I have been a member of DHA city lahore,they have regularly acknowledging the payments.,but here in case of DHA Bahawapur, they are not confirming the payments received.why double standards?The confidence of members needs to restored.
I’ve also paid the down payment but didn’t receive any document in return from DHA
DHA was giving plain paper stamped receipts only to those who were personally submitting the payments. For payments received through courier, only sms will be sent as per DHA staff. same goes for the future installments as well. However, no membership related documents received although membership fee has been paid.
I had send 1st installement of my plots (four) to dha bawalpur. Just made the draft from the hbl. Then i wrote the my plot reference no . Name and national id number on the back side of draft. ( please you must keep photo copy of draft with you)
I had the same concern.One of my relatives told me they have already dispatched letters of acknowledgement for all except Overseas.

I never face such condition so have no idea. In fact it should be Defence Housing Authority Bahawalpur. But I am hope full it will be accepted. Stilt you must verify it from DHA Bahawalpur office.

Transfer is not possible without paying the down payment. You have to deposit the down payment before transfer. As you said that 31 Jan, 2016 was the last date, so it is up to DHA now they allow or not. Please contact DHA Bahawalpur for any further assistance regarding this matter.

I think you are asking about Seller presence in DHA Office. Your concern is very valid, although you are overseas but DHA is no allowing transfer in other DHA offices to locals as well. Although all DHAs are autonomous bodies still they can provide a counter space to each other for transfers and can charge accordingly. It is very easy now with the help of online systems. We have a good example of Banks they are offering online transactions, you can withdraw money from any branch in any city all over Pakistan. Cash is the most liquidate assets, if cash can be transacted online then why not a transfer deal can be carried out online. There are several online applications available for video conferencing which we are using in our every day routine life.
I am very hope full that all DHAs will provide this service in near future.

It is the same of all DHAs as per my knowledge. However you may please contact DHA Bahawalpur for any further assistance. Development will be started once the planning phase is completed. Only DHA Bahawalpur can give the time. At the moment DHA Bahawalpur not officially announced date for the start of development. In fact now there is buyer in market for DHA Bahawalpur. People are now taking interest. Hope fully prices will start getting better. Definitely with announcement of start of development there will be a price hike in the market as usual.

There are two types of files available in market one is installment file and other is cash payment file issued to land holders against their land. Cash payment files are available at very low price now from 24 to 25 lacs, or you may fine below then it. But you have to pay all cash up front, where as in installment paid files you can enjoy partial payment.
We cannot compare both categories with each other due to terms of payment. Some people can pay down cash and some cannot afford down cash and can pay installment. While doing analysis we just ignore this basic difference. I am looking a good gain in cash payment files after a year or more as compare to installment files. But I cannot ignore the ease of payment with installment plan. At the end there will be no difference in cash payment files or installment plan files. I mean development, features & facilities will be same. I can assess 10% to 15% growth annually.
Project is just at initial phase, planning work is going on, still people are offering land to DHA. Once the land acquisition is completed for DHA Bahawalpur Phase 1, Map work will be started. There is no news when Phase 1 land acquisition will be closed but hope fully soon. After that all files will be issued in Phase 2.

What is NDC? A lot of people are talking about it
I have already paid 257080 as down payment (10 percent) plus membership fee but didn’t receive any confirmation from DHA Bahawalpur yet, is it the same with everyone or im the odd one out and should I be concerned about that?
After balloting, I received the information letter stating that I’ve been successful in balloting, does that letter needs to be kept for future or it was just an information letter with information only
What is the current own on 10 marla?
Once development in DHA Bwp starts, the development charges will be included in the installments or they’ll be paid after finishing of installments?

You are welcome at this forum. You may ask any question, if I have answer for it I would definite reply.
1- NDC is No Demand Certificate is issued by DHA (or other societies before transfer to make sure that there is nothing due before transfer by Seller and if any he has to pay before transfer or Buyer can also on his her behalf. That amount will be deducted from final payment to Seller). Before selling this plot you need to apply for NDC. You can apply for NDC by signing NDC form. You must attached ID card photo copy and intimation letter photo copy along with your two blue back ground photograph (in case you have not sent photograph when filled membership form at the time of down payment).
2- You may check your account with DHA Bahawalpur. Although DHA should keep up to date its allottee for any activity through mail post or email or the easiest way of SMS.
3- Intimation letter is your confidential document and actual proof that you have been allotted a plot in DHA Bahawalpur. Do not give its photo copy or original to any one. In case of deal with any person after getting token you have to give him photo copy of intimation letter along with your ID card copy. So he can proceed further to transfer process. You can also give this photo copy to your trusted agent (make sure that you trust him, so he will not miss use of this document. He can get token from buyer on the behalf of this document). You should keep it safely. If you want to sell the plot you must surrender this document in original in DHA office, transfer procedure will not be carried out without this document. In case of loss of this document, you have to apply lost of document procedure and pay the fee of issuance of new intimation letter. There is a procedure of lost of docuemnt which you have to follow as DHA Terms & Conditions.
4- I have buyer of Rs. 50,000 profit for 10 Marla on paid amount
5- This price is excluding development charges. Development charges will be announced later. You have to pay these charges in 3 years installment plan as well. You dont need to pay at lump sum.
