new in property purchase and can you please share what does balloting means , for example if i became successful for 1 canal plot than in balloting exact plot number would also been shown or only successful applicants will be informed. Please clarify this general question.

This first ballot will be only for that you qualify for a plot or not. Plot number ballot will be done later after planning stage once the map is ready.
When Ballot / Development will be held / started / completed?
Most common question after booking of plot / home / commercial by investors in any relevant society by Agents / Dealers. Usually to satisfy their clients, Agents / Dealers answer this question as per best of their knowledge (knowledge is always limited up to any extent). Agents / Dealers communicate with relevant society Front End Management Officials or Customer Relationship Officers (CRO) which usually are not aware of ballot date / development schedule / development status and development completion timings.
