You better go through an agent. DHA Bahawalpur get transfer fee, stamp duty and CVT along with NDC. You have to pay the transfer fee, installment charges (if any) CVT, Stamp Duty and submit all these with NDC application.

2) Will the presence of seller be required when I come to Bahawalpur for collection of my allocation letter?

Dear Asif Bhai,
As it is issued by DHA, so you must ask this question to DHA. We as agent knows that Defence Housing Authority is a registered authority with Government of Pakistan. If they issue any of the document. It is must have some legal value. DHA issue intimation letter with DHA embossed stamp. Yes, as DHA intimate that this file is transferred at your name.
No it is not required by DHA. Where DHA required seller presence, it is must. But in this case DHA do not require the presence of seller in DHA office.
Thank you Atif bhai, a part of my question remained unanswered though. When is the safe time to pay full amount? Should we pay after submitting the affidavit fee of 6500 and before issuance of intimation letter? Or should we wait for the intimation letter?

As per market practice, we pay the balance payment at the time of collection of intimation letter. Road Map of finalizing an Affidavit Deal is as under:
1- Do your market research for the rate
2- Contact a registered agent only
3- Final the price and decide the terms and conditions required (if any)
4- Give him your two snaps, ID card copy and token money of Rs. 100,000 to 200,000 as decided. Pay 6500 as transfer fee. Its better to pay 50,000 membership at the same time, however you can pay membership later as well
5- Agent will inform you that intimation letter is ready
6- Go to DHA office with remaining balance pay order, collect intimation letter from agent in DHA Office, ask for related Assistant Director Land, meet him and verify intimation letter from him in DHA office. After verification make payment to Agent or Seller.
7- Get your intimation letter, you can pay your membership now to convert into allocation letter. However still you can pay at later stage. But it will not be converted into allocation until you pay membership fee. Better to pay membership fee now.

It is a very good investment but for those who booked for their dream homes. It was offered in installment packages, these are designs for people who can in installment but not lump sum. These prices are not design for a short term gain. However people often book these files for a short term gain. They try to sell it at very initial stage due to this market not get stable. When the short time holders sell their files and it goes it the hand of actual buyer who is wiling to make his asset in installment plan. He hold it and continue the installment. That file now out from market and will not available for sale. As more as files goes in the hand of end users rate will be getting better. Now this is your choice you want to be an end user or a short term player. The best gain is always for end user.

You simply need to sign the NDC form and give it to your agent. He will submit it in DHA Bahawalpur office. Your presence is not necessary. They will not send you any thing. Your agent can collect the payment voucher of transfer fee and other dues if any from DHA Office when NDC is ready.

People are asking different owns from day first. I remember people were demanding 8 lacs or 10 lacs profit on the day of ballot and after 2 or 3 days of ballot. Then market auto adjust it self and we found that sellers were willing to sell it in 25,000 to 30,000 profit. Till date sellers are available who are serious in selling are demanding Rs. 60,000 to 50,000. We do not edit posts or comments other then contact details, emails addresses etc. So one can demand any thing. But visitors are now more aware about prices and they often reply to these post with correct information.

You simply give token money and your ID card copy with a blue back ground photo graph. File will be transferred on your name. After transfer process you will pay membership fee of Rs. 37080. When you come to Pakistan you can collect your allocation letter from DHA Office.

For cash files you simply need to pay the transfer fee of Rs. 6500, Membership fee of Rs. 50,000 plus two blue background snaps and ID card and a token money of Rs. 100,000 for each file. Your process will be started. After issuance of intimation letter you will be call to visit DHA Bahawalpur office to collect the intimation letter and pay the remaining balance to seller.
Yes you can get transfer two files on the same day. Membership fee will be charged for each file even for the same owner.
