Booking procedure is very simple, you need to down load booking form from DHA Multan Official Page or can apply online and take print out booking form on Legal Size Paper. Form must be printed on single page on both sides. Terms and conditions will be printed on back side of the form. Read the terms and conditions care fully before signing any document. Once you sign it, you are bound in terms and conditions what so ever.

After submission of booking application, Now relax and wait for balloting Once ballot is done and you become successful Thank to Allah Almighty. If unsuccessful again thank to Allah Almighty, Allah definite has a better opportunity for you. Wait for information letter sent by DHA. If you don’t received this letter within a week or two please contact DHA and inform them about it. You will receive information letter from DHA along with your membership form and payment details of down payment and membership fee with due date of payment, terms and conditions and installment schedule. Fill up your membership form carefully. Make pay order in favor of DHA for Membership and Down payment and dispatch this membership form and pay order at postal address given by DHA in information letter.

After a week or two please check with DHA if they have received your membership form and pay order.

Your process of booking is now completed. It is recommended do not loose this opportunity and complete your installment to mature your investment to get maximum benefit.

However if you still want to sell it wait until DHA Officially open the transfer. Do not sell it before transfer open. It will safe your interest as well as other stake holder’s interest.

The most asked question after submitting booking application are:

  • when ballot will be announced?
  • when we need to make down payment?
  • what will be the last date of down payment?
  • when 1st installment will be due, what happen if we don’t pay down payment etc?

Usually it take 15 days to 1 month to announce ballot but we do not have any confirm date. Once it is balloted DHA start sending information letter and allow you to pay the down payment within 30 days of ballot. First installment will be due after 3 month of last date of down payment. Some time DHA extend the last date of down payment.

Make sure you have made the pay order of down payment and membership till last date even you could not dispatch the letter to DHA. DHA accept the post even after last date of down payment if the pay order date is same as last date of payment. So if you are getting late to dispatch, make sure you have made pay order as on or before last date of payment.

In case of Seller: If you cannot make down payment, there are potential buyers who applied for booking but unsuccessful and are willing to buy. They can make down payment on your behalf and also can pay membership on your behalf. Although we do not recommend such practice especially for Buyer. Buyer money is at risk in such situation. Usually sellers (not all) agree they will give transfer when transfer open but we experience that later it is hard to find the seller thus agents become shuttlecock between seller, buyer and DHA.

in case of Buyer: The best practice in such case is to don’t give anything to Seller, you are already paying down payment and membership on his behalf, and it is enough as token money. Make an agreement with Seller and get the original information letter from him and write down payment and membership fee as token or Biana to seller on agreement and paid to DHA on behalf of Seller. Once transfer is open, call Seller in DHA Office get transfer and make the agreed payment of own or profit at the time of transfer. Again do not give any own amount before transfer or if Seller still insist, you may give up to 25,000 maximum in my opinion just to complete the token requirement.

      Please contact Mr. Waqar to proceed the deal +923239581357

      After deciding price, you need to sing the NDC paper to apply for NDC. eProperty will apply NDC from your side and will get the transfer date from DHA Multan to proceed transfer. Your presence is required for transfer. You have to pay advance tax on sale (also known as FBR) if filler 1% if non filler 2% of the DC value. We charge 1% commission on total plot price.

    • Dear Tahir Bhai,

      Profit mean excluding any paid amount, buyer has to pay profit plus any paid amount to DHA Multan other then seller membership fee and initial booking payment. For example in case of 5 Marla if profit is decided as 5 lacs, buyer will pay 5 lacs plus 2 lacs down payment only paid by seller not the seller membership fee of 64160 and initial payment of 5000.

      Buyer will pay his own membership only to DHA
      Buyer will pay all transfer expenses
      Buyer will pay all taxes excluding Seller Tax

      Seller will pay Seller Tax also known as FBR or Gain Tax in market (advance tax on sale)

    I have a 5 marla file in DHA Multan. What is the best time to sell it. If I should keep it then how long should I.

    Secondly, I have seen an audio on your facebook page where it is mentioned that sale/ purchase of file is not good in sharia. If it is the case then how long would it take to allocate a plot number in DHA Multan.

      Best time to hold it till possession at least. Sale Purchase is allowed once agreement is done between allottee and developer, in case of DHA Multan it is done people has paid their down payment and membership fee now you can buy or sell it. However one school of thought says that better to sell when you have plot number (location) and another school of thought says that you should not sell before possession. There is difference of opinion.

    The buyer says he will pay the rest of the amount after visiting personally during the transfer time. Please suggest how to get the rest of the amount i.e. mode of payment cheque, Pay Order or cash?

    Also inform me can i pay advance token payment for 5 marla file to someone through non registered dealer but after written on stamp paper and contract letter and transfer procedure we will do through DHA office and after complete transfer procedure with Transfer letter we will give whole amount to seller?Or is there any doubt in this whole procedure???

      You only pay membership at the time of purchase or booking. At the time of selling you don’t need to pay membership if you have paid at the time of buying or booking.

    • Dear Waqar Bhai,

      You simply need to apply NDC and select Hiba Transfer on NDC. DHA will give you hiba trabsfer fee voucher and dues payable if any. Pay these dues and get transfer at DHA Office. It’s better to hire an agent all these processes if dont have time for it avoid any inconvenience.

        You need to check information / intimation / allocation letter of file or plot and Seller ID card. Then ask your agent to apply NDC. Ask for the copy of NDC applied to confirm NDC applied or not.

        You simply need to pay advance tax on sale. It is 1% for filler and 2% for non filler on DC value. Yes out station transfer is possible as per DHA rules in special cases. Also market rumors are that DHA Multan may also open / use offices out station to facilitate transfers out station.

          No, if a member sell his plot he is not more active member in DHA list now, this membership cannot be utilized in any other project. Only DHA Karachi offer life time membership and one time membership required in DHA Karachi.

          5 Marla plot down payment is 200,000 membership fee is 64,160 and transfer fee is 25,000
          Stamp Duty is 3% of DC value 826,000 for 1 Kanal 826,000 / 4 = 206500 for 5 Marla
          Stamp Duty 3% of 206,500 = 6195
          CVT (Capital Value Tax) is 2 % of 206,500 = 4130
          TIP (Tax on Immovable Property) Tax is 1% of DC value of 206,500 = 2065
          Total Tax for buyer = 12,355

          Advance Tax on Sale for Seller 1% of DC value if filler of 206,500 = 2065
          Advance Tax on Sale for Seller 2% of DC value if non-filler of 206,500 = 4130

          Seller will pay his membership and Buyer will pay his membership. Both will their own memberships.

        • Dear Sohail Zafar Bhai,

          DHA will not send any Callahan for installment now, you have to make payorder in favor of DHA Multan and simply write your plots details on the back of pay order as well on a blank white paper and attach this with pay order and dispatch to DHA Multan. You dont need to collect any thing from DHA, DHA already has sent you information letter. That is your ownership prove. Once your installment will be paid and development charges will be paid DHA will issue you allotment letter.

          You need to mention following details behind pay order:

          Your reference number
          Your Name
          Father Name
          Address
          Your CNIC
          Your contact number

    I need some information..actually I live outside of Pakistan..and I got 5 marla plot ( for overseas )..so I want to know that is it ok if I write my mailing and permanent address of Paistan instead of abroad on membership and other forms???
    Becaz when I applied for 5-marla plot at that time I wrote my address ( mailing and permanent ) of abroad instead of Paistan.

    • Dear Faisal Bhai,

      There is no official transfer date is yet announced for installment files. It is expected to be open after down payment, but some time DHA also take up to 1st installment. Hope for the best.

        what is the expected trend of the market after down payment..Because market just shot up immediately after balloting and is slighting coming down as the last date is coming near. Any chances that market will rise after down payment.

          Market will took temporary gain after down payment till first installment. People will have 3 months and gamblers will try to create hype in the market by artificial demand, end consumer will not enter into market at least 8 to 10 installments.

    I need some information….In DHA multan ballot i got the 5 marla plot and i live outside of Pakistan…so is it possible that I fill-up and signed on all copies of challan form and send it to my brother in Pakistan and he will deposit the money in bank account of DHA multan.

    I’m in the USA and I was wondering if I could email my challan form to my relatives in Pakistan who could then print it out and deposit it in a Pakistani bank for rupees. Then they could email me back a copy and I could email that copy to the DHA Multan with an application. Your answer would be very helpful, thank you.

    • Dear Akram Bhai,

      It is better to sign the required documents and send back original to your relative in Pakistan and they pay the challan in the back and send all the documents to DHA Multan office. It will be much easy rather you will email them they will go to back with photo copy of challan and then they will send back to you and you will again send to DHA Multan.

      DHA allow Purchaser Abroad transfer and can be done on behalf of any or your friend, relative or by agent. At the moment DHA Multan has not open trasnfer for Installment files. Once DHA open transfer you can get transfer without your presence.

  32. General Instructions for Successful Candidates

    After successful ballot of DHA Multan on 31 May 2017, results have been uploaded on web page http://eapp.dhamultan.org/verify/. However, for ease of candidates following instructions have been drafted:-

    • Results of all category are uploaded on web page. You can easily find your result of each category after inserting your CNIC Number. System will check it in all categories and let you know.
    • In case you receive invalid message, it is advised to try after some time as system is already processing required number of requests.
    • In some cases successful candidates are asked to forward certain missing documents to “Director Transfer and Records, DHA Multan”. Please forward it without any delay, so that your documents are processed at the earliest.
    • Following documents will be forwarded to you by TCS / DHL:-
      • Information letter (English and Urdu).
      • Membership and Undertaking Form (To be returned to DHA Multan after filling details).
      • Return Envelop.
      • Challan Forms.
      • Schedule of Payment.
    • Last day of down payment, membership charges and miscellaneous charges is 15 July 2017. However, these charges can be paid earlier than 15 Jul 2017 on receipt of documents.
    • For Overseas Candidates, services of reputed firm sought to deliver required documents at your door steps. Please contact DHA Multan if you do not receive documents by 5 July 2017.
    • It is mandatory to write reference number on all copies of Challan form before depositing it in the prescribed banks.
