    1. DHA Bahawalpur is booked on 3 years installment plan once the installment completed you have to pay the development charges, usually developmnet charges are payable in installments. Project will be deliver after development installments completed.

          Thank you for your comments. In DHA Lahore you have to pay membership fee for each and every plot. Only in DHA Karachi you only pay one time life time membership of DHA and become member till death. As DHA Bahawalpur it is Lahore Chapter, I think you will have to pay membership for both files. However I will confirm it and share here

        And what do you suggest regarding paying installments and holding for 3-5 years. Would it pay something? As I will be investing all my savings in it in that case.

        1. Thank you Imran bhai for your valued comments. It will be a fruit full investment for long term (after possession). Installment plan for 3 years. If you can pay the installments keep this plot till possession announce.

          1- We have no infomraiton at this stage about 10 Marla development charges. Even DHA cannot tell development charges at this stage.
          2- 3 years is installment plan & 3 years will be development charges installment plan. Total it will take 6 years to complete the payment. Usually Possession is handed over once the installment completed not before that. But only DHA can tell when they will be able to deliver the project.
          3- Sellers are demanding different prices from 1 lacs to 2 lacs as you can see in comments.
          4- We cannot compare Bahawalpur with other cities like Peshawar, Karachi, Islamabad & Lahore. Islamabad is capital of Pakistan and Lahore, Karachi and Peshawar are provisional capitals. Population of all these cities is much more then Bahawalpur. However Bahawalpur is a historical city and a good attraction for near about location close to Bahawalpur City. DHA is the most reliable and credible housing scheme in Pakistan has a clean past from decades.

          We need to compare DHA Bahawalpur with local developments, I have already given analysis for the local societies and their rates. In these societies current rate vary between 8 to 12 lacs per Marla. None of them have even a near about development standard like DHA. So once the DHA will be developed and possession granted, I dont think so that rate will be less then any of these societies. It is a long term but fruit full investment.

    1. Mubashar bhai this is the info I got from my friend who live in Bahawalpur and visited DHA office on my request and get this info.

      Rs. 25,000 for 10 Marla is DHA Transfer Charges
      Rs. 37,000 is membership fee for 10 Marla or Kanal (In Lahore it is also 37,000 now, it was 22,830 in November)
      DC Rate is Deputy Commissioner Rate for the area on which Govt. Taxes are calculated

      Total of all this above, will be transfer fee which will charged to Buyer

    1. DHA Bahawalpur File Transfer Procedure

      DHA Bahawalpur 10 Marla Plot Transfer Fee is Rs. 25,000
      DHA Bahawalpur 10 Marla Plot Transfer Fee is Rs. 50,000

      6% Govt. tax will be charged on DC Rate
      Membership fee is 37,000

      File will not be transferred before down payment and membership fee (you dont need to go to DHA Bahawalpur office to pay the membership fee and down payment, simply fill up the membership form and make pay order in favor of DHA Bahawalpur for amount Rs membership fee + down payment and send via courier to DHA Bahawalpur Office). Allocation letter will be issued in 7 days after payment of down payment and membership fee. Once seller received allocation letter from DHA Bahawalpur office which is not possible without personal presence, he will apply for NDC (no demand certificate). Once NDC will be ready it usually take 5 to 7 days, purchase will pay the transfer fee and can get transfer DHA Bahawalpur File in next two working days.

      1. Dear Salman, at the moment DHA Front End officers telling that you can get transfer of plot after down payment + membership fee. However things are under process. I think after 31st January things will be much more clear about it. As DC rate for DHA Bahawalpur to be announced so we cannot calculate the transfer fee until DC Rate notification issued. We should wait till 15th of January to get things more clear about these procedures.

        1. Dear Atif bhae, I have 10 marla plot. If I pay membership fee with my name on form, will the buyer of file have to pay membership fee again? If yes, then you avoid double payment is it possible that allotment letter is in my name, but form can be filled by buyer of file on his name?

          First owner who book the file has to pay his own membership, without paying membership and down payment his booking will not be completed. To get a plot in DHA you must be a member of DHA. So person who book the file will pay his membership. On each transfer every new buyer has to pay his membership to become DHA member.

          DHA Transfer Fee Structure includes:

          DHA Transfer Fee Charges
          Membership Fee
          CVT
          Stamp Duty
          Advance Income Tax (Purchaser)

          In case of seller only Gain Tax is payable if selling property in less then two years time.

  7. Ballot results provide that intimation letters will be issued within 20 days.full month of Dec.2015 has passed,but we are still waiting intimation letters which need to be expedited by the administration.

        1. Many Overseas clients confirmed that they have received DHA Bahawalpur intimation letter along with membership form. Some of them told they have received at their Pakistan mailing address. I am not sure what can be the reason in your case. You better contact DHA Bahawalpur directly at:

One of my son who is in service in Saudi Arabia Is declared as successful in balloting,but information letter not yet received.The conditions in addition to payment as appeared in your website provide the signing of membership forms and 2photos etc.These documents on receipt in Pakistan on his mailing address are obvious to be sent to Saudia for signature and then receipt back to parent are to be sent to Bahawalpur along with payments by 31st.jan.2016.all this is going to consume a lot of time.it will thus be appropriate that either the intimation letters to overseas paticipants needs to be expedted or some more period need to be allowed to this category for the reasons as highlighted above.

    1. DHA Bahawalpur is sending intimation letters along with membership form at the postal address provided at the time of booking. If you have not received the intimation letter kindly contact DHA Bahawalpur and request them for change of address so your form can be sent directly to the allottee.

  11. DHA Bahawalpur starts sending Intimation Letters. One my client received intimation letter from DHA Bahawalpur dated 16 December 2015.

    This intimation letter received for 10 Marla plot. DHA Bahawalpur requested to pay Rs. 220,000 down payment and Rs. 37080 membership fee total Rs. 257080

    I hope now market transaction will be started soon. I congratulate all members who are successful in DHA Bahawalpur.

    I have already posted rates of few societies in Bahawalpur City. These rates shows that there will be sufficient gain in DHA Bahawalpur in near future.

    Don’t get confused with word near future. In Real Estate I consider tomorrow as one year. 5 years are reasonable and 10 years are for sufficient. I can see a bright future of DHA Bahawalpur in near future not tomorrow

    DHA Bahawalpur Post Ballot Analysis:

    I am receiving many calls every day regarding DHA Bahawalpur for Transfer Schedule, Current Price, Development Status etc. Most common question is that “We should hold or sell” Most of them them can pay the installments. I am just sharing DHA Bahawalpur current housing schemes rates for desperate seller who willing to sell their plot for a short term gain.

    Bahawalpur Model Town A:

    6 to 8 lacs per Marla average location

    Bahawalpur Model Town B:

    10 to 12 lacs per Marla Model Town B

    Bahawalpur Model Town C:

    None of the above societies have even a near about development standard like DHA but you can see their rates. Although above mentioned societies not close to DHA locality. Now DHA Bahawalpur offering 1 Kanal @ 38 lacs in installments and today rate for cash buying 28 lacs i.e. 1.90 lacs per Marla on installment without development charges. Assume development charges are 20 lacs per Kanal so it will cost 2.90 lacs per Kanal in installment plan with development standard and features like DHA.

    On Airport Road which goes toward DHA Bahawalpur major school systems had buy land for their campuses like Punjab School, City School and Beacon House. DHA Bahawalpur will be a fruit full investment but for long term. Allottees who can pay their installment are highly recommended to keep the plot till maturity.
