        Affidavit files are agreement between land holder and DHA. When land holder surrender his land in favor of DHA, DHA issue affidavit files in his favor. Usually this proportion is 2 files of 1 Kanal against 1 Acre of land. DHA give a favor to land holder that in affidavit file Seller name is written and Purchaser name is open. In other word you can say it is a open file. Land holder has this opportunity that he can fill the name in Buyer filed and submit it to DHA and attach a transfer fee voucher (paid by buyer) and DHA transfer this to buyer name. Now this affidavit file is submitted back to DHA. For Buyer DHA issue an intimation letter to intimate him that file has been transfer in your name. Now Buyer need to become the Member of DHA. Buyer submit the membership fee to DHA and DHA issue an allocation letter to buyer after due course of time.

        Now it become an allocation letter. Now it will be transfer as like plot transfer, NDC will be applied, all Govt. taxed like Stamp Duty, CVT, Advance Tax on Sale and Advance Tax on Purchase & DHA Transfer fee etc. will be applicable. Once it become the allocation all the transfer charges will be applicable on every next transfer. So you can say usually files are first affidavits and then become allocations. However in case of direct allotment like booking or to Army Personal it is directly an allocation file and all transfer fee and charges are applicable on first transfer even, because it is a direct allocation.

        Affidavit file transfer fee vary between 6500 to 20000 for normal to urgent transfer respectively. Purchase is not charges any CVT, Stamp Duty and Advance Tax. Affidavit file can be transfer without presence of Seller and Buyer in DHA Office. But for allocation letter collection Buyer must present himself to collect allocation letter.

        Allocation file transfer fee is charged as regular plot including full DHA Transfer Fee, Advance Tax on Purchase, Capital Value Tax (CVT), Stamp Duty and any other Govt. charges. For Allocation files Seller and Buyer must be present in DHA Office, except Overseas Buyer Transfer or On Behalf of Buyer Transfer in case of DHA Bahawalpur. But for allocation letter collection Buyer must present himself to collect allocation letter.

        Affidavit files rate is more then Allocation files due to difference of transfer fee.

        Affidavit files can be transfer within 3 to 4 days, where as allocations files required NDC and take 7 to 10 days to transfer.

        Affidavit is like an advantage for land holder who surrender his land for DHA project. Affidavit and Allocations both files are issued by DHA and are equally secure as the issuing authority is Defence Housing Authority

        There is no official date available for DHA Gujranwala 10 Marla Plots ballot.

    1. Ballot result can be be looked up by providing your CNIC/NICOP number OR ballot number in the given box

    2. In case of success please note down your OBF number. This number will be required to find and print your payment voucher.

    3. Your Payment voucher of payment of registration fee and down payment will be available on our website from 9 April to 19 April.

    4. For intimation letter, you will have to deposit Rs 10,000/- as Registration fee and Rs 300,000/- as Down Payment before 20 April 2018.

      eProperty suggest / recommend that no buying selling activity should be done before transfer open officially by DHA Gujranwala. Expected own may vary between 3 to 5 lacs but it will remain the same for the long time as we have witness DHA Multan 5 Marla own price is around the same value till today as it was at day first. However you will get only 10 days for the down payment as per booking schedule.

      • Dear Muhammad Cheema Bhai,

        Overall market condition is slow to political situation and up coming election. I think we should not make any comparison between two for short time, prices may stable or increase little bit for overall property market in Pakistan if other factors remain the same. although there is no comparison between locations of both projects Master City and DHA. DHA Gujranwala has much more strong location then Master City. But on the other hand Market is ready for living. A short activity will be created in DHA Gujranwala after 5 Marla balloting but it will not be able to sustainable due to market practice in Pakistan even market is at fast pace.

        We initially demand high own due to low investment and later when up front amount increase with the passage of time for installment plan, the profit amount decrease (or if remain the same still in terms of time value of money its decrease). Actually profit amount should increase as investment increase, but unfortunately we have witness opposite direction here in Pakistan Property Market for booking plots. We have recent example of DHA Multan recently balloted has following trend:

        8 Marla Commercial Total Price: 35 million
        Processing fee to participate in ballot: 20,000
        Down payment within 30 days: 3,500,000
        Installment after every 3 months: 2,625,000

        20,000 investment to participate in ballot
        If successful down payment to be paid within 30 days: 3,500,000
        before paying down payment seller want to sell it with only investment of Rs. 20,000 on profit rate of Rs. 35 lacs

        Down payment paid 3,500,000 along with membership fee of Rs. 64,160 now market price is 30 lacs, logically now investment increase so profit should be increase but it is decrease because we have demanded initially 35 lacs illogical high profit on initial processing fee of Rs. 20,000 and also few buyers got trapped in this situation and their investment switch into loss after down payment in next 30 days.

        1st installment paid (due) of Rs. 2,625,000 now total investment made is 6,125,000 (excluding 20,000 processing fee and membership which do not show in account statement by DHA). Now market price is 20 lacs profit

        2nd installment paid (due) of Rs. 2,625,000 now total investment made is 8,750,000 (excluding 20,000 processing fee and membership which do not show in account statement by DHA). Now market price is 12 lacs profit

        3rd installment due date is 31st March, 2018 now total investment will be made is 11,375,000 (excluding 20,000 processing fee and membership which do not show in account statement by DHA). Now market price is ?

        So we found that as time passes upfront amount increases and profit goes down. Although it should be increase as investment increasing. This is one situation, in other situation like 5 Marla plot which is low budget and more people can afford it, its profit also not increase with increase of investment but remain stable or little bit came down just due to small investment.         Although your question was not about installment plan but as 5 Marla is going to be balloted soon and you asked about impact of launch of 5 Marla in DHA Gujranwala. So I just share the analysis of installment plan behavior in Pakistan Property Market in general. In specific cases it may differ.

        Also eProperty do not recommend / suggest any selling / buying activity in market by all stake holders till the down payment made and an agreement is done between DHA and successful applicant. DHA also says that same that do not make any trade activity till the transfer open, and transfer open after paying down payment and membership fee by success full applicant.

          If DHA Gujranwala starts development works from September this year, when they will be handing over the plots to customers ready for construction??? Just your kind guess on it.

        • Dear Janjua Bhai,

          Installment plan of 5 Malra plot is for 21 Month (7 quarterly installment). Price is exclusive of development charges. Now assume if DHA collect development charges in 3 years then total project time to complete the payment plan will be 21 months plus 36 months i.e. 4 years and 9 months. However it is case for 5 Marla only. Later on if DHA open booking for 1 Kanal and 10 Marla also and if cost of land is 12 quarterly installment plus development charges plan also 3 years then it will be 6 years to complete the payment plan. This is as per previous track record of DHA. But now DHA is more active towards development. Like in case of DHA Bahawalpur & DHA Multan no development charges started yet but development is going on. Currently people are paying cost of land in installment plan. But in case of DHA Peshawar, installment for cost of land plus installment for development charges also started due to plot number balloting.

          Now if DHA Gujranwala also follow the same practice like DHA Bahawalpur and DHA Multan and start development in September then I assess it can be made livable in next 2 years. However we have no official statement by DHA Gujranwala when it will be livable.

          Which investment is better Cash Payment of Installment Package?

          Again I do not have a one line answer for this question. No one else can give answer for this question, only individual can answer him / herself about this question keeping in view the following factors:

          1- Is your decision is for pure investment purpose to get some return
          2- Are you going to use this property for your own residence or business purpose
          3- When you need to construct home or building (after how many years)
          4- Can you easily pay installments in time when due
          5- Are you ready to wait until project get developed and possession granted

          Tips: Do not book plot or home if you are not able to mature it or cannot wait till possession granted. Investment may be risky and return into loss for pre mature selling (builder or agents / dealers are in “win win” position in this case, only looser can be the investor.

    Anyone can tell me what is the procedure after submission 5 Marla files when someone can hear about the final results. How it will be confirmed that someone file is already included or accepted by the concerns.

      i asked the balloting date while my file transfer in dha guj office. Transfer officer told me that 5 marla balloting is in 2nd week of march and 1 kanal and 10 marla is planned in august 2018.

    Dear Atif Iqbal, Can you please confirm that there will be separate blocks/precincts in 5 Marla balloting for each category (General Public, Overseas etc) or there will be no difference?
    I am asking this question because overseas block usually comes at front of society like Bharia Town Karachi.

    • Dear Saqlain Satti Bhai,

      It will be booking ballot not the plot location ballot. There are two types of ballot now from onward booking / installment system introduce in Pakistan for Real Estate. At the moment DHA Gujranwala will have only booking ballot. So there will be no block or location confirmation.
