DHA Lahore Phase 5 in Lahore is a prestigious residential community developed by the Defence…
Comprehensive Guider 2025
1. Project Overview
Defence Housing Authority (DHA) Lahore is one of Pakistan’s most prestigious and meticulously planned residential and commercial developments. Established in the late 1970s as a welfare project for army personnel, DHA Lahore has evolved into a benchmark for high-end urban living, offering security, world-class infrastructure, and premium amenities.
DHA Lahore is managed by the Defence Housing Authority under the Chief Executive’s Order No. 26 of 2002, which empowers its Executive Board to regulate development through comprehensive construction and town-planning regulations. The project’s overarching objectives are:
- To provide secure, high-quality housing and commercial plots
- To develop a sustainable urban environment with modern infrastructure
- To create investment opportunities with long-term value appreciation
The scope encompasses multiple phases spanning over tens of thousands of Kanals, each phase featuring a balanced mix of residential, commercial, and recreational zones. From its initial Phases 1–5, characterized by mature tree-lined avenues and overhead utilities, to the cutting-edge master plans of newer sectors like Phase 9 Prism and Phase 10, DHA Lahore’s expansion reflects strategic urban growth designed to meet Lahore’s escalating housing and commercial demands.
2. Geographical Location and Accessibility
DHA Lahore is strategically positioned in the southern part of Lahore, bounded by the Lahore Ring Road, Bedian Road, Barki Road, and Ferozepur Road. This prime location provides residents and businesses with seamless connectivity to:
- Lahore Ring Road: Direct access via multiple interchanges, facilitating intra-city travel and links to Motorway M2 towards Islamabad.
- Bedian Road: A key corridor connecting to developing suburbs and Phase 10.
- Ferozepur Road: Major arterial route to the city center and Allama Iqbal International Airport.
The proximity to Allama Iqbal International Airport (approximately 10–15 minutes’ drive) makes DHA Lahore ideal for frequent travelers and corporate executives. In addition to this public transport options, including Metrobus routes and ride-hailing services, enhance mobility, while well-maintained internal roads—some up to 150 feet wide—ensure efficient traffic flow and ease of access to main commercial hubs such as Y-Block, Z-Block, and the Main Boulevard.
3. Surrounding Areas and Infrastructure
DHA Lahore integrates with neighboring localities and major urban nodes:
- Lahore University of Management Sciences (LUMS): Situated adjacent to Phases 1–5, offering top-tier educational opportunities.
- Valencia Town and Bahria Town: Rapidly growing housing communities to the south, enhancing regional real estate appeal.
- Walton Cantt and Eden Cottages: Mature areas providing additional retail and social conveniences.
Key infrastructure highlights include:
- Healthcare: National Hospital & Medical Centre, DHA Medical Centre Phase III.
- Education: Defence Public School, Beaconhouse Newlands, Lahore School of Economics.
- Recreation: Defence Raya Golf Resort, Defence Club, multiple sports complexes, and lush public parks (e.g., Phase 5 Park, J Block Park).
Furthermore the internal drainage and sewage systems meet modern standards, while underground utilities in newer phases reduce visual clutter and enhance reliability. Dedicated service lanes and master-planned open spaces promote sustainability and resilience against flooding and utility disruptions.
4. Salient Features and Amenities
DHA Lahore’s attractions stem from its holistic approach to community living:
- Security: Gated access points with biometric entry, perimeter fencing, and 24/7 patrolling by trained personnel.
- Town Planning: Consistent by-laws governing plot adjustments, minimum clearances, and uniform building heights, ensuring cohesive urban fabric.
- Modern Utilities: Underground electricity, high-capacity water networks, and LESCO net-metering policies facilitating solar power integration.
- Healthcare & Education: State-of-the-art medical facilities and internationally accredited schools and universities.
- Commercial Hubs: Central Commercial Areas (CCAs), Y-Block, Z-Block, and Phase 6 Commercial Area provide retail, F&B, and corporate office spaces.
- Recreation & Leisure: Golf courses, community clubs, cinemas, multiplexes, and purpose-built jogging tracks, along with extensive green belts.
The Authority’s commitment to sustainable practices is evident in initiatives like green rooftops, solar panel incentives, and the green building project for the Environment Protection Department, targeting LEED Gold certification and showcasing eco-friendly design principles.
5. Sizes of Plots and Specifications
DHA Lahore offers a diverse range of plot sizes to suit different residential and commercial needs:
Plot Category | Plot Size (feet) | Area (sq ft) |
Residential | 5 Marla (25 × 45) | 1,125 |
Residential | 7 Marla (30 × 52.5) | 1,575 |
Residential | 8 Marla (30 × 60) | 1,800 |
Residential | 10 Marla (35 × 65) | 2,275 |
Residential | 1 Kanal (50 × 90) | 4,500 |
Residential | 2 Kanal (75 × 120) | 9,000 |
Commercial | 2 Marla (15 × 30) | 450 |
Commercial | 4 Marla (30 × 30) | 900 |

Commercial | 8 Marla (60 × 60) | 3,600 |
Commercial | 32 Marla (60 × 120) | 7,200 |
Each plot’s permissible building envelope is governed by the Construction & Development Regulations 2014, which specify front, side, and rear clear spaces, maximum floor-area ratio, and height restrictions—35 feet for residential and up to 72–150 feet for commercial zones, depending on phase and location.
6. Current Prices and Market Trends (June 2025)
As of August 2025, DHA Lahore plot and file rates reflect robust demand and sustained capital appreciation, differentiated by phase development status:
Phase/Plot Size | 5 Marla (PKR) | 10 Marla (PKR) | 1 Kanal (PKR) | 2 Kanal (PKR) |
Phases 1–4 | 1.3–1.75 Crore | 2–3.5 Crore | 2.6–6 Crore | 7.5–20 Crore |
Phase 5 | 1.3–2.4 Crore | 1.4–4.5 Crore | 2.5–8.25 Crore | 6–20 Crore |

However mature phases typically command premiums due to established infrastructure, while emerging phases like 9 Prism and Phase 10 offer entry points for mid-term gains. Rental yields in developed phases range from 6–8% for upscale properties, particularly in Phases 5 and 6, driven by high demand from expatriates and corporate tenants.
7. Investment Scope and ROI Analysis
DHA Lahore presents multifaceted investment opportunities:
- Residential Plots & Houses: Ideal for capital appreciation in mature areas (Phases 1–6) and mid-term gains in developing sectors (Phases 7–9).
- Commercial Plots & Shops: High rental yields in DHA Raya, CCAs and Main Boulevard locations, with 6–10% annual return potential.
- Plot Files: Particularly in Phase 9 Prism and Phase 10, where speculative entry points can yield 30–50% appreciation upon development milestones.
- Joint Venture Projects: Collaborations on high-end commercial landmarks like One Central Lahore promise premium ROI within 3–5 years.
Therefor Investors should consider factors such as development timelines, payment plans, and macroeconomic conditions (e.g., interest rates, Capital Gains Tax policies).
