        Project is not as per timeline, given time line was to be livable in 2018. However DHA could not achieve this target. But still in this price it is recommended investment. AS I have explained before that once it has possession people will not through it at low price. Currently there is no society in whole Bahawalpur at this rate. Its price is still very attractive.

        It is all due to price is not increasing, once price will take gain this comparison will change. Current prices of any under developed project never represent its true worth. DHA Bahawalpur still has potential for investment and under priced as compared to other societies in Bahawalpur city.

    2. HOW DHA WILL JUSTIFY ITS SOLAGAN “DHA BAHAWALPUR LIVEABLE IN 2018”. DHA BAHAWALPUR IS UNABLE TO GET BENEFIT OF GETTING CHEAPEST LAND FOR ITS PROJECT BY DELAYING BALLOT.
      NOW DEVELOPMENT IS VERY EASY AND RAPID DUE TO IMPROVED TECHNOLOGY.
      DHA HAS ALREADY EARNED 800% PROFIT BY SELLING INSTALMENT FILES.

      DHA WOULD LOSE ITS CREDIBILITY AND HAS TO WAIT YEARS TO GET TRUST OF LOCAL POPULATION AND END USERS.

          I am not sure for which message you are talking about, I think you might posted that message somewhere else. I am not sure how you are comparing 2015 price and 2019 (almost) price. In this duration prices also goes up and came down now. As we know overall market is coming down. However some specific areas also took gain in price.

      1. Aoa atif bhai.. Dha Bahalwalpur management have decided to allot only 50 percent plot numbers.. it means 50 percent chance to even get plot number.. extremely hopeless situation

          We do not have any such clarification that 50% will be included or 50% not, I will suggest you to make things clear directly with DHA Bahawalpur.

Dear Atif Bhai thanks for sharing the video however it is disappointing to see after 3 years DHA Bwp have only constructed 2 roads which are not even complete, as per the video only few small roads are constructed around Phase A while there is nothing for other phases just the road markings here and there.

      Besides the two roads we can see some villa’s partially constructed while not even asphalt work started on their connecting roads. The speed by which DHA bwp is developing I can not see possession happening at for one more year especially for plots.

      I’m really utterly disappointed by the fact that my funds were stuck for 3 consecutive years and i still have to wait at least 1 more year to make some profit and i doubt even after waiting one more year i will be able to make handsome profit which is the core concern of every invester.

      DHA multan started one year late than DHA bwp and we can clearly see in the videos on youtube that they are way faster than DHA bwp.

        Project size of DHA Multan and Bahawalpur is different, Bahawalpur is going to ballot 5 Sectors in this ballot and 3 are under construction. Also DHA has not started development charges in Bahawalpur as well as Multan. Both are developing the project without development charges. We usually comparer DHA Bahawalpur with Multan, where as a project should be compared within the same city projects.

        However I still appreciate your feedback and concern. Hopefully things will improve in DHA Bahawalpur after completion of main access and starting of possession from 2019. In my personal observation DHA Bahawalpur is going as per timeline. It is very much expected that 1 or 2 block possession will be given in 2019 as per recent statement by Project Director DHA Bahawalpur.

          DHA Bahawalpur is working much better under supervision of current Project Director. I think it will be again a mistake to replace such active Project Director who is really working hard to deliver DHA Bahawalpur. Today pace of development work is much better in DHA Bahawalpur and can be witness at site. I will suggest you to visit the site personally if any one has some doubt. Off course development required time to be completed.

      There is good potential of growth in DHA Bahawalpur, but you have to wait till possession. Development charges are usually payable in 3 yeats installment plan. Development charges will be started after 25th December, 2018 Ballot.

          I mean to say it will be start after ballot. Not after the next day of ballot. May be the first installment due date is end Feb or March. However it is up to DHA when they start development charges, I am just sharing usual practice.

Some people are speculating that all allocation files of dha bahawalpur will not be allotted plot numbers in the upcoming ballot of 25th December. Heard that there is 50% chance for successful allocation of plot nos in case of 1 kanal files and 80% for 10 marla plots. Can u confirm this news? thanks in advance….

        No confirm block or figure available for 2 Kanal category at the moment as well as possession timeline. After ballot many things will be clear

  9. Dear Friends,
    I am a Pakistani working abroad and have two files in DHA Bahawalpur (1 instalment 10 Marla, and 1 cash Allocation File of 1 Kanal) with the intension of living in DHA. I almost regularly read comments on DHA BWP from investors (or prospective investors) and Lahore Real Estates responses. Bahawalpur is my birth place and I lived there until completion of graduation, I know the ground realities and nature of the people of the area. I am a qualified accounting/investment professional and working as BD manager in a multinational company. I used to visit DHA-BWP site whenever visit Pakistan (3-4 times a year) and hence feel a need to contribute to the current hot discussion. You may agree or not, in my opinion based on the following facts, DHA-BWP is a slow-moving project but not a flop project at all.
    1- We forget that DHA Bahawalpur is 1st of its kind in the area where majority of population is i) unaware of living facilities at this mega level, ii) they are not so familiar with instalment files system instead of cash transaction against land/home in actual existence. So in future as soon the project is at completion stage, the local investor will jump into and then the price will get its real level.
    2- Economic power of BWP was not as good as of the other big cities, by the time business is improving and number of local investors in real estate/construction are increasing. Due to one of the best education cities in Pakistan, population is moving fast from surrounding to the city which increase demand of plot/home.
    3- Before having plots in DHA BWP, I searched a lot in DHA / Bahria Projects in other cities, DHA-BWP was the only project with such low investment rate around 1/2 to ¼ times of other comparable projects. Unfortunately, most of the investors wants to invest very short term at very high gain and forget the rule of market that higher is the profit higher is the risk and definitely higher investment. With lower investment there is always more safety, but you must have to wait for a long term for a good profit. I experienced the same scenario in Karachi where I had to wait for 6-7 years for recovery of a low budget investment, after around 7years I was able to get 150% profit.
    4- One of the critical reality which causes slow pace of DHA BWP is, to keep the affordable investment rates for public DHA acquire cheap land containing sand dunes surrounded by cultivated land (I think this is more than 50% of the total DHA area). It took a lot of time to clean up these dunes from such a large area and to construct the access routes. In my opinion this was the right decision to acquire such land as normally developers acquire and convert cultivated land into projects to save their cost due to easy access, but this cause wastage of resources.
    5- DHA management decision was a brave step to launch DHA in Bahawalpur. Although this was a risky step in general, but I think they did their homework by studying all aspects. By the time they have done a lot of ground work without asking any development charges. This is really a new city with all facilities and definitely will take time to develop.
    6- I think, after balloting the prices will raise up to a reasonable market level, and after development of stated facilities, I am sure it will not be easy to get a single plot even at a good price. Plots in Bahawalpur city are costlier than in comparative community in Multan. Hence after development, DHA-BWP is expected worthier than DHA-Multan because of the above fact as well due to more planned facilities in DHA-BWP.
    7- Lastly, I agree that marketing is not done properly for this project. The management should take it seriously and be aggressive to get the projects’ deserved status.

        Please correct me if I am wrong, In my personal opinion DHA BWP offer to convert 1 kanal plot into 8 marla and 10 marla’s will further reduce the market value of existing 10 marla files due to oversupply in the market, this shows again lack of planning on the DHA side. also this might be the reason of no or negligible increase in file prices despite the fact plot allocation date is getting closer, what’s your generous opinion on this?

          Yes we can say theoretically the same, but how many people applied for such conversion this is the question. So far I have not witnessed public interest for such conversion.

      2. Dear Atif Bhai, Will DHA Bahawalpur management waive off some percentage from the last installment for “Valued Members” who are paying their installments on time ? and please share the file rates, latest pictures of Access Road and Bridge.

        2. Please request the Dha management on behalf of installment file holders to waive off the last Installment. As this project is not worth off what they are charging. A little relief will offset the pain and agony.
