Currently prices increased for cash files. Still at the moment 1 Kanal installment files has no trading in market but 10 Marla trading is started. People now taking interest with 10 Marla files. Currently 10 marla files are available between 50,000 to 100,000 lacs profit. 10 Marla file profit will depend on 1 Kanal file price. We are expecting 1 Kanal file rate between 38 to 38 before ballot. This may has positive impact on 10 Marla file price as well.

However, your efforts in publishing the rates and informing the public in general and DHA BHP investors in particular is much appreciated.
Further, as the market is fluctuating rapiday, you may provide a range of prices in which the files have been sold/purchased during a day to give investors some feel if they are getting/selling on the market prices and whether they should buy/sell something at some price level. Calling Waqar bhai or yourself just to know the “current” price does not make sense.

Thank you for your valued concern. We will re think about our policy for rates. On call does not mean that we will give you rates on call. We will explain you the current situation of the market. Yes for range we may think if the range also justified the rates.
To be honest in such situation we stop stransactions our self so unable to tell you the price range for selling or buying.
In this wave last highest demanded prices were 35 lacs from 2 or 3 dealers but 34 was normal asking from many dealers. We cannot reply on market data. Dealers says they have sell files in 33.50 or 34 but did not sell any file mean while.
Market is normalizing now. Currently asking in market is 31 but with confirm token we may get some bargain. I think we should understand now that actually it is not a product for daily market rates. But due to market practice we provide these rates. Other wise property investment is not like fast moving consumer goods in nature. However in Pakiatan we are trying to make this market like FMCGS.
Here 2 items mean was DHA Bahawalpur and DHA Multan. Rest all projects rates are given. Both DHA Bahawalpur and Multan showing un expected price behavior within a very short time frame.
Very nicely explained. I agree to most of the points and your limitations in providing daily rates. Sometimes, daily rates even affect adversely. However, concerns raised by Mr. Asif above are also genuine. I hope you could find a better solution to cater needs of clients while safeguarding interest of others.

As per DHA practice all file will be included which are updated at the time of ballot. Affidavit files will not included in the ballot. But all those affidavits files which will be converted into allocation before the last date of conversion (last date not announced yet in case of Bahawalpur, but expected date is end of October) will be included in the ballot. This ballot will only for Phase 1. Currently no official figure available for total number of plot to have an idea. We do not have any idea about files available in the market. Only DHA can provide information about it.

It should be allocation letter to be include in ballot. You collect it or not this has no concern with ballot. If your allocation is ready it will be included in ballot. Your collection is not required for ballot.

As DHA Bahawalpur rates are stable from long period, but if you check rates thoroughly there is bit up and down in rates with in last one year. We only share the rates to an idea about the market price. If you think that there is some non realistic data within DHA Bahawalpur rates please highlight the specific area.
